The Deer room sits in the roof space above our double car port in the garden of our 19C cottage in Burley, Hampshire. We offer a peaceful & private double room with en-suite shower for 2 persons. A full cooked breakfast (weekends) and a continental breakfast (week days), is served by us in our cottage.
The Deer room is cosy and private. It is in the roof space so mind your head! But this adds to the charm. There are tea and coffee making facilities in the room biscuits and bottled water. If you wish to dine-in, there are plates, cutlery and glasses and if you need anything else, simply ask although there are no facilities in the room to cook or heat food in the room. There is a TV and Internet access via an RJ45 cable supplied. For Wireless Internet access, come and sit in the garden nearer to the house or come into the house where you will hook up to our wireless hub. The signal is weak in the room itself due to the wall insulation. For the dark nights there is a torch and binoculars for wildlife spotting and a hair dryer for wet hair! The Velux windows have blackout blinds for those not wishing to star-gaze and lay-in in the morning!
There is covered secure parking underneath.
Access is best by car. We are 2 miles from the main A31 trunk road that continues on from junction 1 of the M27 across the forest. We are 5 miles from Ringwood.
The nearest public transport is:-
British Rail station in Brockenhurst (approx. 20 min taxi ride & approx. £20) or
National Express coach in Ringwood (approx. 10 min taxi ride & approx. £15) Please (website hidden) local taxi firms for latest prices. There are taxi ranks at both Brockenhurst train station and Ringwood bus terminus.
During the summer season (June - Sept) the New Forest operates a Hop On Hop Off Tour Bus that links all the new Forest towns and villages inc Brockenhurst, Ringwood and Burley. (website hidden) times and prices.
Interaction with Guests
We like to meet and greet our guests. Although you will be staying in the garden above our car port, we are always available in the house, so come and knock on the door. And we love to chat and exchange stories of travels abroad while serving you breakfast. At weekends we serve a full English cooked breakfast with cereals to start and toast & jam etc to follow. However, on week days we offer a simpler continental style breakfast of soft fruits, yoghurt and croissants as well cereals etc. Please let us know of any dietary requirements when you book. If you do not wish to have breakfast we will deduct £5/person per night - paid to you in cash on arrival.
We are situated in the New Forest National Park where horses, deer and cows roam freely. It is a peaceful place ideal for relaxing. In Burley (a 7 min walk), you can hire bicycles and go horse riding on the forest. Sailing is possible from Lymington (10 miles) and there are plenty of beaches nearby along the coast (12 miles). If you just want to walk and experience the forest and its natural beauty, simply walk out of our garden and into the track. Further afield we are close to Bournemouth, Southampton, Salisbury and Winchester; all great places to visit, shop and sight-see!
There is no public transport in Burley itself. You will need a car or bicycle. However, during the summer season (June - Sept) the New Forest operates a Hop On Hop Off Tour Bus that links all the new Forest towns, villages, coastline and forest attractions, so you may like to (website hidden) times, maps and prices.
However the village of Burley is only a 7 min walk from our house and there you will find a hotel and 2 pubs all serving food, several tea rooms, a village convenience store, a post office and of course plenty of shops selling foresty and witchy souvenirs. We would be happy to recommend other eateries a bit further afield.
Other Things to Note
We do not allow extra guests to stay in the Deer room; it has a double bed for a maximum of two persons only. We do not allow dogs. And we do not cater for babies or very small children (even with their own cot and bedding), on account of the steps up to the Deer room.
There are no hard and fast rules. We simply ask you to respect our property, our neighbours and our environment.
We could not have been made more welcome by owners John and Clare Vincent to their little gem of a place. From the complimentary Kit-Kats, biscuits and fruit to the perfectly appointed shower en-suite with its lavish supply of Jo Malone toiletries, every aspect of our stay was catered for. This unique B&B in the heart of the New Forest provided us with a superb base for our long weekend ‘away from it all’.
Every conceivable variant of breakfast was available – from pains-au-chocolat and fresh croissants to a range of cereals, a generous serving of the traditional ‘full English’, yoghurt, toast, and more on demand, such as smoked salmon.
John and Clare were happy for us to share their beautiful garden, and the table and chairs in our own little horticultural enclave were a nice touch.
John gave us excellent advice regarding suitable walks and even supplied a discount card for the local restaurant where we had a wonderful meal.
A combination of a very comfortable bed and the unexpected silence of the location made for some very restful nights. As the only guests, we were treated as welcome friends of the family rather than passing holidaymakers. We cannot recommend the Deer Room (or its owners!) highly enough.

This was our first AirBNB experience and we had a lovely stay at The Deer Room. It was comfortable and spotlessly clean with some nice extra touches such as the fresh fruit, luxury biscuits on the tea tray and quality toiletries. The location is great and we were grateful for John's recommendation of dinner at The White Buck which was perfect. John and Clare made us feel very welcome and breakfast up at the house just felt like visiting friends. Many thanks.
Both John & Claire are lovely people. Very kind and generous. The Deer Room is just perfect for a lovely quite break in the New Forest, with a view to die for, The Deer. The room was perfect, beautifully furnished, clean, everything you could need in the room for your stay. Breakfast was delicious, and again John & Claire were the perfect hosts and couldn't do enough for you, offering to cook breakfast even on a week day. A lovely getaway for perfect peace, will certainly be back
John and Clare made us feel extremely welcome. We arrived a lot later than we had originally indicated but John was very understanding of this, meeting us when we arrived. Staying in the Deer Room is a real treat - it is wonderfully comfortable, peaceful and relaxing. Breakfast was a feast - all in all we felt very well looked after and spoilt during our two night stay.
We absolutely loved our time at the Deer Room. The accommodation was lovely and has everything we needed. We appreciated how clean and homely our room felt and enjoyed the replenishments of fruit and chocolate biscuits! John and Clare spent time getting to know us over breakfast and made us feel more like friends than guests. We enjoyed our breakfast feast each morning and felt relaxed as we ate croissants and fresh fruit. We highly recommend the Deer Room and we will be returning in the future. Thank you John and Clare!
My boyfriend and I stayed in The Deer Room for one night as a stopover on our way to a wedding. John and Clare were brilliant hosts, providing detailed directions and recommendations of local places to eat in advance of our stay. The room itself was lovely, bright, clean and extremely tastefully decorated. Clare and John have clearly put a lot of thought in to make guests as comfortable as possible with all the amenities you could need. To top it off, our breakfast on the Sunday morning was delicious. We would highly recommend staying here, it is perfectly located to explore the New Forest and you couldn't ask for more helpful and hospitable hosts; we certainly hope to return.

Hosts couldn't have been more friendly and helpful, nothing was ever too much trouble and they provided us with recommendations and information on the local area.
The Deer Room was beautiful and very cosy and comfortable and had everything we needed in it.
The continental breakfast was served in the cottage and was delicious, it filled us up until dinner!
The whole place was in a beautiful location and was in the perfect place to explore the New Forest. Sitting out in the evening eating dinner and waiting for the deer to arrive behind the cottage was wonderful and the highlight of the stay!
We can't recommend this place enough, and would love to visit again in the future.
