A cozy, spacious 3rd floor space. Some guests have called it "Retro" when in fact it is "original." There is a seating area with a roll-top desk, bedroom with full-size tempurpedic mattress, bathroom with clawfoot tub and shower and a small kitchen.

The bed is full sized and comfortably sleeps two. There is a claw foot bathtub with shower in the bathroom that is shared only occasionally when the front office is being used during weekday, daytime hours. There is a blow dryer with shampoo, conditioner, soap and lotion. Seating area with couch and roll-top desk. Kitchen includes sink, coffee pot, hot pot for tea, cube refrigerator, small table and microwave. The floor is carpeted and walls freshly painted. Lots of light during the day. Air conditioner and fans in case of hot weather. Steam radiators in the winter. Price includes local taxes of 14.75%.
Although our house is on a busy street, the house is quiet in a tree-lined, historic neighborhood. Our next door neighbor is a church across the alley. Parking with no time restriction is available on the street. The house is within easy walking distance of major bus lines. There is one of the best ice cream shops across the street as well as a friendly tavern serving great food, and dry cleaner just across 13th Avenue. Just 5 blocks east is the Congress Park neighborhood where locals eat breakfast at Zorba's or 2 blocks north to Pete's Kitchen on Colfax and choose either fine dining, pizza or Chinese take-out at dinner time. There is no lack of variety in restaurants in all directions. Cheesman Park and the Botanic Gardens are two blocks away. The State Capital and Downtown are just moments away via bicycle or cab. We are 21 blocks (1 mile) from the Art Museum, the Central Library and the Colorado History Museum. And of course there is easy access to the foothills and mountains. Red Rocks Park and Amphitheater is 20 minutes away. Ski areas are as close as 60 minutes from our house. Our bed and breakfast Denver suite has charm that many Denver hotels lack. Whether you are coming to town for business or pleasure, you will feel welcome at our home.

Other Things to Note
We are closer to town than expected.
No smoking or pets. Respect the household. No hard drinking or drugs, a 6 pack or bottle of wine is OK. You are welcome to come and go as you wish. House lights are left on through the evening until everyone is at home. Each floor is a separate flat with separate entrances from the main stairway. Simply remember that others may be sleeping when you are going up and down the stairs.
