Our urban cottage is located just blocks from the West Seattle Junction. This two bedroom house sleeps a maximum of 6 guests. Both the master bedroom and a second bedroom have queen-sized beds. A semi-private, curtained sleeping area contains bunk beds perfect for kids or the young at heart. The small kitchen is functional, but not for the true gourmet cook. The house has one bathroom, a combined open living/dining space, a washer/dryer, wireless high-speed internet, and off-street parking for two cars.
You'll find the beds crisply made, fresh towels in the bathroom, and coffee in the kitchen, in addition to other homey touches, so you can begin your relaxing vacation the minute you arrive.
The cottage is located near the heart of a neighborhood full of great restaurants, coffee shops, shopping, a pharmacy, grocery stores, and nightlife. Our neighbors are Salon Ef-Fekts and the OutWest Bar.
West Seattle is also home to Seattle’s finest waterfront areas: Alki Beach and Lincoln Park. Alki provides summer fun and excellent views of downtown; Lincoln Park is great for a hike in the woods or a dip in the saltwater swimming pool. We recommend riding the Elliot Bay Water Taxi from Seacrest Pier to downtown Seattle. By car, downtown Seattle is just 10 minutes. Or, another great hassle-free option is to hop on a metro bus and ride just 15-20 minutes.

We allow guests complete privacy, but are only a phone call, text, or e-mail away is needed.
There is a Rapid Ride bus stop about a block away, which makes getting downtown a breeze!
You agree to the following terms and conditions when you book this property through Airbnb:
Guest. The Guest placing the reservation is an adult and will be an occupant of the property during the entire reserved period. Other occupants may be family member, friends, or responsible adults; any Guests under the age of 18 must be accompanied by an adult. Use of the premises will be denied to persons not falling within the foregoing categories, violation will result in immediate expulsion from the house without refund. Violation of any Rental policies will also result in immediate eviction with no refund.
Damage Deposit. This deposit will be accounted for and refunded (less allowable deductions) within 15 days of your departure. All or part of the Damage Deposit may be withheld to cover missing items, excess cleaning, repairs, additional occupancy, re-keying of locks, damage done by parties, sanitizing charges due to smoking or having pets while in the house, or any damage resultant of violations of any Rental Policies. Regardless, Guest promises to reimburse the Owner all damages to Owner’s property caused by Guest, including those in excess of the Damage Deposit. Guest shall also be responsible to Owner for attorney fees and other costs necessary to collect for such damages.
Change of Dates. Requests will be considered based on property availability. Nights may be added or removed from your reservation up to 30 days before the first day of your reservation without penalty. Within 30 days of the first day of your reservation: additional nights may be added at the same Nightly Rate used to calculate the original Rent Amount; cancelled nights will be refunded at 50% of the Nightly Rate; if the number of cancelled nights places your total reservation at less than the required minimum stay for the reserved season, the Rent Amount will be calculated as the Nightly Rate for the required minimum stay.
Cancellations/Non-availability of Property. Reservations may be cancelled up to 30 days before the first day of your reservation. Your Rent Payment will be refunded less handling charge equal to 10% of the Rent Amount. For reservations cancelled within 30 days of the first day of your reservation, 50% of the Rent Amount will be forfeited. If you do not arrive to check in during your rental period, you will not receive a refund. In the event that the Owner is unable to deliver the property reserved under this agreement because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, Guest hereby agrees that Owner’s sole liability as a result of these conditions is a full refund of all monies previously tendered by Guest. If such an event occurs after check-in Guest’s sole remedy is a pro-rated refund. Guest expressly acknowledges that in no event shall Owner be held liable for any consequential or secondary damages. No refunds shall be granted due to delay in check-in, early departure, surrounding construction, or noise. All refunds will be made using the Owner’s choice of personal check or PayPal refund.
Owner’s Right to Terminate Agreement. This agreement allows the Guest to occupy the property on a nightly basis. The Owner may terminate this agreement by providing written notice at any time during the reserved period and Guest’s sole remedy shall be a pro-rated refund, payable with Owner’s choice of personal check or PayPal refund.
Arrival/Check In. No check-in will be allowed until total payment has been received in full. The house will be available to you anytime after 3:00 pm on the date of your arrival. We are not usually able to accommodate requests for early check-in. If you notice pre-existing damage upon your arrival please notify us immediately. Failure to report damages may jeopardize the return of your Damage Deposit.
Keys/Lock Outs. After payment has been received in full, we will provide you with a code and directions on how to get the spare key from the key box. Two keys will be provided inside the house for your use. To prevent lock outs, please leave the spare key in the key box at all times. If you are locked out, you may call us and we will respond as soon as possible. Please understand that we may not be immediately available for assistance.
Linens/Supplies. Sheets and towels are provided for your stay. Dishes, basic kitchen utensils, and initial consumables are also provided (toilet paper, coffee/tea, dishwashing detergent, paper towels).
Cleaning & Housekeeping. Housekeeping services are not provided with your rental but basic housekeeping supplies are provided so you may do your own cleaning during your stay. You are expected to leave the house in the same general condition that you found it by making sure: dishes are cleaned and ready to be put away; counters and appliances are left clean; all items and furniture are returned to their original location; and garbage/recycling/composting is placed in proper containers. Bedding should be left on the beds, but they do not need to be made. The house should be generally picked up and ready to be cleaned and sanitized for our next guests. If additional cleaning or repairs are required you will be charged $50 an hour with a 1 hour minimum; additional cleaning is considered anything beyond laundering linens and towels, changing beds, dusting, vacuuming, cleaning bathrooms, and putting away clean dishes. If additional cleaning or repairs require the use of an outside vendor (i.e. carpet cleaning due to spills on carpet or upholstery or patching drywall) Guest will be charged the cost of that service plus a 20% administrative fee.
Garbage/Recycling/Composting. Seattle has a mandatory recycling program. All occupants are required to follow the City of Seattle’s Recycling Guidelines by disposing of recyclable goods and compostable material separately from trash. Guidelines are provided in the house. The City of Seattle will refuse to pick up garbage with recyclables mixed in or vice versa. Should we have to sort through your garbage, Guest will be charged $50 per hour for such service with a 1 hour minimum.
Fireplace. Only Duraflame-style firelogs may be burned in the fireplace. Follow all directions on the firelog packaging. Burn only one firelog at a time. Fires in the fireplace should never be left unattended. The fireplace is not to be used to burn wood, paper, trash, or any other material. If we find evidence that anything other than firelogs were burned in the fireplace, no part of the damage deposit will be returned.
Departure/Check Out. Departure time is 11:00 am; your prompt checkout is appreciated so we can prepare the house for our next guests. When you check-out make sure all doors and windows are closed and locked, the thermostat is lowered, and the lights are turned off. Use the spare key to lock up, then return it to the key box.
Change in the Number of Occupants/Conduct of Occupants. Please inform us of any changes in the number of occupants before your arrival. Unless you’ve received written permission from the Owner, the house is not for gatherings at any time of anyone except those listed on the guest information page of this agreement. There are absolutely no parties permitted. If there is evidence of a party, excessive noise, music, or illegal activity Guest will be asked to vacate the premises with no refund given. The Guest may also be billed for any additional cleaning, replacement cost of broken items, and repairs needed resulting from violation of this policy. No RV’s or campers may be parked on the property.
Pets. We do not allow pets when this property is booked through Airbnb. If there is evidence a pet was in the house the Damage Deposit will not be refunded.
Smoking Prohibited. Smoking is absolutely prohibited in the house. If there is any tobacco smell or evidence of smoking, the Damage Deposit will not be refunded and the Guest may be billed for any additional associated costs to rid the house of smoke smell and damage.
Security. Guest assumes responsibility for the house and its contents, as well as any of your personal property in the house during your stay. Our property insurance does not cover Guest belongings. You may wish to purchase travel insurance for this purpose. It is advisable to lock the doors and windows when you are away and leave the porch light on. We recommend that you remove valuables from your vehicle and keep it locked as well.
Risks/Safety. Children are welcome, however, there may be conditions in and around the house that may pose hazards to them, as well as to adults. Owner does not assume any liability or responsibility for any injuries occurring during your stay with us. Children must be supervised at all times. Candles are not allowed due to fire danger. The fireplace may only be used for Duraflame-style firelogs. Damage resulting from violation of this policy will be the full responsibly of the Guest. Fireworks are prohibited by the City of Seattle.
Locked Areas. The Owner may keep personal items in one or more locked areas. Access to these locked areas is not included in your rental.
Repairs. We want your vacation to be just as you anticipated but sometimes repairs are necessary. If that happens please call us to report the problem and we will address your concerns as soon as possible. It may be necessary for us or a contractor hired by us to enter the home at reasonable times to make repairs. Public utilities are beyond the Owner’s control and their failure will not be grounds for a refund. No amenities are guaranteed. The malfunction of amenities will not entitle Guest to a refund.
Telephone/Mail and Packages. Telephone service is not provided.
Items Left in the Home. Please be sure to thoroughly check the house before you leave for any personal items. If after your departure you discover you’ve left something behind, contact us and we will attempt to recover it and return it to you at your expense. However, we cannot guarantee the return of items left behind and items found and not requested to be returned within 30 days after your departure may be discarded.
Additional Terms and Conditions. The Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges the Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any other occupants as a result of, or in connection with the occupancy of the premises and agrees to hold the Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. The venue of any action shall be the King County Superior Court at Seattle.
Miscellaneous. This agreement constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this agreement shall be binding on either party unless it is acknowledged in writing by both parties. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this agreement.
We had a great stay at the Full Moon Cottage. The home was well prepared for us and everything we needed and expected was there. Laura was very prompt is answering questions prior to booking to make sure it was the right place for our Seattle visit.
Great, quiet neighborhood. Laura requested an extra cleaning fee even though we scrubbed her floors and took off our shoes. Even though there's no clause saying we can't have a small gathering, she will assume a party if there is a lot of trash, which is understandable. Laura won't have problems with you, just don't create a lot of trash.
West Seattle and this cottage were perfect! Having only stayed in Seattle "proper" before we found the location much nicer and easier... having a parking spot is a plus! Our son was delighted to find a toy box (I would have never noticed it!) and as my wife put it, it had everything we needed for a last minute family trip. Thank you!
This place was great! Laura was communicative and very easy to deal with. The house was perfect for our needs and was prepared with lots of thoughtful touches! There was a small gift basket with snacks, the dish washing liquid and laundry detergent were environmentally friendly and the home felt welcoming and clean. I would definitely recommend this property to anyone wanting a place to stay in Seattle!

Laura & Joe Ross - Having both owned houses before we married in February of 2009, we decided to try the vacation rental business rather than sell either. Our first guests were Laura's family, in town for the wedding. Since then, with Joe's work as a musician and dancer and our joint project of raising two boys, we are plenty busy! However, we take pride in putting our visitors first and have really enjoyed meeting our guests and sharing the city we love with them.
