This family townhouse is located in central Chiang Mai close to the river, main markets, the Night Bazaar, a great supermarket and many restaurants and cafes. It has modern kitchen, two large bedrooms upstairs and WiFi Internet is included.
There are comfy beds for 6 people but we can accommodate more using a big air bed if required.
We can likely pick you up from the airport when you arrive during the day or evening; just let us know your travel details and we'll confirm.
The house is 80 meters into a quiet lane, just off the main road along the river. It has a large, secure space in front to park a car or motorcycles.
We usually pick up guests at the airport or railway station to make things easy when getting checked in. There is a cell phone at the house with a local pre-paid number to make communications easy after check in, or for tour agencies to contact you when picking you up for a trip or excursion. We can also help with booking trips, tours and activities around Chiang Mai.
WiFi (Cable) internet is provided, and all rates include electricity and water. There is a small TV in the living room with basic international cable channels, as well as a DVD player.
The kitchen was newly built including all cupboards, gas stove and extractor fan. A refrigerator, microwave, toaster, rice cooker and electric thermos water heater are provided. There are basic cooking utensils and plates, bowls, cups, glasses and cutlery for 6 people.
Upstairs are two large bedrooms as well as the main bathroom with a hot water shower. Bedrooms have king-sized beds and we provide bedding and towels. One of the bedrooms also has an extra bunk bed.
Both bedrooms have air conditioners, downstairs there are fans only but it stays relatively cool there. The South-facing bedroom has a small balcony, and there is a table/writing desk. This room also has a room safe to store small valuables, passports etc.
Please ask if you have any specific requests; for example we can provide a baby cot/crib, and likely other items that could make your stay more convenient.
Guests have access to the entire place and everything in it, no restrictions of any kind. We provide two sets of keys to the front gate and the house, and one key for the room safe.
Interaction with guests
We love answering guest's questions about places nearby or travel in Chiang Mai or Thailand in general. When picking up guests from the airport we often take a slightly longer route through town to help them get their bearings, and to to point out noteworthy places nearby.
We provide a short info document with information on places nearby, how to get around, and Thai language instructions for taxi drivers or tour companies to easily communicate the house location.
Once checked in we respect guest's privacy and don't visit unannounced.
Other things to note
We can usually pick up guests at the airport or train/bus station, free of charge of course. Please send us your travel details (flight number, etc.) to arrange airport pick-up. For longer stays we include a weekly cleaning where we also change towels and bedsheets.
Please send us a message or booking inquiry first if you have any questions about the number and types of beds, the location, etc. Any general questions about travel around Chiang Mai are also very welcome, of course.
We sometimes make exceptions to the 5/6 person maximum, especially when the extra guest is a young child, but please send us a message to discuss first.
Both bedrooms have air conditioners, downstairs there are fans only, but it keeps fairly cool there. Please turn off air conditioners when not in the bedrooms. Please no smoking inside the house, but smoking outside in front or at the back is no problem.
If you break some item (plates, glasses, etc.) please replace it with something similar if time permits; if not then just let us know so we can replace it. If you use up any grocery item then please replace. (We're not guaranteeing a fully stocked kitchen pantry but do try to keep the basics available.)
We're required by Thai government regulation to keep a record of guests' immigration details. This is the same regulation that applies to hotels and includes basic info like guest's full name, nationality and passport number and the number on your arrival-departure card. We will ask for this when you check in.
Check-out time is 11am, but if we don't have new guests for the same day then that's not a hard limit, so please ask if you'd like a late check-out. The same applies to the check-in time of 1pm: if we don't have guests departing the same day then an early check in is likely possible. And we will try to make things as convenient as possible, we can keep your luggage for you for a couple hours in case you arrive early or have a late departure.

Lived in Chiang Mai almost all of my adult life, now married with two lovely kids. We still enjoy Chiang Mai and the North immensely, for me it's the best town in Thailand; it's small enough to get around easily and get out of easily, while still being big enough to provide lots of things to see and do. And Chiang Mai is one of those towns with a very visible history, in the old city moat, and an incredible number of temples.
