Q: Will I have a key? Can I come and go as I please?
A: Yes to both!

Q: I see I'm renting a "Private Room". How much privacy do I have?
A: Quite a lot. The room is on the top floor of the house with an en suite toilet/shower.

Q: How much will I see of you?
A: Hopefully as much or as little as you like! If you'd rather your privacy we completely understand. If you want to come downstairs for a chat, to use the kitchen, or to watch TV we would be delighted to see you, hear about your trip and to answer any questions you may have about the area. We both work full time, so are likely to be out in the day, but should be around first thing in the morning and most evenings.

Q: Do I have a private bathroom?
A: The room has an en suite with a toilet, basin and shower. Should you want use of a bath, you are welcome to use the shared bathroom on the floor downstairs.

Q: What's my total booking price?
A: We don't know! With fees included, Airbnb only shows the total amount payable to the person booking. This figure should be visible after you enter your dates to check availability.

Q: Can I cook/use the kitchen?
A: Of course! You're welcome to leave stuff in the fridge too.

Q: Is breakfast included? What kind of breakfast is it?
A: We usually lay out breakfast for our guests and you're welcome to help yourselves to this. Breakfast will usually be a mixture of what we've got in the house and what we're eating (typically a mixture of cereals, muselis, toast, etc). If you're staying with us at the weekend this might stretch to something cooked as well! If you have any specific dietary requirements please let us know.

We hope this helps to answer any questions you may have - should you think of anything else though please do ask.

Please let us know your arrival time. It's a good idea to take our mobile numbers in case of delay. We try and be as flexible as possible, but both have full time jobs which we have to try and work around. We have always been able to work things out so far though!

We are quite relaxed and don't insist on too many rules. We would however ask you to remember that the property is our home, so please take care of it. We both work in the week and would be grateful therefore if you could be considerate of this in trying not to be too noisy late at night.

Guests are more than welcome to use the kitchen to cook and/or eat; but we ask that you don't eat hot or takeaway food in the bedroom.

The inside of the property is non smoking; we would just ask you to remove any outside shoes before going upstairs; and not to remove any of our belongings when it is time for you to leave us.

Emma & Martyn were the perfect hosts. We were in the area for the Moseley Folk Festival (happening about 25mins walk from the house) and we couldn't have wished for a nicer place to stay while we were there. The room is spacious with an en suite and everything you could need. Little touches like the welcome light with our names on & chocolate treats we're a lovely touch. Emma & Martyn were so welcoming and made us feel at home. They recommend Sunday lunch at The Fighting Cox, which was delicious and put out a good selection for breakfast. Their little boys are also very sweet too . We will definitely be looking to stay here again when we are next in Birmingham. We would highly recommend this air b&b. Ella & Jill

We really enjoyed staying with Emma, Martyn and family. They were very welcoming and gave us great tips on where to go and eat. Lovely breakfast and after after a couple of weeks of travelling, it was nice to be with a family Birmingham exceeded our expectations too.

Emma and Martyn and their boys and cats have been offered most welcoming experience as yet. There very generous with all that is theirs, and keep excellent standards of cleanliness and communication. I can't wait to return.

I stayed for one night only and have a most wonderful time. Emma and Martyn are very welcoming and friendly. We had lengthy chats about the neighbourhood of Kings Heath. The room is just as shown on the picture, is really quiet and has a pretty few over the gardens. I slept like a log in that comfortable bed.

Splendid stay. Everything as it should and more down to the tulips in the room and the huge soft towels. Also great to have loads of hanging and draw space for clothes.

Emma And Martyn User ProfileEmma And Martyn is a superhost.

We are a young, married, professional couple. Relaxed and friendly hosts.

Emma: reading, travel, cookery (burgeoning jam and chutney empire), and planning how to decorate our home.

Martyn: most sports - particularly football and cricket, listening to the radio (preferably BBC6 Music or Test Match Special), film, gardening, running and cycling.

The property's other permanent residents are young Sid (born in September 2014) and baby Dennis (born March 2016) we also have a cat called Chubbs. Each of the three take turns at waking us up, but generally leave our guests alone!

Our home has recently been featured in The Daily Telegraph, Birmingham Mail, Stylist and the John Lewis Christmas Magazine!
