The house is peaceful, central and has every amenity. It is secure, quiet, comfortable.
The floors are oak, the windows are triple-glazed, the house is well-insulated and very cosy. Enjoy an open fire, light the candles, adjust the lighting on dimmer switches, enjoy watching DVDs, browse bookshelves or the wide selection of music on the iPod. Have a barbque or make yourself a cup of tea or Nespresso coffee, take it out on the patio and listen to the birds in the back garden.

While the house is neat and tidy there will be personal effects such as photographs, toiletries, books, artwork and this may not be to your taste - you may prefer to rent a place that has no signs of other inhabitants.

Interaction with Guests
I might not be present when you arrive but will arrange to have the keys available for you in a lockbox at the front door.
The neighbourhood is Dublin's 'embassy belt' and is peaceful yet central.
Within 10 minutes of the house I am in the large gardens and fields of the Victorian Herbert Park, or in the leafy walks of Merrion Square, or enjoying the stunning views of Dublin from the rooftop bar of the Marker Hotel. l can cross the road to take the Dodder River walk to the Grand Canal Dock and over to the River Liffey.
The Aviva Stadium is two minutes walk from the house, the RDS is six minutes walk, the Bord Gais/Grand Canal and LIR Theatres are six/seven minutes walk . The O2 is twenty minutes walk.
The village of Ballsbridge and the RDS is five minutes walk away and has numerous restaurants and pubs. Beggars Bush is four minutes in the opposite direction and again has award-winning restaurants, famous pubs and a supermarket open 24/7. The Grand Canal Dock is seven minutes walk away.
Public transport is on the doorstep - take the DART or the frequent double-decker buses. Taxis wait at the taxi rank at the end of the street.
You are within 5 minutes walk to the Grand Canal (Bord Gais Theatre) and you can walk to Merrion Square and the National Gallery in less than 10 minutes. Stephen's Green and Trinity College are less than 20 minutes walk.
Lansdowne DART station and a taxi rank are just two minutes walk away. There are frequent buses (the bus stops are two minutes walk away) going to and from the city centre.
The Aircoach service from Dublin airport to Greystones (route 702) passes right by Lansdowne Park. The service runs on an hourly basis so check with the Aircoach website to see if it suits your landing time and you can book online with them. The cost is €8 and €13 return. Get off at Ballsbridge Hotel, Pembroke Road and walk back in the direction from which the bus has come - back onto Northumberland Road. Lansdowne Park is the first turn into your right - so it is 2 minutes walk back from the bus stop. This is a 24-hour service, the coaches are very comfortable and have wi-fi.
A taxi from Dublin airport will cost about €25/€30
or you can take the Aircoach to (and from) the Burlington Hotel in Donnybrook (service every 15 minutes). A taxi from the Burlington will cost about €6 or is a 15 minute walk.
If you wish to book a taxi back to the airport - there is a taxi rank 2 minutes walk away by the Ballsbridge hotel on the junction of Lansdowne Road, Northumberland Road and Pembroke Road. You might also want to book with Ballsbridge Taxis who do a reasonable flat rate of €24 if you book with them.
pets are allowed, smoking can be done on the patio but not inside the house.
We had a wonderful weekend staying at Katherine's charming home in Ballsbridge. The house is exactly as advertised, clean, comfortable, well equipped and with a very good book collection! As we had come over to watch rugby at the Aviva we were delighted to realise that the house is extremely close to the stadium. The location of the house also provides very easy access into the centre of town. Ballsbridge is a lovely neighbourhood and Katherine's recommendations on places to eat were absolutely spot on. Would certainly stay again for our next trip over to Dublin!
Katherine's house is exactly as you see in her photos provided. It was clean, modern and very homely. We had a very great stay and the location is ideal to the city centre. (One of the best neighbourhoods in Dublin). Katherine was very organised and replied straight away. Thanks again :)
The neighborhood was cute and quiet, but not really walking distance from the city center. Nevertheless, the house was very nice and taxis to where we needed to go were quite reasonable
My friends and I were in Dublin for the weekend and loved our stay! Katherine has an absolutely lovely flat in a great neighbourhood. Our rooms were spacious and comfortable and really suited us.
Katherine also provided all the information we needed ahead of time which was very helpful since we arrived late on Friday night. She also had great suggestions in where to eat in the area.
We had a brilliant time during our stay in Ballsbridge. Katherine did everything to make us feel welcome and was in touch to make sure that we were settled and had everything we needed. The house is beautiful, spacious and well equipped with everything we needed. We felt really at home here. Location is wonderful - a short walk into town and also not far from the beach at all.
Lovely, cosy, comfortable home which was warm and modern. There is a great library and some lovely art and good furniture. Excellent location. Highly recommended.
