The flat is surrounded by nice restaurants, shops, cafés, live music bars, open air markets, in a safe area of Paris, not far from the sightseeing spots without being in the middle of the touristy crowd.
The flat is on the 3rd floor (4th american) with lift (elevator) of a typically Haussmannian building dating from the 19th century. It's bright, sunny and quiet with a charming open view on the roofs of Paris and a stone-paved courtyard planted with trees.
It has been renovated into a mix of contemporary design (kitchen, bathroom, double glazing) whilst keeping the traditional details of the Parisian charm (oak wooden floors, high ceilings, a marble fireplace).

The cleaning fee of 100 euros covers the laundry and the usual cleaning of the flat. Please note however that this is not an hotel, you are thus expected to leave it as clean as possible. You may book a cleaning service extra during your stay if you wish.
Airbnb will take an authorization on your credit card for 500 Euros (not charged) to be released 48 hours after your departure, if there is no damage of course. Fully refundable and thus not negotiable. It's like an insurance.

My wife and I were satisfied with the location, space, and amenities -- our 3-night stay went smoothly and all was as described. It's in a quieter neighborhood, right on the border between 5 and 13ieme, but the heart of the latin quarter is a fairly short walk, as is metro line 5 -- and there are plenty of food options (including grocery stores) in the neighborhood. We didn't meet Odile or Matt (Odile's son met us when we arrived), but Odile was very responsive via e-mail and phone when needed.
We had a 13 day stay at Matt's place. The location is perfect, just blocks away from the Sein and touristy things to do, yet it is in a "residential area." You experience kids walking to school with their parents, two Cafe's, a grocery, meat store, produce store, petit grocery, bakery and drug store are just a few steps out side the apt.
Previous to our arrival and during Odile was quick to respond to any questions. Unfortunately we didn't meet Odile upon our arrival. Our greeter was late, very nice, but our room was not ready. He gave us a key,suggested we leave our bags, he would clean up. Because of the rush, our intro to the apartment was lacking, he gave use the wrong wifi code and we didn't realize we could ask for more than one key. You need more than one key. This (email hidden) to stay. I mentioned our initial experience so you will remember to ask for an extra key if you need it, and make sure your bring the "house notes" that you are sent. With the notes we were able to use the wifi, have the codes for entry and so much more. Even when we couldn't figure out how to turn on the stove and microwave, Odile responded quickly and offered to meet with us to show us how to turn on the appliances. The beds are comfortable. The floor was very clean. The place wasn't spit polish clean, but it was comfortable. I would have liked the people before us to have cleaned the shower as well as I did, I had to pull LOTS of hair out of the shower drain when it didn't drain. The dishes are a bit worn and crackeed. This place is comfortable, in a great location, and Odile was very responsive. So if you are a clean freak, pick up some gloves at the store, use the products under the sink and scrub. If you are normal, you will have no problems. Linens are fresh, beds comfy, location great. Two block north, across from Parc de Jardin taste all the different crepes that guy has to offer. We were three women, and we fit ok. I don't think there would be space for 4. There isn't much space to hang clothes. I would use this place again.
Odile met us at the agreed time (finding us when we got a little turned around!) and let us into the apartment. The accommodations in this bright, airy flat were perfect for two people. The (tiny) elevator was great help in getting our luggage up the three flights of stairs. The location seemed safe and secure, without too much noise. The apartment is convenient to Metro stops, parks, and restaurants; we did most of our travel by walking. There is no TV (which was fine for us) and the internet is fast and reliable.
The bathroom could use some maintenance (caulking and such) but otherwise the apartment was in decent shape. The provided sheets and towels were serviceable but spartan. We were disappointed that there were no stocks of basic supplies like toilet paper, soap, and paper towels.

The location is close to the Botanic Garden which is a nice area to walk around in when the sun is shining, and there is a supermarket, butcher, nice restaurant, bakery and cafe literally a couple of steps away from the apartment which is a superb. The location is not at a hot spot, but it gives a nice Parisian feel to be a bit away from all the tourists, and still within a very short distance to all major attractions. My mom does not walk great so we took a taxi most of the time which is fairly cheap (max we spent was 15 eur to the Eiffel Tower) and very easy and convenient, but also a few metro lines are quite close by.
The apartment itself has all you need, it is perhaps a bit smaller than what I thought but hey, it's Paris!, and we were also 3 adults staying here which obviously takes up more space. There is what you need for doing a bit of cooking, the shower is great, the internet works really fast and there is a tiny Parisian elevator if you don't want (or can) do the stairs.
I would definitely stay here again!

Positives first - this is a light, airy, small flat with a well porportioned living room, suitable for two to three people - with the sofa bed up it could be cramped.
The beds in the bedroom are comfortable but they are singles pushed together to make a double so maybe request a double sheet if you want a double or else you'll fall though the gap.
We were provided with a travel cot which was great (travelling with a six month old).
The shower had plenty of hot water and is very powerful and the bathroom is pleasant.
The kitchen is adequate but not fully stocked as suggested and the cutlery etc. is disappointing - I emailed the host about this and he was very gracious and said he would address it. We left a few things (oil/salt/tea bags) for the next guest and we also cleaned it thoroughly (the last guest was possibly less fastidious).
The lighting needs to be improved in the living room - the daytime is very bright but it's dark in the evening. We weren't bothered by the daycare like other guests but we WERE VERY BOTHERED by the neighbours who from Friday through to Monday were very noisy late into the night (i.e. sometimes 1.30am). I have lived in Paris and in general found neighbours to be conscientious about noise so it didn't surprise me to find out that the 'neighbours' were airbnb guests. If I were a fulltime resident in the block I would have been very annoyed. It really spoiled our visit as we chose this neighbourhood as it is quite sedate and family orientated.
Matt kindly allowed us leave our luggage in the flat till the afternoon as no guests were following us but we had to contact him rather than Odile as she did not respond to our several texts.
The location is great for families - 2 mins from Jardin des Plantes and you can easily walk along the Seine towards the centre of town in less than thirty minutes.
On the whole - a pleasant flat; bright, airy; the main host is responsive and gracious; good (email hidden)ame about the neighbours (air bnb guests should respect the rules too!!!)
