The space

NO PROM, SENIOR WEEK, OR OTHER TYPES OF HIGH SCHOOL PARTIES!

My husband and I are experienced hosts - we've hosted amazing guests in our NYC condo since 2008 - and we're super excited to expand our commitment to budget vacations paired with high-end hospitality with our very own shore house in Asbury Park, New Jersey.

We bought this lovely home in June 2013, and we spent the entire summer renovating it just for you. We know you're gonna love it as much as we do. [PLEASE NOTE: The house can only sleep 9 people comfortably, unless you bring additional air mattresses. The reason we have it listed for 16+ people is for those who solely want to host an event at the house.]

For your convenience and comfort, this amazing three-bedroom home features a king bed in a large master bedroom with a large flat-screen HDTV with cable; a double bed in the guest bedroom with a medium-sized flat-screen HDTV with cable; a twin pullout bed in a third bedroom; a queen-size pullout bed in the living room; and a queen-size inflatable air mattress.

All linens, pillows, and towels are provided for your convenience. There is closet space with hangers and drawers in each room so you can unpack and relax for the duration of your trip.

Every room is outfitted with air-conditioning units for those hot Jersey Shore nights, and the house is heated in all rooms for when the winter weather sweeps in to make your beach getaway a little cooler and cozier.

If more than three beds will be required, there's a queen pullout in the living room as well as a queen air mattress that you can set up. Linens and pillows also are provided for those extra beds.

There's a large flat-screen HDTV in the living room so you can unwind at the end of the night (plus free recently released movies in our digital library), and there are board games that you're welcome to play if you and your friends and family are up for a little friendly competition.

The dining room table seats six comfortably so you can serve family-style meals to discuss all the fun you're having. The kitchen also is outfitted with everything you'll need to make amazing breakfasts, lunches and dinners, including all-new stainless steel appliances (featuring our dream-come-true double oven, dishwasher, microwave, and spacious fridge), coffee maker; blender; pots, pans, utensils, baking sheets/pans, and other essentials; toaster; and popcorn maker. We cook a lot, so you'll likely find everything you want and need in our pimped-out culinary oasis.

From the kitchen, you can access the basement, where you'll find two bicycles that you're welcome to use to see the sights around town, and the washer and dryer should you need it. Also for your recreational use is a boogie board that you can take to the beach and ride the waves, and a box full of beach games.

We also have a private, very relaxing backyard that will likely put your stay (and our listing) over the edge in terms of value and sheer awesomeness.

In the backyard you'll find a dining set that seats six with a large umbrella to keep you shaded on those sizzling summer days. You can use this space to serve your meals straight from the large gas grill (which is also shaded; a welcome respite for grill masters) in the afternoons and evenings. When you're finished eating, feel free to kick back and relax on our additional lounge set with fire pit, or in the nap-inducing handmade hammock hung between two trees in the backyard. We also have a bean-bag toss game that you can set up in the backyard for hours of fun.

This is starting to sound like an episode of 'The Price Is Right', isn't it? But wait - there's more!

When you return from the beach, there's an outdoor shower that you can use to clean yourself off (it's preferred that you don't bring the beach inside), and there's plenty of parking in our neighborhood so you have one less thing to stress about.

We've also just added an outdoor theater to the property - and if you enjoy watching movies outside, you're gonna love this! We have a huge 77' screen on which a top-of-the-line projector will play whatever DVD you'd like in brilliant color. There are speakers for excellent sound, too. Just set it all up in the backyard (very easy to do) and you and your guests are in for a unique experience that you won't find at any other rental in Asbury Park. Grab some snacks, drinks and blankets and have a ball!

What else...? What else...?

Dogs are allowed (there's an additional fee of $35 per dog per night - please count him as a person when booking), so long as you mind them at all times and you ensure that they don't destroy or damage anything. You must bring a crate for when you leave the house without the dog. There's a doggy beach nearby - our dog LOVES it - so you can take your pup to play with others in the mornings or evenings. There's also a bar with a doggy 'yappy hour' that your furbabies will enjoy if they're little lushes like ours.

Other fantastic nearby attractions include the beach and boardwalk (It's exactly one mile straight up our street - easily accessible on foot, by bike, or by car); a large outlet shopping mall with all the good stores (I'm a J. Crew boy myself); bowling alleys; miniature golf; a large flea market; an abundance of historic local bars featuring live music; excellent local restaurants and shops; Six Flags (about a 30-minute drive); Atlantic City (about 1.5 hours away); and New York City (about 1 hour and 15 minutes by car, or 1.5 hours by train). Some of these attractions require a car, but there's still plenty to do if you're coming without a vehicle.

The NJ Transit train station is about a 10-minute walk from our house, which will take you to and from the heart of New York City if you're up for a quick side adventure. Round-trip tickets are $30 per person (military, seniors and children get a very good discount). Really relaxing ride.

ALSO, IT'S IMPORTANT TO NOTE THAT WE DO NOT ACCEPT PROM PARTIES OR ANY SCENARIO WHERE HIGH SCHOOL KIDS WILL RUN AMOK. WE RECEIVE OVER 100 INQUIRIES ABOUT THIS EACH YEAR. WE'VE HEARD ALL THE EXCUSES ABOUT HOW EVERYTHING WILL BE OK BECAUSE YOUR DADDY IS A LAWYER OR THAT YOUR CHURCH GROUP JUST WANTS "TO PRAY ALL OVER THE HOUSE." ALL OF THESE ATTEMPTS TO PULL ONE OVER ON US GETS THE SIDE-EYE, AND ME AND MY FRIENDS LAUGH ABOUT IT - OFTEN HYSTERICALLY - LATER. THUS, THE ANSWER IS... NOPE. YOU MUST BE AGE 21 OR OLDER TO RENT. BECAUSE WE'RE NOT DUMMIES, AND WE DON'T WANT DEAD TEENAGERS IN OUR BASEMENT. YOUR PARENTS WILL THANK ME LATER.

That about covers it. Of course we're happy to answer any questions you may have to help you decide if this is the best place for your next beach vacay.

A few other things to consider:

We control the house remotely. We'll unlock it in advance of your arrival, and there's a set of keys inside that you can use to manually lock the door when you go out.

The neighborhood is safe, quiet and residential. We ask that you respect our neighbors by keeping the noise level down after hours. We like to party too, but we're respectful - and we expect the same from our guests. We have security cameras outside to make sure everything stays within reason. If you cause a problem - which we know you won't, of course - we'll call the cops and kick you out. Like, for real. Just be decent, please, and everyone will have a good night's sleep.

There's a train in town that travels from New York City all the way down the Jersey coast. You can take it to the city or to another beach town for a day trip. Otherwise, we have a couple bikes that you're welcome to use during your stay.

Here are some things that we've experienced in the past that we hope to avoid in the future:

1. Please don't pull any wires out of the TVs or out of the walls. Sounds silly, I'm sure, but someone has done it.

2. Please, pleeeease dispose of your trash in the cans on the side of the house before leaving. Sometimes I can't get there to clean up after your stay for a few days. Lingering trash is not a good situation. I'm not Jack Hannah, and I don't want to be friends with the squirrels.

3. Please mind your fire and make sure it is completely extinguished when you're finished if you decide to build one.

4. Please replace the covers to the grill and fire pit once everything is extinguished properly.

4. Please don't rearrange our furniture, light fixtures, cabinets, etc. You can move things around while you're there to make yourself more comfortable, but please put them back where they belong.

5. As we enjoy our home whenever we're not hosting guests, we will have our personal effects there and food items in the fridge and freezer. This is not an invitation to attend our buffet. Please buy your own food. That said, you're welcome to use small amounts of community items like salt, pepper, sugar, flour, spices, oil, etc. If you've used enough to make a dent, please replace it.

6. DO NOT TAKE A BATH. IT WILL FLOOD THE KITCHEN.

7. In general, please review the white manual on the desk at the start and end of your stay and everything will go smoothly.

FRONT PORCH

Please:

•Keep it clean of debris.

•Sweep before departure.

•Empty ashtray before departure.

•Turn off light before departure.

LIVING ROOM

Please:

•Keep furniture clean and tidy. If a spill or stain occurs, please clean it as best you can using non-bleaching cleaning products found under the kitchen sink, AND please let us know what happened as soon as possible.

•Close all blinds before departure.

•Turn off air conditioner before departure.

•Only purchase On Demand movies for which you will pay. You can leave cash for your On Demand purchases on the desk in the living room.

•If using the pullout bed in the living room, please replace it every morning so other guests can use the living room at their leisure.

DINING ROOM

Please:

•Wash and dry tablecloth in the washer/dryer (hot/cold cycle) located in the basement if stains occur.

•Enjoy the board games under the bench in the dining room at your leisure, and replace them when you're finished.

KITCHEN

Please:

•Cook responsibly.

•Turn off the oven and burners when you're finished.

•Wipe down the stovetop with warm water and soap if you've (email hidden).

•Wipe down the counters if you've (email hidden).

•Empty coffee filter/pot and rinse out after every use.

•Wash all dishes in the dishwasher and put away after use.

•Empty trash and place it in the garbage bins on the side of the house. You can access those cans by exiting the side door located in the basement.

•Turn off lights before departure.

NOTE: While spices and sugar are available for your convenience, we do ask that you buy all other food items during your stay. You can find our local supermarkets in the guidebook we've provided.

BACK PORCH/YARD

Please:

•Keep it clean of debris.

•Sweep porch and patio before departure.

•Empty ashtray before departure.

•Remove furniture cushions and stack on the porch.

•Use the grill responsibly.

•Keep grill cover away from grill when cooking. Drape it over the gate to the outdoor shower between uses.

•Turn off and COVER grill when not in use. To turn off the gas line, turn the knob to the tank, located underneath the grill, counter-clockwise.

•Keep both main gates shut at ALL times.

•Mind your noise level as we have neighbors. We don't want to receive any complaints about rowdy guests.

•Turn off light before departure.

•Empty trash before departure.

BATHROOM

Please:

•DO NOT hang towels on the birds. These are for decoration, not to hold items.

•Place ALL used towels in a pile on the bathroom floor before departure.

•Use toilet paper responsibly. A little goes a long way. Guests will be responsible for any bathroom issues that require a plumber.

•Use plunger to unclog toilet.

•Turn off faucets after every use.

•Empty trash before departure. Preserve the bag by simply emptying its contents into a larger trashcan and return the small bag to the can in the bathroom.

•Turn off lights before departure.

BEDROOMS

Please:

•No food or drinks (except water) allowed in the bedrooms.

•Use coasters for water glasses on the nightstands.

•Keep dogs out of the beds.

•Keep the linens stain-free. If the linens get stained, please let us know what happened.

•Turn off TVs, AC units, and lights before departure.

BASEMENT

Please

•Watch your head. The ceiling is very low.

•Use washer/dry responsibly. Empty lint trap after every use.

•Lock the basement after going out and in.

•Turn off lights when leaving the basement.

GENERAL RULES

•Lock the house when you leave it for any reason. Keep the key with you at all times.

•Do NOT touch the alarm system. It will be disarmed during the entirety of your stay to avoid tripping it unexpectedly.

•Smoking allowed OUTSIDE only.

•If you break something, please let us know. We're very reasonable people, and we're not worried about small items like dishes, etc. – accidents happen – but if it's a larger item like furniture or an appliance, we will need to discuss with you how to replace it.

•Be courteous to our neighbors by parking appropriately. Do not block driveways and do not take up more than once space with one vehicle.

•If you bring a dog, please ensure that he/she is crated when you're out of the house. You will be responsible for any damage that the animal does inside and outside of the house, including stains on the carpets, damage to furniture, and damage to the backyard landscape.

•Please pick up your animal's waste from the backyard and place in a trashcan before departure. Extra bags can be found on the side of the fridge.

•If your stay includes a Saturday, please place all bags of trash on the curb on Saturday morning for pickup.

•Brooms and mops are located just inside the door to the basement.

•Trash bags and cleaning supplies are located under the sink in the kitchen and bathroom.

•You are not required to clean the house before departure, but we do expect you to clean up after yourself. There's a difference. Please make sure that the house is generally tidy and that there's no open food lying around before your departure.

•Please close and lock any windows that you've opened during your stay.

This pretty much covers everything you'll need to know during your stay. We hope you have an excellent time. We're here to help make it better any way we can.

House was perfect for my brothers bachelor party. Used the backyard a few times to grill before heading out into Asbury. Inside of house had everything we needed. I would say the place was as advertised and would stay here again. Mikey was informative and a good host.

Michael's home is an excellent place to stay! We stayed here for NYE and had a wonderful time. The house had everything we needed and was spacious enough to hang out and sleep comfortably. Michael was a great host and quickly answered any questions we had. His home is close to the Asbury Park boardwalk and just about any kind of store we needed. I would highly recommend staying here; it's lovely!

My friends and I were in town for a wedding and chose Michael's place as a home base. It was easy to find and very comfortable for the 6 of us who stayed. Everything was clean and he even provided towels and sheets for all of us. We wish we had had more time in the house to enjoy the backyard which was very cute and accommodating for a larger crowd. We even ran into a mix up with keys and we were able to easily get in contact with Michael and be helped into the house at a later hour. We would definitely stay here again.

We're a fun-loving couple who enjoy meeting people from all over the world. Our apartment is clean, modern and, dare we say it, pretty darn fantastic.

Forget what you've heard about Harlem, too. Our neighborhood is full of diversity, friendly people, and it's safe. I'm a tiny man, and I've never had one problem here. There are several parks nearby with excellent views of the George Washington Bridge, the Hudson River, the Harlem River, New Jersey and The Bronx.

We love it here, and you will too!
