When your booking is confirmed you will receive a message regarding information on checking in. Given in the message will be a personalized entrance pin code among other important details. No keys are required during your stay.
Interaction with guests
Upon arrival to the villa, I do not require a check in phone call, text or email. Same goes for check out. I will not be requesting a meet up at anytime during your stay (I live in Seattle). Should you need someone to assist you or whatever the case may be I have a property manager with staff who can assist you if needed. In any other case you may message me here with questions on Airbnb but please always contact the property manager first.
Other things to note
(Q:) How far is your villa from Disney? (A:) The villa is just a short drive from Disney gates, just 10 minutes! From the main gate the time will vary depending on which park you choose from i.e. Magic Kingdom, Epcot, etc..
(Q:) How far are you from the Airport MCO? (A:) The villa is just 30 minutes to the airport. However this doesn't account for rental car on site or off site locations which varies widely. This time does include the toll booth stop and go, if you have correct amount of change. When picking up a rental car the company should offer a "SUNpass" for toll roads, I suggest adding this to save driving time on toll roads/highways.
(Q:) What are some good places to go out to eat? (A:) Orlando offers a huge assortment of restaurants. It depends on taste and what you feel like having. So many to choose from, Italian, American, Mexican you name it and it's not going to be very far, only problem is it's hard to make a decision.
(Q:) Is there a place close by for groceries? (A:) Yes! Only a couple minutes down the street is a grocery store. Included in the area are gas, pharmacy and multiple other shops.
(Q:) What is the pool heat fee? Fees are charged by per night. This fee needs to be paid prior to checking in otherwise the Property manager will collect a cash only fee as well.
(Q:) Is the hot tub a hot tub or a spa? (A:) It is a Spa. And a relaxing one all the same. It does not produce aggressive amounts of bubbles like a hot tub but does push out soft bubbles of air pressure.
(Q:) Are pets allowed, well behaved dogs? (A:) No, I am very sorry but pets are NOT allowed and if you go against this rule you will forfeit the deposit.
(Q:) Is there a special website or place I can check out for deals and specials for our Orlando visit? (A:) YES! Please do your research online there are plenty websites to check out and also check Groupon and Living Social. Orlando has a huge list of things to do and to see and those sites have specials, coupons, mark downs and unbelievable savings! It's definitely worth it!

1.Cleaning & Linen Service Policy:
The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. You are responsible that all debris, rubbish and discards are placed in plastic bags and transferred to the large trashcans by the garage (we have a roll-in and roll-out service that takes the garbage cans out to the curb on Thursdays), and soiled dishes and cooking utensils are placed in the dishwasher and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival as part of the linen and cleaning service.
The home is provided with a starter set of toilet paper, paper towels. Owners do not guarantee that these extra items will always be available and guests should bring their own paper goods, toiletries, & laundry detergent, etc.
2.Smoking is NOT allowed inside the property. Outside okay as long as doors leading inside are closed.
3.People other than those in the Guest party set forth above may not stay in the property. Any other person in the property is the sole responsibility of Guest.
6.CLEANING & REPAIRS: All homes have cleaning included in the total rent. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner's written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside.
7.ENTRY OF PREMISES: With Guest's permission, which is hereby given, Owner or Owner's representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner's servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property.
8.ACCIDENTAL DAMAGE INSURANCE - Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Renters fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy.
9.USE OF EXTRAS - The owner makes available extra towels and linens to handle unusual circumstances or needs including a few beach towels. Any unused beds will be left as found. Leave used beds unmade and used towels on the bathroom floor or laundry room. Additionally, owner makes available for use by Renters, high chair, strollers, baby gates, car seat, boosters and BBQ grill. These items are located in the garage and in the walk-in closet in one of the bedrooms and must be cleaned off and returned to their prior location and storage unit as applicable.
10.ASSUMPTION OF RISK: No lifeguard may be on duty on the pool/hot tub. Accordingly, persons using the pool/spa do so at their own risk and the owner assume no responsibility for accident or injury. No children under the age of 18 permitted in pool/spa at any time without adult supervision. Renters will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below.
11.CHILD PROOFING: Guest understands that no special efforts have been made to “childproof" this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the pool/spa, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested.
12.FURNITURE: All furniture must be returned to its original location on Guest's departure or an additional charge will be made.
13.MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
14.PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out.
15.KEYS - Lost keys or garage door opener will incur replacement costs.
16.NO PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.
17.NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred.
18.NO PETS ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply.
19.SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner.
20.CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of full extra night rate of $199. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.
21.CHECK-OUT PROCEDURES - Renters are responsible to complete the check-out procedures in the provided guest binder inside the house that includes a check out list and to insure that the keys are placed back in lock boxes and the home is left locked with all shutters lowered. We provide, as extra amenities, high chair, pool toys, BBQ grill, etc. If you use them, please clean them and put them back where you found them after use.
22.ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including default, non payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party.
23.INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law.
24.Only use appliances for their intended uses.
PARKING – Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Please do not park on the grass next to parking places in front of the garage.
26.HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Except for beach towels, we do not permit towels or linens to be taken from the units.
28. POOL / SPA HEAT: pool & spa heat is provided as-is. Due to the fragile nature of the system, it may not be working during your stay. No refunds or discount will be provided if the heat system is down. There is a nightly fee based on amount of nights reserved.
29. FIXING PROBLEM YOU CAUSED: Any issues you caused that require the intervention of a professional at the villa will be deducted from your deposit.
Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants' property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, tenants' failure to take adequate precautions around wet areas, or any unforeseeable circumstances.
Owner strongly encourages Renters to either acquire Renters own policy to protect their vacation investment against unforeseen events.
Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.
This agreement and disclaimer applies to Renters and all guests in the Renters' party.
