Sunset cabin is constructed of aromatic cedar and pine. The cabin is comfortably furnished with a full kitchen, queen-sized bed, living area, and WiFi. Delight in our pure, filtered rainwater and abundant wildlife. Located an hour from Austin or San Antonio.

The space
There are two unique and private cabins at Blue Top: Sunset and Grove. The view from Sunset’s front porch is to the west and north so you'll enjoy wide-open Hill Country vistas and spectacular sunsets.

Blue Top is 75 acres of the best the Texas Hill Country has to offer: groves of live oaks, native grasses and wildflowers, a multitude of song birds as well as quail, wild turkey, and white tail deer. We're close enough to Highway 290 to provide easy access to Johnson City, Fredericksburg, and all the great Hill Country attractions, yet far enough away to be quiet, secluded, and private.

We are pet-friendly but require advance approval based on guest's acceptance of our pet guidelines, found in the House Rules section.

The cabins share an amenities area, where you'll find a gas grill and table and chairs.

Guest access
We provide self check-in and check-out for a carefree visit. Information for check-in will be provided prior to your arrival.

There are two private guest accommodations on the 75-acre property. You are welcome to explore Blue Top via established trails on foot or bike. A beautiful, shaded common area located between the cabins includes a gas grill, table and chairs, and fire ring, which may be used with advance permission.

Other things to note
COVID-19 Mask Ordinances: The cities of Johnson City and Fredericksburg have instituted mask ordinances that require you to wear a mask while inside local businesses, including restaurants.

COVID-19 Safety Protocol: Our safety protocol is based on the CDC's recommendation to allow 24 hours to pass, after a guest has left, before entering to clean. We thoroughly clean using natural products. Only the owners clean and maintain the cabin. We enter to clean, then leave it vacant for an additional 24 hours before a guest arrives.

Sunset cabin accommodates two adults and no additional guests. It is not childproof; therefore, it is not appropriate for children. We are pet-friendly but require advance approval based on guest's acceptance of our pet guidelines, found in the House Rules section.

The kitchen includes a stove, oven, microwave, coffee maker, pots, pans, dishware and utensils, as well as coffee and tea. Linens, towels, and paper products are provided. There is also a gas grill steps away from the cabin.

We have a number of trails on our property that are accessible by foot or bike. Feel free to bring your trail bikes!

We are proud to provide a low environmental impact experience. At Blue Top, 100% of the potable water comes from rainwater. Also, we are 100% solar connected with a solar array onsite and we purchase additional solar power from our local utility. Our cabins are incorporated into the natural setting to promote the best views and opportunities to enjoy the wildlife.

Our guests tell us they enjoy the peace and quiet at Blue Top combined with the convenience of the location. We are in the heart of the Texas Hill Country and minutes away from dozens of wineries, restaurants, and activities for couples and families.

Johnson City is a thriving community with quaint shops, art galleries, the Science Mill, LBJ's Boyhood Home, a brewery, fine and casual dining, and tasting rooms to sample Hill Country wines. Blue Top is located on a county road just to the west of Johnson City. It is one hour from San Antonio, Austin, and Kerrville and 30 minutes from Fredericksburg, Marble Falls, and Dripping Springs.

I'm retired from an information technology consulting career and my wife, Joyce, is a retired writer and social worker. Along the way, we owned and operated a profitable franchise business together. We moved from Austin to the Texas Hill County and love the simpler lifestyle and greater community engagement of a small town. Joyce and I are a team. I manage our property, including hosting guests in our rustic-modern cabins and maintaining our wildlife exemption through management strategies designed to encourage native animal and plant species. Joyce is our "Guest Experience Director" and lovingly maintains the cabins. We are also involved in community and non-profit activities. We love to travel and prefer to travel independently. We find local groups and guides who can help us better understand the place we're visiting. Our favorite trips have been (in no order) Vancouver, Banff National Park, Alaska, Costa Rica, Florence and Venice, Italy, and the North Rim of the Grand Canyon, but there have been many others along the way. We love staying at AirBnBs when traveling. We are experienced hosts and our goal is to provide a balance of attentive service with the privacy each guest desires.
