This elegant eco friendly 85 m2 apartment can comfortably sleep up to eight people and is located on the 2nd floor (without a lift) of a residential building.
The modern lounge has a comfortable double sofa bed and two armchairs for watching the flat-screen television with cable channels or listening to music. There is also unlimited WIFI internet connection available.
The large living room table is a great spot to enjoy meal times with friends or family. The open-plan American-style kitchen is equipped with a microwave, dish washer, and all necessary utensils to prepare any kind of dish.
The apartment also has three separate bedrooms – two with a magnificent double bed and the third with two singles.
There is also a beautiful bathroom with natural light and a wonderful bath and shower to guarantee some real relaxation and well-being.
Alongside the apartment, there are various supermarkets and shops to satisfy all guests' needs during their stay including a large variety of restaurants and bars. Visitors can walk to most of the city's fascinating places of tourist interest including the Belvedere Palace and its beautiful gardens.
Naturally there are also different public transport options available including the line D tram line that leaves from the Schloss Belvedere stop, only a few minutes' walk from the apartment and leading directly to the city center. Another possibility is to catch U1 metro line (U-Bahn) that connects directly with Karlsplatz, Stephansplatz, and the famous Prater theme park.

• All our apartments receive their electricity from 100% renewable energy
• We are of the opinion that one should live with and not off the environment. Therefore, we donate 3% of our profits to organizations that are active in social and environmental areas. A new organization is elected every year.
• This apartment uses only LED lights and does without inefficient incandescent bulbs or energy saving light bulbs containing mercury
• We want to protect the global environment but we do not want our guests to have to sacrifice comfort. A permanent adaptation to the latest technology is just as inefficient (because still functional devices would need to be scrapped) as expensive. So we renew old or broken equipment by energy-efficient electronics step by step.
• We try as often as possible to refrain from printed documents. If it cannot be avoided we use exclusively recycled paper for printed documents

Duration of stay
According to local law a special rental agreement is necessary if the duration of your stay exceeds 2 month
Number of persons
It is not allowed to exceed the arranged number of persons without permission of the landlord/landlady. In case of agreement the price is subject of change. The surrender of the apartment to a third party requires a written permission and report of name and address.
Ignoring these rules causes the right for the landlord/landlady to close the duration of your stay. For the contrary usage of the agreement during duration of your stay he/she is authorized to request an extra charge.
For keys taken, a deposit per piece can be required. It's the guests duty to pay for lost keys and cover additional costs of changing lock.
It is the landlord's/landlady's responsibility to look after the proper reservation and preparation of the apartment or house. In case of an act of god, or adverse circumstances the landlord/landlady has the right to offer another compareable accommodation. If there is no equivalent object, or the guest does not agree, both sides can cancel the arrangement. The liability of landlord/landlady is limited to the refund of prepaid amounts
Guests and their accompanies declare explicitly to use the apartment, house, sports equipment, pool and all other things in the rented object at their own risk and avoid landlord/landlady of all deduced claims of compensation.
There is no liability for all valueables brought by the guest and their accompanies.
Maintenance and damages in apartment/house
Our guests have the duty to take care of rented rooms and all other equipment and keep them in good shape.
Upcoming faults or danger, which could threaten the rented accomodation or rentals must be reported immediatly to the landlord/landlady.
The guest is liable for all damages and impairments on the rented rooms or goods, as far as they exceed signs of wear and tear on normal usage. This regulation is also valid for all other accompanies which are resident in agreement with landlord/landlady.
If landlord/landlady or their substitute is not reachable, the guest has to order, in fulfillment of his duty, an emergency repair. All costs will be refunded by the landlord/landlady, as far as the guest is not guilty of negligence.
On the day of your departure you are asked to leave the rooms before 10 am.
Should be, or become one of the regulations above partly or fully not legally valid this will not touch the continuing existance of all other regulations. Such regulations will be replaced by the local house rules (of your landlord/landlady) or retrospective of other legally valid regulations which fulfil the economic interest of all parties.
Please do not download illegal or copyrighted movies. Austrian law, requires Internet service providers to send notifications to downloaders whose IP addresses have been identified by copyright holders for perceived violations. These notices will state the time and content of the material downloaded. There have been heavy fines levied to Airbnb guests in Vienna.
Court of jurisdiction for all apartments is Vienna.
