Would you believe that Brooklyn is quiet? Maybe not all of our borough is so sweet and serene, but we are lucky enough to wake up to a bird sanctuary in our backyard. Our FOUR windows look out to trees and beyond that, the midtown skyline. After living street-side in my first two apartments here, I thought New York really was the city that never sleeps. Now I know that some of us sleep perfectly well! You just need to be in our apartment.
Great shops and restaurants in our quiet neighborhood give you perfect home-base to attend Broadway shows or go shopping and sightseeing without having to stay in the city or pay NYC hotel prices.
Full kitchen, bath for two, queen size mattress in separate sleeping area and enclosed guest nook with full size futon. Wifi and air-conditioning to make your stay an easy and comfortable one.
We have fallen in love with the neighborhood to the point that my wife has opened up a salon called The Karcher down Franklin street. We are mainstays in this neighborhood, but when we leave on the weekend or for vacation we have loved sharing our home.
One of our favorite things about Brooklyn, is that you get to SEE the city and there is nowhere better to do that than our roof. Some of our neighbors are into rooftop gardening, but with our crazy lives, we like to put a blanket down for a beer or a picnic with wine.

Per a recent request, a parking spot can be reserved for an additional fee.
Small dogs are allowed for an extra fee. Unfortunately we have cat allergies.
*There is a freight elevator in the building, but lately out of order more than it is working. As of 7/20/13, I am removing it from the amenities. Please expect a three floor walk-up and if the freight is available, lets call it a bonus.
**I have never listed cable TV, but I often get questions about not getting any stations on the TV. There are many DVD's in the apt, but to reiterate... there is no cable.

I always try to get back to our guests questions within a couple hours prior to their arrival. We are around the neighborhood often but mostly we stay out of our guests way. When they need a guide and I am able to step away from the toddler business, I have enjoyed a beer from time to time, but I think our guests have preferred feeling like our home was their home for a while.
Interaction with Guests
Usually, you won't see us. We have a toddler, so if we are leaving town, we head out early. As far as answering emails and phone calls. I make it a priority to get back to you within minutes or an hour at the latest.
Check out the East River Ferry, don't be afraid of the bus. It can be quite easy to get to Williamsburg for the L or Long Island City for the 7.
Shoe Free Zone. No parties, house-guests, late-night music (we love our neighbors). Please be aware of your cologne and perfume. I'm sure it is a beautiful scent but sometimes is stays long after you have checked out.
Take note of check-in and check-out times. I can arrange later stays on certain days for a $50 fee.
Lost keys may result in a $100 cash fee. This fee goes to one of our awesome friends for waking up or leaving their job early to let you back into the apartment. It has happened in the past...and our friends are incredible for helping us out.
I didn't meet Pat, however they were very prompt with responses to text messages and gave clear instructions for the apartment. The apartment was easy to find, clean and as described.
Pat was a great host with excellent communication prior to our arrival, to sending an email to make sure we made it. The description was also accurate from the word "spacious"-very open, the birds outside the window, the spectacular rooftop view, and the great location of restaurants. This was a great place to stay for our daughter's wedding at the Greenpoint Loft. We loved reading about the history of Greenpoint, a book Pat had out on the table.
A great house and Pat was very helpful. The area is super easy to get around, close go the ferry and subway. Also the view from the roof is amazing! Great bars and cafes around the area too!
For the Airbnb user who can appreciate value, Brooklyn's uniqueness, loft living and Greenpoint's growing allures, this is a great find. A five minute walk to the ferries and water taxis, a two minute walk to the G train as well as lots of great bars, cafes and restaurants, and yet the loft is so quiet! It's sunny, cozy, super clean and very comfortable. I would definitely stay here again.
Pat's apartment in Greenpoint was fantastic. It was everything we were hoping for and more. We had great communication leading up to our stay and getting in and settled went very smoothly. The apartment itself was very nice but I have to say that my favorite part was the rooftop, which had as perfect a view of the Manhattan skyline as anywhere I know of in New York. We went up there the first night with some drinks and watched the sun set behind the Empire State Building. We loved it so much that it became our nightly routine. I would highly recommend this apartment to anyone looking for a great NYC experience.
This was a lovely experience in Greenpoint, an excellent location. Being near the G subway and several good bus routes, plus the East River ferry makes this a great area. In addition a host of really good restaurants and cafes top it off. A good supermarket and many shops for provisions are nearby.
The apartment is very pleasant and has an excellent bed. Although in a large warehouse apartment conversion it was amazingly quiet. The roof gave good views but there were no options for sitting up there - no chairs. It was easy to deal with Pat and entry to the apartment is easy enough. It is not suitable for people with mobility problems as the stairs are steep and the bath needs a stool if you are not very tall. Overall it was a great experience in a well equipped apartment. Good aircon and windows to open for air. Small kitchen but works fine. No TV is worth noting but there is so much to do in the neighbourhood we did not need distractions.
Recommended as an excellent base to explore Manhattan and Brooklyn. Very easy to get to Williamsburg as well as Manhattan a real plus.
Pat's loft was an awesome place to stay. Plenty of space for three adults and in an amazing neighborhood. The apartment was very clean and surprisingly quiet. Really nice view of the skyline from the unit and from the roof. Also very close to the subway. Checking in and out was a breeze. Pat was very communicative before hand but he really laid everything out in the online house manual so there wasn't any ambiguity which was really nice. The one question we had while we were there was answered very quickly. Would definitely stay there again if Pat was willing to open his house up to us.
