Hello everybody! Enjoy your stay in this Japanese-style apartment in one of Cologne's traditional buildings (Altbau) in the so-called Quartier Latäng. The apartment is comprised of two bedrooms, a kitchen and a large bathrooom. Whether it's business or pleasure which brings you to Cologne you will find a comfortably furnished accommodation. The 140 cm futons in the bedrooms provide a good sleeping possibility for one or two persons each. Towels and bedlinen are provided. The apartment is newly refurbished and has two large wooden double-glazed windows. In the roomy, comfortable and fully fitted living kitchen you find everything you need. There is also a Nespresso Coffee machine and a large fridge-freezer. The bathroom is very big, has a large window and is equipped with toilet, sink and over bath shower (see photographs).
The apartment is located in the Zülpicher Strasse near the Zülpicher Platz, one of Cologne's hot spots and well known for its vibrant neighborhood "Kwartier Latäng" with a lot of bars, eateries and many possibilities for going out. The abundance of pleasant cafés and bars as well as the presence of so many young people give this quarter its special vivacious charm. It's known as a place for going out. Having said this, you should be aware that one can not totally escape the vivid hustle and bustle on Zülpicher Strasse. If you are looking for a lively central neighborhood in Cologne, you will feel right at home. If you expect the peace and quiet of a purely residential neighborhood, you may be more happy somewhere else :)
In any case, the apartment is decorated with a lot of care and provides you with a cosy habitat in the middle of a pulsating surrounding. The many out-of-the-ordinary shops and cafés give this district an artistic atmosphere. You can also find one of Cologne's most beautiful beer gardens just around the corner at the Rathenauplatz and have a rest while looking at some boule players.
Shopping facilities are in the immediate vicinity, a major supermarket only 200m away.
Train station (station name: „Köln Süd“, 200m away) und public transport (tram and bus at stations „Zülpicher Platz or „Barbarossaplatz“) are only 2 minutes away. The trams run all day long.
You can reach Köln/Messe within 15 minutes and Cologne's Central Train Station in 12 minutes by public transport. You need about 10min by foot to Cologne University and 3min by tram. All major downtown sights are closeby and can be reached within minutes by public transport or a 10-25min walk, depending on the sight and including the Cologne Cathedral.

You can park cars on the streets in the neighborhood or in the parking garage of the nearby supermarket. Cost of the parking garage: about 17 EURO/day.

Very central and convenient located, University, city center, shopping and sights are easily reachabel by foot. A lot of bars and many opportunities for going out in the immediate vicinity, esp. at the weekend nights the street is attended by a lot of people.

Important information about the City of Cologne's "tax for the promotion and advancement of culture"
The City of Cologne demands a so-called "tax for the promotion and advancement of culture" (in German: Kulturförderabgabe) amounting to 5% of the rental price from certain guests. Details can be found here:
If the link does not appear correctly in this message or work properly, simply search the internet for „Kulturförderabgabe Köln“. On this (primarily German) website, you will find Frequently Asked Questions section in English language.
You can seek for an exemption from this tax, if your stay in Cologne is mandatory for work-related reasons. For this exemption, you have to prove the professional nature of your stay in Cologne. In order to do this, the City of Cologne requires you to use their respective form which you can download at (URL HIDDEN)
If the link above does not appear correctly in this message or work properly, simply search the internet again for „Kulturförderabgabe Köln“. In the Frequently Asked Question section, look for question no. 9. At the bottom, you see a download option for the form called „Official form to § 7 section 7 KFA-Satzung“. This is the form which needs to be printed out, filled out and signed.
Self-employed persons need to fill out the form only. Salaried employees (in Deutsch: Abhängig Beschäftigte) have to add a written confirmation from the employer to the form. Alternatively, the employer can confirm that your stay in Cologne is for work-related directly on the form by signature, stating the company name and its address and adding a company stamp.
We must receive the form from the guest as an original with original signatures on it. Otherwise, the City of Cologne does not grant an exemption.
If you are seeking an exemption from the "tax for the promotion and advancement of culture", please let us know upon your arrival that you are bringing with you the form (for salaried employees: together with the certificate/confirmation from the employer). You can then leave the form in the apartment. Please put it on the counter of the kitchen. We will be looking for it there.
If you come to Cologne for non-professional reasons (or want to save yourself the hassle of filling out the paperwork as described above), you will unfortunately have no choice, as to pay the City of Cologne the 5% tax.
We have a legal obligation to collect the tax for the City of Cologne from all guests who have not effectively applied for an exemption via the aforementioned paperwork. We collect the tax via the Airbnb platform during your stay. So do not be surprised if you get a so-called "resolution center request" with the requirement to pay the tax amounting to 5% of the rental price. In some cities, Airbnb has already automated the collection of such taxes but not in Cologne yet. That's why we have to collect manually case-by-case via the so-called "resolution center request". Please note that the City of Cologne leaves the guest no choice. The guest must pay this tax, insofar as he is not exempt for the aforementioned reasons. The payment is therefore mandatory.

As Cologne citizens with a heart for the City we can only apologize for those officials who thought up this madness (according to Wikipedia, the then Cologne City Treasurer and current Finance Minister of North Rhine-Westphalia, Norbert Walter-Borjans/SPD). House & Booking Rules
By making a booking for the Property via Airbnb, Guests agree to the following House & Booking Rules:
All persons staying at the Property shall be deemed Guests. The person booking the Property at Airbnb shall make sure that all persons staying at the Property have full knowledge of these House & Booking Rules and accept these House & Booking Rules without exception.
Prior to arrival, Guests provide Owner with a list of all persons staying at the Property including their full names, home addresses (as documented in by a passport or ID copy) and a contact telephone number during the stay. The list shall be sent in writing to our email address.
Guests rent the Property solely for their own use. Property shall not be occupied by more persons than indicated in the Airbnb booking. In any case, Guests agree that the Property shall be occupied by no more than the number of persons mentioned in the Airbnb booking. Guests shall not sublet or grant any concession or license to use the Property or any part of it without Owner's prior written consent.
Upon arrival, Guests shall examine the Property. If Guests do not report any exceptions or changes, Guests agree that the Property is in good order, operable, safe, clean and in rentable condition. Exceptions or changes to this condition must be reported immediately upon detection by Guests to the Owners and Owners' agent in writing to our email address which has been given to you by Airbnb when booking the Property.
Likewise, any damage occurring during the stay shall be brought by Guests to the attention of the Owner and Owner's agent immediately upon detection in written to our email address which has been given to you by Airbnb when booking the Property.
During the stay, Guests shall comply with the following rules for the use of the Property:
- Property will always be locked by Guests upon leaving the Property.
- Guests do not smoke in the Property.
- Guests do not rearrange any furniture.
- Guests agree not to place any wet towels on the floors, sofas or beds of the Property.
During the stay, Guests will permit Owner and/or Owner's agents access to Property if such access is reasonably required for maintenance, safety, security, inspecting the premises or other purposes.
Guests will act in a reasonable and respectful manner and will use the Property carefully so as to allow other guests and tenants in the house to enjoy their time and to avoid damage (reasonable wear and tear, of course, accepted).
Guests will indemnify Owners and save them harmless from all expenses, costs, damages, claims, actions and other liabilities of any kind whatsoever arising from the occupancy or use of the Property by Guests. Guests acknowledge that occupancy and use of the Property is entirely at Guests' own risk and that there may be hazards including hazards that may make the stay unsuitable for unsupervised children or persons with disabilities.
On the last day of the stay, Guests shall leave the Property until 10am, if not agreed upon differently prior to the leaving with the Owner or Owner's agent. All dishes must be washed and properly stored before departure. Property shall be left in an overall tidy condition. Used linens and towels can be left as is, as their cleaning is covered by the cleaning fee.
The cleaning fee does not cover the cleaning of excessive dirt or dishes. If Property is excessively dirty or dishes are not washed and stored, a double cleaning fee will be charged. During longer-term stays (eg. more than one week), Guests will take care of the cleaning of the Property. In doing so, Guests will make sure that no excessive cleaning is necessary upon leaving the Property.
These House & Booking Rules complement the rules of Airbnb. If there is a conflict between these House & Booking Rules and any part of the rules of Airbnb, these House & Booking Rules shall supersede the respective rule(s) of Airbnb.
From Sep 16, 2016 - Dec 31, 2017 the minimum stay is 181 nights.
