This cozy historic Roadhouse cottage sits on the main road of a 2 acre homestead part of a 6 BR home backing to Wingate Brook that flows into Lake Winnipesaukee.

While the deed dates to 1815, Brookside Cottage Roadhouse was founded 1846. It’s full of timeless character—thoughtfully maintained and comfortably updated, though not newly renovated.

The space
Part of a 6 BR Historical Farm House Situated on 2 acres, this 2 BR Roadhouse Cottage has separate private entrance Kitchen Dining and Living Room with large off street gravel parking lot to accommodate parking for ONE #boat trailer or #snowmobile providing easy access to Wolfboro downtown, beaches, marinas and Lake Winnipesaukee Ski Resorts and Snowmobile trails.

Consists of Two Upstairs Bedrooms with Two En-suite Bathrooms Plus a half bath main floor off private kitchen. Covered side porch is for your enjoyment accessed by outside front steps.

Bedroom 1: One queen bed with cozy accents (sleeps 2) En-suite Bathroom

Bedroom 2: Two queen beds, En-suite Bathroom -farmhouse-style furnishings (sleeps 4)

Covered side porch is for your private enjoyment accessed by outside steps.

Barn, grill, rear outdoor firepit, and rear trout stream are NOT for use by the 2 Bedroom Front Roadhouse listing when rented separately .

Guest access
Your reservation will have information on check in and which door and key code to access the front 2 BR home. This private 2-bedroom home is part of a larger 6-bedroom property, with its own separate entrance, dedicated parking areas, and full access to only the front of the home and front outdoor right-side porch .

Ideal location to be just minutes away from town. Right down the street from Birch and Vine and Melvin Village.

Other things to note
We provide an introductory supply of toilet paper and paper towel along with all new luxurious linens and towels.
Please be sure to bring anything else to make your stay enjoyable. We have a fully furnished kitchen so if you like to cook please don’t forget all of your favorite condiments, butter, cream coffee, tea ,sugar, salt and pepper, extra toilet paper, garbage bags , paper towels, shampoo, conditioner, body and laundry soap. Make yourself at home!

Please note only SINGLE PLY TOILET PAPER is allowed in the septic system.
Please do not flush anything other than single ply toilet paper - NO paper towels nor wipes nor sanitary napkins nor tampons in the toilets please 🙏

Barn, rear outdoor firepit, and rear trout stream are not for use by the front 2 BR home which is part of a 6 BR homestead. Each with separate private areas for enjoyment, private entries and private parking.
