Views over leafy gardens; the property is convenient for Birmingham city centre, Birmingham University, Moseley, Edgbaston cricket ground and the surrounding area.
The centre of Kings Heath is nearby offering numerous restaurants, pubs, shops and a regular Saturday food market in the village square. Kings Heath Park is 2 minutes walk away. Birmingham city centre is 20 minutes by bus.
Close to public transport links - opposite a number of bus routes making all parts of city, and further afield, easily accessible.
Breakfast offered if required.
Q: Will I have a key? Can I come and go as I please?
A: Yes to both!
Q: I see I'm renting a "Private Room". How much privacy do I have?
A: Quite a lot. The room is on the top floor of the house with an en suite toilet/shower.
Q: How much will I see of you?
A: Hopefully as much or as little as you like! If you'd rather your privacy we completely understand. If you want to come downstairs for a chat, to use the kitchen, or to watch TV we would be delighted to see you, hear about your trip and to answer any questions you may have about the area. We both work full time, so are likely to be out in the day, but should be around first thing in the morning and most evenings.
Q: Do I have a private bathroom?
A: The room has an en suite with a toilet, basin and shower. Should you want use of a bath, you are welcome to use the shared bathroom on the floor downstairs.
Q: What's my total booking price?
A: We don't know! With fees included, Airbnb only shows the total amount payable to the person booking. This figure should be visible after you enter your dates to check availability.
Q: Can I cook/use the kitchen?
A: Of course! You're welcome to leave stuff in the fridge too.
Q: Is breakfast included? What kind of breakfast is it?
A: We usually lay out breakfast for our guests and you're welcome to help yourselves to this. Breakfast will usually be a mixture of what we've got in the house and what we're eating (typically a mixture of cereals, muselis, toast, etc). If you're staying with us at the weekend this might stretch to something cooked as well! If you have any specific dietary requirements please let us know.

Please let us know your arrival time. It's a good idea to take our mobile numbers in case of delay. We try and be as flexible as possible, but both have full time jobs which we have to try and work around. We have always been able to work things out so far though!
We are quite relaxed and don't insist on too many rules. We would however ask you to remember that the property is our home, so please take care of it! The inside of the property is non smoking; we would just ask you to remove any outside shoes before going upstairs; and not to remove any books or personal belongings when it is time for you to leave us.
Emma & Martyn are fabulous hosts and i recommend a stay with them without hesitation. A very well organised bnb with large room and own shower and toilet facilities making it the complete bnb. I would not hesitate to stay again if given the opportunity on any future visits to the area. Thank you to both Emma and Martyn and son Sid for memorable stay

The room is really spacious and you feel very at home using their kitchen. The breakfasts are great. All in all, highly recommended!
Emma and Martyn made me very welcome in their beautiful home. The en suite bedroom was spacious, comfortable and spotlessly clean. They were very relaxed and I felt comfortable sitting in the lunge with them and talking to them over breakfast. The neighbourhood is pleasant with some good restaurants nearby. Excellent hosts and a great place to stay.
Nous avons été accueilli chaleureusement et de petites attentions délicates nous ont tout de suite fait apprécier ce logement (bouquet de tulipes et petit gâteaux dans la chambre). La chambre était spacieuse, très éclairée et donnait sur le jardin dans lequel nous apercevions parfois un petit écureuil. Emma nous préparait un petit déjeuner tous les jours et variait régulièrement les ingrédients (fruits, céréales, marmelades). Emma, Martin et leur souriant bébé ont tenté de converser avec nous malgré notre anglais moyen et nous ont donné de bons conseils. Le quartier est très calme et il est facile de se garer dans la rue si vous y venez en voiture. Nous garderons un très bon souvenir de notre passage chez eux.
I stayed with Emma and Martyn recently when I had a course on in Birmingham. From the time I arrived they were the perfect hosts. The house was beautiful and in a great location, near lots of shops and a few parks. My room was huge and more than what I needed for my stay. I was provided with breakfast each morning which was accompanied by a lovely chat with Emma and the most adorable smiles off baby Sid. I wouldn't hesitate to recommend this location to anyone else.
We felt very welcomed into Emma, Martyn and Sid's home. They are a lovely family and the addition of Sid is an extra delight. How they manage to stay so calm and collected with a 6 month old beats me but they do. The room as last time we visited gave us a lovely feeling of tranquillity, beautifully furnished and looking out over the gardens at the back. I hope we can make another visit sometime. Thanks again.
Emma and Martyn were lovely, welcoming gracious hosts. The room was just as pictured-bright and airy. Plenty of privacy with the top floor all to yourself.
I had a wonderful stay. Thoroughly enjoyed getting to know Emma and Martyn (and their son Sid). I will definitely be back the next time I'm in Birmingham.

We are a young, married, professional couple. Relaxed and friendly hosts.
Emma: reading (recent kindle convert), travel, cookery (burgeoning jam and chutney empire), and planning how to decorate our home.
Martyn: most sports, listening to the radio (preferably BBC6 Music or Test Match Special), film, gardening, and cycling to work.
The property's other permanent residents are baby Sid (born in September 2014) and two cats, Hamble & Chubbs. Each of the three take turns at waking us up, but generally leave our guests alone!
