Basic House Rules/Zero-Tolerance Offenses:
-Primary guest must be 25 years or older and must be staying at the property for the duration of the stay

-Smoking is not permitted anywhere on premises, indoor and outdoor
-Recreational drugs are not permitted anywhere on premises, indoor and outdoor
-Tampering with any pool equipment is not permitted

Other things to note
RENTAL AGREEMENT
1. Pool and Yard Maintenance: Routine pool and lawn care are performed weekly. Do not be alarmed if maintenance staff enter the property during your stay.
2. Supplies: A starter set of household, cleaning, and hygiene supplies is provided. Guests are responsible for purchasing any additional items needed during their stay.
3. Rental Party: All guests listed on the booking are bound by this Agreement. Only registered guests may occupy or visit the property—no unregistered visitors are allowed.
4. Maximum Occupancy: The property accommodates a maximum of 15 guests. Exceeding this limit is a violation of this Agreement and grounds for eviction and loss of deposit.
5. Rental Period & Check-In/Out: Check-in is after 4:00 PM on the Arrival Date. Check-out is by 11:00 AM on the Departure Date. Failure to vacate the property by check-out time may result in loss of deposit and additional charges.
6. Keys & Access Codes: Access will be provided via a secure code. Tampering with or attempting to open any locked “Owner’s Closet” or restricted area will result in immediate termination of this Agreement, forfeiture of all rent, and liability for any missing or damaged items.
7. Rental Rules & Restrictions. ANY VIOLATION RISKS IMMEDIATE EVICTION AND FORFEITURE OF RENT WITHOUT A REFUND.
a. The primary guest must be 25 years or older and remain on-site for the entire stay.
b. Only registered guests may be on the property.
c. No pets allowed.
d. No parties, events, or loud music. Quiet hours must be respected at all times. Quiet hours are from 10pm-8am every day.
e. No smoking, vaping, or any other form of smoking anywhere on the property, indoors or outdoors.
f. No recreational or illegal drugs of any kind on the premises. Violations will result in eviction, loss of and notification of authorities.
g. Do not tamper with any pool equipment.
h. Trash must be bagged, tied, and placed in bin outside the garage side door. Pickup is on Mondays.
i. Do not move furniture, do not eat in bedrooms. Clean the kitchen after use.
j. Cover fire pit every time after use and turn off propane gas. Fire pit gets damaged if it gets wet from rain or sprinklers.
k. Clean grill after use. Cover once cool.
l. Sports court will only be used for Pickleball or basketball. No skateboard, bikes or any other recreational purposes.
m. Shake off all sand off of towels and swimwear completely and outside before placing in the washing machine to avoid damage.
n. Clean dryer filter every time after use to prevent fire.
o. Use available shatterproof cups and plates for dining outdoors. No ceramic or glasses allowed outside.
8. Pool:
a. Swim at your own risk.
b. Children must be supervised by an adult at all times.
c. Pool door and window alarms must not be tampered with and should remain active at all times.
d. Safety gate available for use in the shed.
e. Diving is not permitted.
f. Do not eat or drink in the pool.
e. Do not rinse off sand from the beach in the pool.
8. Parking: Guests may park in the garage or driveway only. No street parking or parking on grass is allowed.
9. Mechanical Failures: All systems and appliances are maintained in good working order. However, the Owner cannot guarantee against mechanical failures (e.g., HVAC, plumbing, internet, or pool equipment). Guests must report any issue immediately. The Owner will make every reasonable effort to resolve problems quickly, but no rent refunds or reductions will be given for temporary outages or inconveniences.
10. Acts of God: If a mandatory evacuation order is issued, Guest will receive a prorated refund for unused nights. The Owner is not liable for any failure or delay in performance due to events beyond control, including natural disasters or government actions.
11. Limitation of Liability:
a. Guest and all occupants use the property at their own risk. The Owner is not responsible for any accident, injury, illness, death, or loss of personal property occurring in or around the premises. Guest agrees to hold the Owner harmless for all such occurrences.
b. This property contains a bunk bed; use is at the guest’s own risk. Guest is responsible for any damage caused to the bunk bed. There is a 400lb limit per bed.
c. By booking this property, you agree to assume all risks associated with the home and all indoor and outdoor amenities, and you waive the host from any and all liability. If you do not agree to these terms, please do not book this reservation.
12. Indemnification: Guest agrees to indemnify and hold the Owner harmless from all claims, costs, damages, or liabilities arising from the use or occupancy of the property, including any violation of this Agreement by Guest, members of the rental party, or their visitors.
13. Violation of Agreement: Any violation of this Agreement—including but not limited to exceeding occupancy, allowing unregistered guests, or breaking house rules—may result in immediate eviction and forfeiture of all rent.
