Since I wasn't given the opportunity to handle these "issues" privately, I feel obligated to address them here in a response to her review. -> Communication off ABnB platform: One week prior to a guest's arrival I reach out via text and email to send detailed information about the house. This also provides direct communication between host and guest should any issue come up during their stay. In my opinion, direct communication between the host and guest is critical when a guest is in residence. -> Room and bed arrangements: Everything in the house is as advertised. In fact, the guest made a last minute request to change bed configurations prior to their arrival. Also, the guest was made aware of the availability of additional rollaway beds. Not only did they not need them, but they also declined to have them set out. Confused as to why this is even addressed in the review. -> Entry code: The registered guest's mother was the first to arrive. She input her code incorrectly multiple times so the security system locked out her code. Her mother called me (directly) and I opened the door remotely while driving. Her locked-out code was re-entered into the system without issue. -> Keurig coffee maker: I personally checked in on the guest on multiple occasions during their stay to make sure they had everything they needing. Even though they had a "house full of coffee drinkers," this is the first time an issue with the Keurig had been mentioned. Maybe it was operator error? I used it personally, without issue, the day after the guest departed. -> Items available for purchase (wine and beer): This one is a head scratcher. ABnB does recommend guests not to pay hosts for RENTAL costs off platform, but there is no process for costs incurred DURING the stay. Our guests are given the option, using the honor system, to pay for these courtesy items via (Hidden by Airbnb) or Cash apps or simply leaving cash. Paying for these items via ABnB, while is an option, is a bit cumbersome after the guest has checked out. Sadly, Ms. Nowack was one of the guests hosts are warned about -- they just have to complain about something. Multiple special requests were accommodated prior to the guest's arrival (early check-in, late check-out, changing bed configurations, adding in additional access code). No mention of this by the guest. It was never enough.
