This is a lovely modern luxury double room in a newly built house, right in the heart of Brighton just 3 minutes walk from the train
Limited parking permits available for each calendar day, (not for a 24hour period), at £10 but I must know when you book in advance and don't take any responsibility for incorrectly filled permits or incorrect parking! Ideally, payment for these permits should be paid separately into my paypal account. Otherwise, parking in my street is free between 8pm and 9am and then £3.50 per hour.
Nearest totally free parking is in the hanover area, about a mile walk. Just put Hanover Brightonin an internet search and pick a street. Give yourself a bit of time though as its a nightmare finding a space.
This room is not free from my personal possessions! I have managed to hide it all away in the mirrored wardrobes but have left two big shelving units empty for guest use. Please feel free to use any spare hangers if you need to hang anything up.
Please let me know a little bit about your stay in Brighton when you make the enquiry, no need to ask if it's available, as the calendar is always up to date.

This totally varies. Sometimes we may be at home all day, sometimes we are away for days or weeks.
Other Things to Note
Very occassionally we may need to put you in our other guest room in the house. This is of equal standard and quality with private en-suite. We will inform you before you arrive if this is the case.
If not done already, we do require guests to update their airbnb profile with at least a photo and phone number.
Towels will not be provided between 25th Jan and 8th April

We stayed in Hayley's en-suite room for 2 nights.
The room is modern and spotless as the listing shows. We had good sleep on both nights - the linen's great and it's quiet at night. It's very conveniently located too - train station just 3-5 minutes away. We had a very good experience overall.
We didn't meet Hayley, but she's been very responsive and communicative. Her instructions (via email) were very detailed, which shows what an organized person she must be. We did meet Paul briefly a few times during our stay. He was friendly and helpful and at the same time respectful of our privacy, which we appreciated.
The room is really pretty and clean, and the position is good. Very convenience for travelers. I like the style of the bathroom, that was a nice trip.
The room and bathroom of Hayley and Paul were very very clean and cozy. We especially liked the shower, and the soft towels that were at our disposal.
The location was really close to town so could walk to there in 10 mins.
Shame the bathroom door could not close as it meant my friend and I had to try not to see each other go to the bathroom as it faced straight into the bedroom. The host did kindly offer their bathroom. It was a shame the host asked us to be back by 5:30pm when we did explain we had hoped to spend the whole day out - so it was cut short to pick up the key when we could have been given it when we arrived at 12:30pm to collect the parking permit. It did feel like we where a little bit of an inconvience, they asked if we planned to go out drinking as they had to be up at 4:30am to drive to work. My friend and I had dinner plans and made it back by 12am. We didn't see anyone in the morning and posted our keys back. Essentially it was a warm room and close to town.

When we arrived, Hayley and Paul quickly set us up with the room, which was lovely and had everything we needed. We spent the weekend visiting the city and going to Seven Sisters National Park, which was beautiful, so we didn't spent much time inside. So if you want a nice little spot central Brighton, super close to all the shops and the seaside, this is a perfect option!
One of the best night's sleep we've had in a long time. Clean, comfortable and well-located. Thank you Paul and Hayley!
