Calm and convenient location

River House is across from the Winooski Falls and is part of Burlington's historic mill neighborhood. It's a 10 minute walk to the Winooski Circle which is full of restaurants and activity. Downtown Burlington and Lake Champlain are a 10 min (2 mile) drive away. This unique, arty tiny house features hardwood floors, a small kitchen and bathroom, and a shared outdoor space.

There is a queen bed upstairs in the loft and a full sized couch downstairs which can be made up for sleeping.

The space
River House was built in the summer of 2017 with its historic mill neighborhood in mind. The attached older house dates back to the 1890s. You’ll see many historic details in the tiny house such as photos, maps and books. There are funky, arty touches including large paintings and some smaller works by local artists.

The house is stocked with all the comforts of home and we hope your stay here will be restful and that you will get a chance to explore the neighborhood.

River House is permitted and inspected by the city of Burlington.

Many guests love the unique loft space, the garden and central location.

Some guests don't like the airplane noise and being 2 miles from downtown Burlington.

The guest house is entirely private. It is attached to our single family home. We share a backyard, a driveway and the foyer outside your front entrance. We may cross paths in one of these shared spaces.

Other things to note
Please be aware that we are close to the airport and there is airplane traffic, both military and commercial. You may see F-35 jets flying overhead and they are loud. You may also hear train whistles late at night sometimes. We live in a busy part of town but River House is a little oasis.

There is queen bed upstairs in the loft. On the main floor there is a couch that can be made into a full-sized bed for sleeping. Please let me know before your visit if you’d like the couch made into a bed for sleeping.

Please be aware that this is a tiny house with an open concept design. It is not child proofed and not safe for toddlers due to the two flights of stairs and high loft area.

Neighborhood highlights

This is a unique historic neighborhood and the river twists through it. Down the street is the Chace Mill which has a vegan cafe and yoga studio. Across the river is the Champlain Mill which has an outdoor restaurant in the summer and further down the river by the dam is the Woolen Mills. And of course, the Winooski Circle has many restaurants to try and is only a 10 minute walk away. We are centrally located and a quick drive/walk to Winooski, the UVM Medical Center, UVM, the Burlington International Airport and downtown Burlington. There are nearby walking trails on the Winooski River Walk, Casavant Natural Area and Centennial Woods. There is tons to do here, come visit!
