The Deer room sits in the roof space above our double car port in the garden of our 19C cottage in Burley, Hampshire. We offer a peaceful & private double room with en-suite shower for 2 persons. A full cooked breakfast is served by us in our cottage.
The Deer room is cosy and private. It is in the roof space so mind your head! But this adds to the charm. There are tea and coffee making facilities in the room biscuits and bottled water. If you wish to dine-in, there are plates, cutlery and glasses and if you need anything else, simply ask although you cannot cook or heat food in the room. There is a TV and Internet access via an RJ45 cable supplied. For Wireless Internet access, come and sit in the garden nearer to the house or come into the house where you will hook up to our wireless hub. The signal is weak in the room itself due to the wall insulation. For the dark nights there is a torch and binoculars for wildlife spotting and a hair dryer for wet hair! The Velux windows have blackout blinds for those not wishing to star-gaze and lay-in in the morning!
There is covered secure parking underneath.
Access is best by car. We are 2 miles from the main A31 trunk road that continues on from junction 1 of the M27 across the forest. We are 5 miles from Ringwood.

Interaction with Guests
We like to meet and greet our guests. Although you will be staying in the garden above our car port, we are always available in the cottage just 20 meters away, so come and knock on the door. And we love to chat and exchange stories of travels abroad while serving you breakfast. At weekends we serve a full English cooked breakfast with cereals to start and toast & jam etc to follow. However, on week days we offer a simpler continental style breakfast of soft fruits, yoghurt and croissants as well cereals etc. Please let us know of any dietary requirements when you book. If you do not wish to have breakfast we will deduct £5/person per night - paid to you in cash on arrival.
We are situated in the New Forest National Park where horses, deer and cows roam freely. It is a peaceful place ideal for relaxing. In Burley (a 7 min walk), you can hire bicycles and go horse riding on the forest. Sailing is possible from Lymington (10 miles) and there are plenty of beaches nearby along the coast (12 miles). If you just want to walk and experience the forest and its natural beauty, simply walk out of our garden and into the track. Further afield we are close to Bournemouth, Southampton, Salisbury and Winchester; all great places to visit, shop and sight-see!
There is no public transport in Burley itself. You will need a car or bicycle. However, during the summer season (June - Sept) the New Forest operates a Hop On Hop Off Tour Bus that links all the new Forest towns, villages, coastline and forest attractions, so you may like to (website hidden) times, maps and prices.
However the village of Burley is only a 7 min walk from our house and there you will find a hotel and 2 pubs all serving food, several tea rooms, a village convenience store, a post office and of course plenty of shops selling foresty and witchy souvenirs. We would be happy to recommend other eateries a bit further afield.
Other Things to Note
We do not allow extra guests to stay in the Deer room; it has a double bed for a maximum of two persons only. We do not allow dogs. And we do not cater for babies or very small children (even with their own cot and bedding), on account of the steps up to the Deer room.
There are no hard and fast rules. We simply expect you to respect our property, our neighbours and our environment.
My partner and I thoroughly enjoyed our stay with John and Clare. We were given a warm, personal welcome and got to see some deer in a neighbouring field within the first five minutes of our stay! The Deer Room was exactly what we imagined from the description and reviews - nice and private, beautifully decorated, with excellent views and a luxurious feel. The bed was very, very comfortable and we appreciated the nice toiletries and tea time snacks, as well as the local information that came with the room. We followed Clare's recommendation for dinner at the Oaks Inn in Bank and that was excellent. Breakfast was a big treat too which we enjoyed in the comfort of John and Clare's dining room. The location is perfect for exploring Burley on foot and further afield by car. John and Clare were a delight to meet - so friendly and helpful in their suggestions. We highly recommend that you visit them!
My husband and I stayed here to celebrate our wedding anniversary. John and Clare could not have been more welcoming! From recommending the best pub around to putting little Easter eggs and delicious PinkLady apples in our room, we felt well looked after. We were even provided with a torch to walk through the forest for our evening meal. The breakfast was a feast and we left with a hand drawn map showing us how to reach a restorative forest walk- despite the rain, it was a relaxing break and we would highly recommend The Deer Room to anyone needing time out. Thank you John and Clare and we wish you all the best for the future.
From the moment my husband and I arrived at The Deer Room we felt welcomed and well looked after. The room itself is furnished to an exceptional standard with comfort and privacy in mind. We were able to come and go as we pleased throughout the day. There were refreshments available within the room and these were replenished daily. Breakfast was superb with both of our tastes catered for, the timing of which was determined by us. We enjoyed a full English breakfast, Danish pastries, fresh fruit, yoghurt, a variety of cereals, toast, fruit juice, coffee and tea. Clare and John were on hand to offer advice and suggestions on the local area, things to do and where to eat. We particularly enjoyed our morning chats over breakfast, this was our choice to engage them in conversation as they would be equally happy to leave us to eat our breakfast alone. The locality of this venue was ideal for our requirements, one day we spent cycling locally. Another day we visited the Isle of Wight by taking the Fast Jet from Southampton. We would suggest this is an ideal spot for exploring the New Forest and surrounding area. I would recommend the Deer House to anyone who are looking for privacy, relaxation and to be well looked after by a really lovely couple, P.S. look out for the fairies - Lorna and Rob, Stroud, Gloucestershire
John and Clare went above and beyond to make us feel welcome and to make our 'minimoon' in the New Forest special. The room was immaculate and we had everything we needed for our stay.
John and Clare were perfect hosts. Communication was great leading up to our stay and directions were spot on. After arrival John gave us a tremendous amount of information about the local area, walks to go on, places to eat and even gave us a discount card to many places in the New Forest. Breakfast was delicious. Clare and John went out of their way to make us feel welcome. They even gave us an umbrella when we left to go on a walk. Two very lovely and interesting people. I would highly recommend The Deer Room.
Myself and my boyfriend stayed at The Deer room for a Valentine's getaway over the weekend, we had an excellent stay! Everything was faultless.
The room is spotless, warm and so comfy with romantic dimming spotlights.
John and Clare provided us with hot chocolate, coffee, a big selection of teas, bottled water, amazing biscuits, maps and so much more! They even bought us a bottle of prosecco and chocolates as they knew it was a romantic weekend! The breakfast was so yummy and they catered for me being a vegetarian with no trouble what so ever, they couldn't have been more welcoming and warm, suggesting places to visit and cycling routes to take. I don't think they could have actually have done anything else to help us! Even offering to give us lifts and pumping up my bike and giving me an allen key.
The location is perfect (We did get to see deer!) and easy to get to The New Forest and plenty of great restaurants.
I'm really fussy but they exceeded my expectations in every way and I would recommend to anyone.
My partner and I stayed at the beautiful deer room for 2 nights over new year. I cannot think of words to do the whole stay justice!! John and Clare were so welcoming and friendly, they couldn't do enough to make us feel more at home. The room was fantastic...exactly as it looks in the pictures, super clean, fresh, new and has a very cosy feel. Breakfast was delicious, so much to choose from. We rode horses and went cycling, and visited the local pub. All within walking distance of a perfect little village. An ideal getaway...highly recommended. Thank you so much for making our stay so comfortable and perfect.
