Central, conveniently located, bright and airy flat, situated beside Haymarket Station, and an airport bus-stop. Princes Street is a 5 minutes walk, with Edinburgh Castle less than a mile away. Clean, modern kitchen, bathroom with shower. Good storage. Futon in living room can accommodate 2 extra guests.
Proximity to public transport is excellent - airport is a 20 minute bus journey away and the bus stops right outside the flat! The Haymarket railway station is right across the road and there are a multitude of local buses passing taking you into and beyond the city centre.
That said, the flat is a 5 minute walk from the shops, bars and restaurants of Edinburgh's New Town. It is also a similar distance from the historic Old Town which throughout August plays host to much of the Edinburgh Festival.
The flat itself is clean, bright and airy! There are 2 double bedrooms but the flat could sleep up to 6, utilising the futon in the open-plan living room / dining area.
There is ample clothes hanging space in each of the bedrooms. In addition, there is a hairdryer in both rooms as well as extra blankets and bedding for the futon, should you require it.
There is a washing machine and clothes horse, oven, hob and fridge. In addition, the dining table will accommodate 6 and there is crockery and glassware to facilitate this.

The location of this flat is what makes it special. It is equidistant from both the Old and New Towns of Edinburgh and each are only a short walk away. The route to each is well served with bars, restaurants and shops. It is a few minutes walk from the West End, with it's bars and boutiques and Princes Street is only a few minutes further away. Veer off in a slightly different direction and within the same time, you're in the heart of the Old Town - see the castle, visit some of the museums or just take in the street acts in the High Street during the Festival.
The flat is well placed for Murrayfield Stadium, which is a 5 minute walk in the opposite direction.
In the immediate area, there are an abundance of convenience stores (open late), cafes, restaurants and bars. Haymarket Terrace itself has a mini-supermarket, some gift shops, a beauty salon, a kilt shop and a rugby shop, to name a few!
Various local buses stop right outside the building, including the airport bus. From Haymarket Station, over the road, you can easily travel down to the wonderful beaches and golf courses of the East coast (about 20 minute journey) or to Glasgow (50 minute journey) or to the North.
Parking, should you need it, is on the roadside and is metered and payable per hour.
No smoking. No pets.
nadia was really communicative before our stay and helpful when it came to handing over the keys etc. i would recommend the flat to anyone who simply needs a base in edinburgh - it is really well located and very clean and spacious but the flat is quite empty so not for those looking for a cosier experience.
Nadia was really helpful telling us Nice things to do. This AIRBNB is next to a bus stop which is great for transport to the center & airport. Good one!
We had a very good time in Edinburgh. The flat is very well located. The tram stop is just in front of the building. One tram stop away from Princes street. And there is some bus stop that are very useful. We didn't meet Nadia but his husband. They are very nice and gave us good indications to go to the flat from the airport. The only thing to know is that the windows are quite old so we can hear what happens on the street and they let the cold coming in the flat. Hopefully we had 3 electric rads to warm up.
O flat é ótimo e charmoso e se encontra exatamente como nas fotos. Tudo se encontrava impecavelmente limpo e tínhamos todos os itens básicos a nossa disposição o que foi perfeito para o período de Natal, pois pudemos fazer nossa própria ceia. A localização é ótima também: em frente à estação de trem e com vários supermercados próximos e perto do centro e dos pontos turísticos. Foi uma maravilhosa estadia. Recomendo!
Nadia is very helpful and a great host. We drove all the way from Coventry and arrived later than expected, but Nadia was kind to adjust the timing and she personally came over to meet us and gave us a tour of the house. The location of house is very central, all major attractions can be reached on foot in a matter of minutes. Queen's street, Edinburgh Castle, Christmas market - all are within walkable distances. The house was clean and as advertised. We had a very pleasant stay. Also, Nadia gave us very good tips for where to get good food in the area. I recommend this 100%, and would definitely book again!
Nadia was a really great host. She provided tons of info on local attractions and restaurants in the area, as well as answering some specific questions I had on some places we were interested in visiting. The place itself is a great spot as a jump off for visiting the whole of Edinburgh. Its in the West end of town with some lovely restaurants and bars within walking distance, but is literally across the road from both the tram stop and the bus stop that serves both the express to the airport ~20 minutes and the night bus to get back from partying ~10 minutes from Princes St (dead centre of town). We knew that no matter where we needed to get to we could do it fast and without worry from the flat.
The place itself is really cool, high ceilings and minimalist decor, very bright and airy. It was absolutely freezing while we were in town but with the extra heaters and plenty of bedding provided by Nadia we were cozy enough. Wifi was fast and two sets of keys provided. I wouldn't hesitate to stay in Nadia's place next time we inevitably return to explore more of this amazing city and the rivers of Scotch it offers :)
Absolutely loved our stay at Nadia's place. Perfect location, spacious and Nadia was so nice about us leaving early on our final day! Would highly recommend staying here and would love to stay again.
