Renewed Airbnb website (Jul'14) might lead you to jump booking. However, please never jump into "Booking Request", but please 1) read my pages & house rules at first,2) complete your profile page in English, then 3) find "CONTACT HOST" button.
For April, May and June, I prefer to have long term guests who can stay for more than 2.5 months. If your length of stay in that period is shorter than that, could you please find another host?
Please be noted that you must complete your profile page with photo and enough length of self introduction of yourself (not only your plan in NY but about yourself as a potential guests who share apartment with me for a month or more) before you contact hosts, so that hosts can see if she is trustworthy, responsible, clean, considerable or not.
+++ THIS PLACE IS FEMALE ONLY. NO EXCEPTION. +++
GUYS, thank you for your inquiry, but absolutely NO exception. Sorry.
Please let us save time of both you and me.
+++Monthly price and Daily rent vary depending on season+++
Please put your schedule in a calender so that you can get approximate quotation according to your schedule.
Usually I set a promotional price for winter season bet Dec and Mar.
ex) Daily rent vary between $35-$48
Mar $1140 Apr $1200 May-Aug $1200-1300
*Recently due to a change of airbnb website in Feb 2014, I found the price calculation often shows wrong price (It doesn't reflect customized setting that a host did) After we talked details and then I will check it and adjust it properly with an attached offer.
Please be noted that airbnb website shows sometime average monthly price instead of total price, so please don't misunderstand it.
+++ BEFORE YOU CONTACT ME FOR INQUIRY+++
+++ PLEASE READ THOROUGHLY +++
HOUSE RULES & CANCEL POLICY PAGES, CHECK IN/OUT TIME too
Basically my calender is the LATEST. To save your time, please check calender of this room by yourself.
LADIES, thank you for your interest!
PLEASE fill your profile page at first at least several sentences.
When you contact me,
Please INTRODUCE YOURSELF
( only year and name and country is not enough, could please use your imagination what information a host wants to know for her potential guest? I prefer considerable people).
The more you provide, the faster you will be accepted.
If your photo is uploaded in your profile page it would be nice, and
PLEASE TELL ME
whether you understand HOUSE RULES and CANCEL
POLICIES and they are OK with you or not.
whether you have bought your flight tickets to NY already or not, if not, when you will buy it?
( I prefer a person who has her flight tickets already, so that she doesn't need to change her reservation schedule in a last min.If you haven't, I will ask you to contact me again after you buy it. For room availability, please check my calender.)
If you do not provide answers to these questions, before replying your questions, i have to ask these things again. While you are wasting time, another potential guest might get ready to take a room by communicating efficiently)
For basic questions about my apartment, I have described as much as detail below, so at first, please find answers in these pages.
For Air BnB system itself, such as payment and deposit process etc, please learn from FAQ pages of Air bnb.

*** PRICE and discount opportunities ****
This is a kind of promotional price, it is already best price, for limited time only.
Those who asks discount for less than3 weeks stay, please find another one.
Unfortunately, it is impossible to answer your discount request.
I hope you can find a better place to stay and enjoy your travel in NY.
And to those who stay long term, i already put weekly and monthly price, although it depends on the season, when you put long term in your inquiry, Air BnB system automatically calculate and apply these discount rate.
Before jump to ask me for discount, please recognize how much you have already got discount and please take it into your consideration too.
If possible, please tell me what can you do for it, instead of getting discount.
These are opportunities that you might be applied.
- Your schedule and your needs are very clear and ready to make up your mind, and you can make decision quickly, (12-24 hours) after i give pre- approve or special offer to you.
(Note: Even i give you special offer, if won't be effective forever. If you are not ready to make a decision, i might accept another booking, so after you asked other question and ready to choose, then ask me discount opportunity.
- Such as no need help to bring your luggage by yourself when you arrive and walk up apartment.
- You can do early check out such as 9 am
- You can wait somewhere and can do late check-in such as after 6pm
- Your schedule perfectly fit the vacancy of the room, that means you can come here in same day the previous guest will check-out.
- You can promise me never to cancel your booking in any situation.
- You can book not in the last minutes, 2-3 weeks in advance.
- You have been to NY many times before and you do not need to be cared so much as First-time NY visitor.
- Especially for international guest from outside of the U.S., If you can promise me that you have the U.S. phone (including US prepaid phone) while you stay my place, that would be fine. When we need, we can contact each other easily without making international call to your cell.
I would like you to know the fact that we need to make international call to contact each other even you are in the U.S. unless you do not have the US phone. That can be cost for both our host side and yourself.
Let's find a win-win solution for both of us.
Otherwise, in order to give you the feeling of " got discount a lot", i need to eliminate monthly and weekly price and tell you discount rate each by each after i get inquiry, but in essence, there is totally no difference. Nonsense process. Let's save our time!
****** BATHROOM will be shared with others ****
Several times, I had the question whether this room has private bathroom or not,
NO way! In such a price, It is impossible to have room with a private, non- shared bath room. Remember here is NY and your price is b&b price.
***** Does B&B style work with you?
Don't you have expectation too much?*******
Please remember, Here is NY and this is BnB style sharing, not Hotel! : )
I wish i could help you whenever you need, however, since I am working at daytime, It is impossible to be in apartment 24h/7 days for you.
Especially for check in, there is no body available at home for 24 hours. If your arrival time at airport is not evening or afternoon, it will be a little tough, sometime i have to come this apartment by taxi and it might cause me to ask you extra charge ($10-20)for special check-in. It is also same as mid night check in too( ex arrival at airport after 9pm).
If you are not independent type and you expect some kind of hotel like service, it might be better to stay at real-hotel so that you can ask concierge at anytime and have private bath in stead of staying at reasonable price.
Not only check the price, but please make it sure whether such a B and B style works for you or not!
I will do what i can do for you, however, too much expectation tend to result in disappointment, if you stay is sad, it makes me sad too. : )
So, in advance, I am telling you frankly.
Thank you for your reading, if you have any question, please ask me!
++about security deposit.++
If your stay is longer than 3 weeks, i might ask you another security deposit when you arrive(of course it is refundable and tell you in advance, don't worry ) .
But basically i will ask Air to handle it.
This is the way how Air handle it.
How does Airbnb handle security deposits?
For safety purposes Airbnb handles security deposits through the site. Airbnb authorizes the guest's credit card for the security deposit amount 24 hours prior to check-in, however, the card is not actually charged. The security deposit is held until 48 hours after checkout unless Airbnb is notified by the host. If no damages are reported, the hold will automatically be released. If damages are reported then Airbnb will mediate between guest and host to make sure both parties are represented fairly.
I hope your travel in NY will be fine!
*You can cook anytime except for midnight, but please be considerable for noise if other people are sleeping or studying in their own room and please always keep kitchen super clean after you use.
- Refrigerator, stove, toaster, blender, rice cooker, microwave and kitchen cabinet
- Oil, spices, tea and coffee etc. are provided for your cooking
Bath room (bathtub/ shower)
*Bath room is shared with myself and other two guests when all rooms are booked. Your room mate might be an intern, traveler, student or working professional. Since everyone has different schedule and communicates preferable shower time well with others, we managed well to share one bathroom.
Bath towel/ small towel
Hair Dryer/ Hair Iron
Air Conditioner ( Summer, from Jun to Sep.)
Note: Laundromat is very close, just 40sec away. They provide free laundry soap( as of Sep 14).
Interaction with Guests
It depends on how busy I am.
When I have a chance, I enjoy chatting with my guests in a kitchen and give advices for their apartment search, unless she is super private.
Your room is located in just 5-6 min walk area from "46th St-Bliss St Station" of #7 SUBWAY.
We call it as Sunnyside station too.
Sunnyside is convenient to access midtown.
Sunnyside station("46th St-Bliss St" station) is just 15min away from Grand Central station in Manhattan and 20minutes away from Times Square.
(I have accepted many guests who do internship at United Nations in midtown. Most of them say it is good location for their commute.)
This is well balanced residential area.
In this area, you can find many variety of restaurants such as Thai, Turkish, Japanese, American Grill, Argentina, Mexican, Peruvian, Romanian, Chinese and Middle Eastern etc.
It is convenient to live, too. In this neighborhood, many types of stores are available, like drugstores, 24h-open grocery stores, Deli, banks, hair salon, Nail salons, bakery, Starbucks, mobile phone stores and 99cents store.
The laundry is in a same block, very close to apartment, just 40sec away.
NOTE* NO viewing is provided before your reservation. If you ask it, it will just waste our time because I already say "I can't" here.
Please understand this point. I can not provide a viewing in advance because Airbnb system does not recommend us for security reasons.
As Airbnb says "We encourage all hosts and guests to complete their booking through our website BEFORE meeting in person to best ensure their safety and privacy. To mention just a few of the trust and safety tools we made with you in mind, Airbnb features private messaging, profile verifications, Voice Connect, reviews, and verified photography."
There is no exception whatever the length of your stay is. If you can not make up your mind, you book shorter period than you plan and then you extend if you like it and a room is still available, although I cannot hold a room for you without certain commitment by reservation to avoid an opportunity loss. I am not full time hosts, have three rooms and receive more than 100 inquires per year.
THANK YOU FOR YOUR COOPERATION.
It enables me to offer this reasonable price.
Dear my future guest, please check your commute by yourself by the internet.
I already wrote about my nearest station name and 5-7min walk from station.
Other Things to Note
NOTE for optional fee:
In addition to total rent, there are two types of optional fee.
I would like to know your preference about it, when you send inquiry, please tell me.
1. regular cleaning fee
2. special check in /check out fee ( early check in or later check out)
#1. Regular cleaning fee
$20/ two weeks
There is regular cleaning fee $20 for each two weeks.
I do cleaning guests' rooms, such as vacuuming floor, wash bedding, and making beds as well as common areas.
However it is optional, up to each guest.
If you can promise me to vacuum your room by yourself and wash your bedding at least one time per two weeks, that cleaning fee is waved because your cooperation saves my time and effort too.
(ex. your second weekend and fourth weekend, especially for the first time, even if it is not exact 14th day from your check in, please do it on the second weekend.)
For vacuuming, ideally it would be better to be done every week, since you will eat meals at your room.
* Check out cleaning fee $35 is not included in this regular cleaning.
For example if a guest stays for whole month of October,it will be $40 ( two times) but if she can do this regular cleaning by herself, these additional cleaning fee will be waived.
Most of guests do it herself, however, of course, if you prefer me to do that cleaning, it will be fine and it costs $20 per two weeks.
Will you do it by yourself or prefer me to do it?
#2. Special check in /out fee
-Early check in( before 6pm),
-Midnight check in(arrive here after 10pm, airport after 8pm)
-Late check out (after 10AM, Including a case of leaving luggage after 10am check out)
$20 for each
These are for a person who prefers to do check in before 6pm or check out after 10am due to her flight schedule.
I am not a housewife who stay at 24hours at home.
For check in, I might need to come back early from Manhattan.
For check out, I might need to rush into laundry for another guest who arrive on a same day of your check out.
Since I have three guests at one time, I need cooperation of my guests.
I just would like to accept this special check in/out from only a guest who needs even she pays extra fee for it.
On the other hand, please be noted that I might not be able to accept these special options if my schedule doesn't work or if it is too last minutes.
Even you prefer to check in regular time like 6pm, please be noted there is a possibility that I might need to ask you to check in a bit later due to my schedule.
Especially for a late check out, please pay it and make sure if my schedule works or not, as soon as you figure out that you need to check out late.
If it is really last minute request, it won't accept it.
( at least 2 days in advance not previous day of your check out.)
To save your expense, you can use my nearest Starbucks, you can spend time there until your check in time so that you can avoid that special check in/out fee.
You have a seat and Free wifi is available there.
It is just in front of the nearest station and 7 min walk from station.
Please tell me if you need to special check in or not when you send inquiry.
To my potential guests
Please read all house rules before you send an inquiry to me and when you send an inquiry, please let me know if you have read them and can follow all house rules responsibly. Please understand that if you are disrespectful for them, you will be kicked out.
You might be surprised at many rules.
I hope my potential guests understand these rules and they are normal for her.
On the other hand, because of these house rules, my guests are only nice, well mannered, responsible, considerable ladies/girls.
You can share the apartment with these nice people. Is it really good, isn't it?
I understand that it is very long to see form smartphone, however, since it is very important, I cannot make it too compact because it might mislead guest’s expectation.
If you feel it is too much, please follow your instinct and find another host. It is better for both of us.
This place is only for a female guest. Even after you booked and showed up in front of the building, if you are not female, unfortunately we cannot have you enter at all. Please understand it well.
I hope guests to be...
CLEAN(seriously), quiet, neat and tidy, friendly to others, Non-smoker and responsible for following house rules and be able to communicate in English.
I ask my guest to come back to my apt before midnight mainly for your safety and for other guests' quietness. I don't want you to bring any trouble at all to my apartment. If you bring it, it will bother other guest’s stay too. This is the most important house rule. Please do not try to negotiate after you book.
Especially weekday, other guests in a same apt sometimes needs to go to work/internship or school. I need your cooperation. Thank you for your understanding!
If you are a person who would like to spend time in Manhattan in the middle of the night and would like to come back often after midnight (more than two times per month), I seriously ask that person will find another place. Especially long term guests, please promise to keep this rules until end of your stay.
(If you want to go crazy and greedy for your pleasure in the last week of your stay in NYC, please book another place for your last week. "Since this is my last week" cannot be an excuse for coming back midnight every day. It is not responsible for own words.)
Subway might change schedule in the midnight, and cab might take time more than you think. Please smart enough and plan ahead when you go out and have to come back late at night.
- Please never put your bags, jackets or coat on your bed.
- Please do not keep your foods (even they are not opened) in your room. They will attract roaches.
- Please never eat foods or drink anything on the bed.
- Please take off your shoes at the entrance
- Please do not keep your shoes in your room, please put all shoes at the shoe rack at the entrance
- Please do not walk around with bare foot, which will make a comforter and sheets get very dirty
- Please pick up your hair after shower
- Please wipe counter and stove top with a kitchen cloth and make sure it is clean as it was, or cleaner before you use
At the entrance, please take off your shoes, even if you are not used to.
- Please bring your own slippers and please ware them ALL time. (You cannot use shoes for outside. please avoid slippers with noisy hard sole) Or you can use extra slippers for guests which were washed every after check out.
Dirty foot will get bedding very dirty too.
- Please do not walk around with bare foot or socks, which will make a comforter and sheets get very dirty.
(Only when you buy a new same set of sheets of my apt from a beginning, you might be able to be barefoot. Please promise me in advance that you make it a rule to wash your foot well every night without fail before you go to bed, because you still need to keep a comforter clean. If you don't have this custom to clean your foot this way, I think it is hard and I do not recommend it.)
-please do not use strong perfume in my apt, never spray it in a bathroom. I don't like it at all.
-Please do not take a shower in a midnight, after 1:00 am.
-Please keep quiet when you use kitchen after midnight.
-Please close a door of your room, apt and bathroom quietly (Red room doesn’t have wall)
- Unfortunately you cannot bring your friend, any guest inside of building. (No family/family visiting is accepted. Please do not ask about it. This is not public space, my own private place.) Please go to a cafe so that you can have a chat as much as you want.
- Basically you cannot use my address. Please don't use my address without my permission.
(For an international guest, you can use it only once when you fill the form on the airplane.)
You can use the UPS store in Sunnyside, which is in front of the station. They will receive package for you. (I will explain it after you arrive.) You are not allowed to use my address for social security card, bank or visa etc..
- No candle and other flammable things will be allowed in your room.
- Please be responsible for your belongings.
- Please remain in the kitchen while you are cooking, even though it takes time or hour. Please bring laptop or smartphone there if necessary.
- Please make sure that you turn off hair iron or oil heater (a red room) without fail before you go out.
When you damage something in my apt, please contact me as soon as possible
Of course, No Party, No loud music, No smoking and No Drug.
For smoking, I don't want to say rules of NO, NO again and again, so I really prefer non-smoker as a guest. I definitely request that my guest will not smoke in front of the building (outstanding among neighbors) and not smoke on the rooftop (basically it is prohibited to access.)
(Could you imagine a foreign girl smoking in front of your apartment? Yes, unfortunately, it stands out. They might feel uncomfortable with my airbnb activity. Can you cover all loss if I have to quit this activity due to you? Please don't take too much risk:) )
I really appreciate your cooperation and hope your stay will be fine.
************* PLEASE KEEP YOUR CHECK OUT TIME************
Check out is 10am or before, whenever your flight is, please understand that unfortunately I cannot allow you to leave your luggage, please do not try to ask it in a last minutes.
You can use luggage storage service in Manhattan, such as Schwartz travel etc. It just costs $7-10/ piece per day. I have 3 guest at the same time. If I allow you to do so, other guests also expect it. If I have to change my schedule again and again in a week, I cannot continue airbnb host at this price. And for a next guest, I also have to manage cleaning and laundry etc., which takes several hours usually. You have to be at airport for an international flight 3 hours in advance, because of security check it tends to take time at airport. It will take more than 1 hour from here to JFK by subway with your heavy luggage. So please plan and get ready well so that you can finish all things before your check out day.
It might be OK only when you paid late checkout fee (about a half of your daily rent) with your reservation and unless there are any schedule conflict among your schedule, my schedule and the next reservation.
Otherwise, please try to find a host who says "flexible" about check out.
Thank you for your understanding and cooperation.
***************PLEASE BRING YOUR laptop (computer) *****************
As I said, I expect my guest to be independent.
Please check location and direction to the place (school or office) that you will visit/commute by yourself. You can check it by yourself in the internet.
I don't know the address of it and even if I know its address, I don't know if you feel it is close or far because it is totally subjective. Please do not ask me about it.
"PLEASE BRING YOUR OWN laptop (or smartphone) with YOU" however short your stay will be.
Recently I noticed that there were a few guests who did not bring their own PC and they tried to ask me too many things, nearly all guests without PC tend to have some troubles.
It was their choice but unfortunately they forget their responsibility and they complains for these inconvenience which was caused directly or indirectly by bringing no laptop.
(If you have iPad or smartphone instead of PC, it is fine. You can do internet search anytime you want)
Unfortunately I won't take my time because of others' laziness. My time is limited.
I do not accept the person who do not bring laptop (smartphone), as a guest.
Thank you for your understanding.
Please be responsible for following cancel policy. Even though you do not use a room one night or week due to check in on another day because of change of your schedule, you have to take responsibility for rent of your reservation. Your excuse would not be accepted to my landlord.
Thank you for taking time of yours to read my house rules and thank you for your understanding!
I am looking forward to meeting you.
Lucy was a great host! She's very supportive & her place is arranged in a convenient manner. House rules r easy to get used to, once u understand it's actually the only possible way to keep a place comfortable for everyone.
Place looks exactly as on pics. Neighborhood is as described as well. Convenient mangattan bound through the train.
The room and apartment are very clean and pleasant. You also have the option to cook if you want. It's a 10-minute walk to the nearest subway and then a ride of 15 minutes or so into Manhattan (Grand Central Station). Lucy takes care to have a well-kept, clean, organized apartment and treats her guests well - she will even let you try her delicious food. As long as you can follow the rules (which should be fine for people who are used to keeping their apartments clean) you should get along well.
My staying in Lucy's green room, from 1st of May until 25th of June, was so pleasant. I would like to thank her for creating a friendly atmosphere and making life easier with roommates from different cultures by her subtle rules. Her kitchen is fully equipped. I love cooking and felt as if at home. The house was clean and tidy with a lot of daylight. Every detail has been thought; even a chart is ready for you showing subway route, laundry, delivery store etc. Lucy is always ready to help you as a host. She set up the air conditioner as soon as the weather warmed up. The neighborhood is quite secure and peaceful and also has many kinds of stores that meets your daily needs. I was even able to find a Turkish market nearby as well as delivery, hardware and different kinds of food stores. Laundry is just across the street, 2-3 minutes of walk. I was able to reach Manhattan in 15 to 20 minutes even in rush hours. I strongly recommend this beautiful place, with bird chirps, lovely blossoming trees and squirrels.
I fell in love with my Green room! It has two sun-drenched windows and everything that I needed. Waking up everyday by birds chirping, sun-rays streaming in, cherry blossoms was a big big bonus! It made my transition so smooth and happy. Lucy is the best hostess ever! Her house rules can be intimidating before you actually meet her. But you will soon find out that she is very thoughtful, helpful, friendly, reliable, and respectful. So, her rules are essentially to provide the best experiences for all the guests. Don't be intimidated by her house rules! You will be enjoying staying in her place and yes, at a reasonable rate! You know, how expensive it is to stay/live in New York city. I definitely recommend her place!
Staying in Sunnyside with Lucy was really amazing. She is very clear about her house rules, which honestly are not hard to follow and are just common sense things. The hardest rule to follow I found was... well, nothing really. It was that simple! The apartment was impeccably clean and tidy, thanks to her rules and general cleanliness. Everything looks exactly like the pictures, except some kitchen appliances are in different places (website hidden) was easy as she has everything you need to cook anything, and Lucy makes it clear where you can put your food so there is no confusion. She also taught me how to cook all kinds of Japanese foods (I also speak Japanese, so it makes communication fun!). There is no common space other than the kitchen, which already is pretty small, but Lucy allows you to eat in your room. Communicating with Lucy is very easy, if she feels uncomfortable about something, she will talk to you about it immediately to resolve any conflict. I never had any hard feelings towards her because she is very genuine. 2.5 block walk to the 7 train, no problem, even in snow and rain. A 24 hour grocery & pharmacy are also RIGHT across from the station. Notes and tips: - The downstairs tenants have two dogs that LOVE to bark all day (though they never bark during sleeping hours). - The downstairs tenant also likes to sometimes play his nice TV stereo system, the bass can get really intense. The upside is he never plays later than 10:30pm, except for one Saturday night he was watching a movie until 2am. If such a thing happens, Lucy knows those tenants and is okay asking them to turn it down if it goes on THAT late. - The radiator in the green room is large, as it was originally meant for the living room, so it gets VERY hot very quickly. I learned to keep the radiator valve closed and only crack it open for 10 minutes to get the room warm. If not, you'll have to open the windows from the intense dry heat! ESPECIALLY do not sleep with the radiator open or your skin and throat will become the Sahara when you wake up. - The internet can to go out at least once or twice a week, but that is entirely the fault of Time Warner. Usually resetting the Wifi router fixes the issue. - Shower has no problem getting hot... but for me personally it is sometimes either TOO HOT or lukewarm. Gotta choose! I'm a pretty light sleeper, but I find myself getting good rest every night despite coming from the quiet Atlanta suburbs and having all these strange city noises. Even if you are a heavy sleeper, I recommend bringing ear plugs just in case! Overall for my very first big city experience and living alone away from home, this was PERFECT. Far enough from Manhattan to be comfortable, close enough to be...
I loved my stay in the Green Room. It is cozy and comfortable with lot of space to store your clothes, specially if you plan to stay in NY for a few months. What's more, the room is very quiet (perfect if you are a light sleeper!) And warm during winter. The apartment feels like home! It's very tidy and well organized, if you enjoy cooking you will find everything you need in the cozy kitchen.I loved food sharing and chatting with Lucy so many times!Another advantage of this apartment is the Rules: they are very helpful to create a nice atmosphere at home and if you agree with them you will find for sure nice and selected guests with your same views!Furthermore the apartment is well located: Sunnyside neighborhood is very quiet and offers a wide range of groceries and convenience stores and convenient international restaurants.Manhattan is very close, just 20min by 7 train!I will definitely choose Lucy for my next stay in NY and I strongly encourage you to do the same!
Lucy is really a wonderful host, and I enjoyed her company very much. She is strict concerning the house rules, but I didn't find them unreasonable. The neighborhood was nice as well, I didn't feel unsafe at all. The only minus is that to some destinations in Manhattan the commute is a bit too far, but still - absolutely doable. It's not a luxury apartment, but considering the price it was well worth the money. I would gladly stay at Lucy's place again!

The thing that I like about NY is that I can meet people from all over the world everyday.
My place is located in Sunnyside/Woodside area in Queens.
46th St-Bliss St station of subway #7 line is the nearest station.
It is just 15minites from Grand Central station of Manhattan to the nearest station, and 20 minutes from Times square. I feel here is very convenient location.
Please read my pages thoroughly in advance.
You will see my character in description of rooms and house rules.
When you have any question, please feel free to ask me.
Basically I keep calender of each room updated.
The building was build long time ago but currently my place has been renovated in 2011. It is new, clean, quiet and cozy.
Have a nice travel in NY!
P.S. I am sorry , i do not have a (website hidden) account, because i am too busy and lazy to do these SNS things. I don' t know the reason why we need to report everyday life or tiny events of each second and every meal:).
