Comfy, private room in a sweet little house very conveniently located close to airport, Amtrak station, Old Market, CenturyLink Center and all the hottest attractions that Omaha has to offer.
It's a cute, cozy room with an extremely comfortable queen size bed, and two small dressers. Guests are more than welcome to use the dressers. The room has a ceiling fan, windows that open, and direct access to the shared bathroom. The room is the only bedroom on the main floor of the house, and is next to a very inviting living room that is great for reading, relaxing, or watching a movie. Please note that the shared bathroom with Jack and Jill doors is one of the reasons I keep the price low. If you're looking for total privacy, this may not be a good fit for you. Please make sure to read the house rules about the bathroom for more information and details.
Guests can use the entire main floor of the home which includes the front porch, living room, dining room and limited use of the kitchen. Guests can help themselves to drinking glasses and water as well as mugs and may make themselves hot tea with honey if they wish. There is plenty of parking in front of the house as well as a large parking lot immediately west of the house and another across the street north of the house. I do not have a garage. There is a University near by that patrols the neighborhood 24/7 so it's pretty safe but guests are welcome to store luggage, bikes or kayaks in the basement if they don't feel comfortable leaving items in their car.
Interaction with Guests
I try to give my guests as much privacy as possible, but am happy to interact with them and offer them information if they desire. As my schedule permits, I'm happy to be a local tour guide. On weekdays I'm usually up and out of the house by 8:30 am and I try to be quiet as possible so as not disturb my guests.
There is a bakery across the street that makes fresh donuts every morning except Sunday and a brand new coffee shop down the block. Also across the street is one of Omaha's most famous Italian steak houses. We are close to a small university that has great security which patrols the neighborhood 24/7.
We are three blocks from the bus stop. It's about an 8 block walk to the Old Market from here, and about the same distance to the zoo.
Other Things to Note
The bathroom is a jack and jill bathroom so it has two doors, one to the is to the guests' bedroom and the other is to my office. I request that guests keep the door between their room and the bathroom closed so that I don't disturb them when I use the bathroom. Also, when using the bathroom to please close both doors and make sure the door between the bathroom and the office is locked. I would also like to note that I am in the process of scraping the old paint off of my bathtub in order to repaint it. It's a pretty tedious process that makes for an unsightly tub, but I scrub the dickens out of it before the arrival of every guest.
I would ask that guests not invite others into my home. Guests may use the kitchen and dishes as long as they clean up after and wash their dishes. The door between the guests' room and the bathroom should be kept closed. There is no smoking allowed in the house or on the front porch but guests may smoke out in the yard if they wish as long as they clean up their butts.
Karen is a fantastic host and if I visit Omaha again she will definitely be my first choice to check availability. She also lives right across from a great Omaha steaks restaurant, which is very handy.

The room and house are exactly as described.
I generally have trouble sleeping when I travel, but the room had a comfortable feeling, so I slept much better than usual.
Though its a little bit of a walk, getting to Old Market and back is very doable and makes for a nice stroll.
And along with others, I have to recommend the bakery across the street. I highly recommend it. (As well as recommending staying at Karen's)
We are driving a truck cross-country and needed a convenient place to stay, where we could park a truck, on the way. Karen's place was perfect for us. Communication was easy, though sadly we never got to meet Karen, as she was out by the time we arrive, doing a fun-sounding all-night bike ride-- and we didn't catch her before we left in the morning. But the place was easily accessible and provided a COOL, comfy place to sleep, complete with water and coffee.
Karen's place was fantastic!!! Honestly, she sells the place down in her posting. :) The shared bathroom door seemed more like a wall than anything, and did not bother me in the least. I was so sad that my crazy conference schedule kept me from actually even meeting Karen at all, but she made everything so easy and was very responsive. Her house is beautiful, convenient, and well-stocked with whatever you may need. I would without a doubt stay here again!

good communication and flexible. neighborhood seemed a little sketchy and traffic was sometimes loud, but overall acceptable. bed was super comfortable. appreciated the coffee and water in the room. one should know there is no direct access to the bathroom: karen asked us not to use the door because it is hard to get closed again. it was a little off-putting to have to walk through the livingroom and the office to use the bathroom, especially in the middle of the night. hopefully she will fix that soon. house is very near the old market district which i highly recommend...very fun area.
Karen was very accommodating, friendly and helpful! Sadly, we were only there a night and had to leave early the next morning. She had a very clean and cool place right near a really beautiful area in Omaha. My wife and I's favorite stop on our western road trip!
