The Deer room sits in the roof space above our double car port in the garden of our 19C cottage in Burley, Hampshire. We offer a peaceful & private double room with en-suite shower for 2 persons. A full cooked breakfast is served by us in our cottage.
The Deer room is cosy and private. It is in the roof space so mind your head! But this adds to the charm. There are tea and coffee making facilities in the room biscuits and bottled water. If you wish to dine-in, there are plates, cutlery and glasses and if you need anything else, simply ask although you cannot cook or heat food in the room. There is a TV and Internet access via an RJ45 cable supplied. For Wireless Internet access, come and sit in the garden nearer to the house or come into the house where you will hook up to our wireless hub. The signal is weak in the room itself due to the wall insulation. For the dark nights there is a torch and binoculars for wildlife spotting and a hair dryer for wet hair! The Velux windows have blackout blinds for those not wishing to star-gaze and lay-in in the morning!
There is covered secure parking underneath.
Access is best by car. We are 2 miles from the main A31 trunk road that continues on from junction 1 of the M27 across the forest. We are 5 miles from Ringwood.
The nearest public transport is:-
British Rail to Brockenhurst (then 20 min taxi approx. £20) or
National Express coach to Ringwood (then 10 min taxi approx. £12) Please (website hidden) local taxi firms for latest prices.
During the summer season (June - Sept) the New Forest operates a Hop On Hop Off Tour Bus that links all the new Forest towns and villages inc Brockenhurst, Ringwood and Burley. (website hidden) times and prices.
Interaction with Guests
We like to meet and greet our guests. Although you will be staying in the garden above our car port, we are always available in the cottage just 20 meters away, so come and knock on the door. And we love to chat and exchange stories of travels abroad while serving you breakfast. At weekends we serve a full English cooked breakfast with cereals to start and toast & jam etc to follow. However, on week days we offer a simpler continental style breakfast of soft fruits, yoghurt and croissants as well cereals etc. Please let us know of any dietary requirements when you book. If you do not wish to have breakfast we will deduct £5/person per night - paid to you in cash on arrival.
We are situated in the New Forest National Park where horses, deer and cows roam freely. It is a peaceful place ideal for relaxing. In Burley (a 7 min walk), you can hire bicycles and go horse riding on the forest. Sailing is possible from Lymington (10 miles) and there are plenty of beaches nearby along the coast (12 miles). If you just want to walk and experience the forest and its natural beauty, simply walk out of our garden and into the track. Further afield we are close to Bournemouth, Southampton, Salisbury and Winchester; all great places to visit, shop and sight-see!
There is no public transport in Burley itself. You will need a car or bicycle. However, during the summer season (June - Sept) the New Forest operates a Hop On Hop Off Tour Bus that links all the new Forest towns, villages, coastline and forest attractions, so you may like to (website hidden) times, maps and prices.
However the village of Burley is only a 7 min walk from our house and there you will find a hotel and 2 pubs all serving food, several tea rooms, a village convenience store, a post office and of course plenty of shops selling foresty and witchy souvenirs. We would be happy to recommend other eateries a bit further afield.
Other Things to Note
We do not allow extra guests to stay in the Deer room; it has a double bed for a maximum of two persons only. We do not allow dogs. And we do not cater for babies or very small children (even with their own cot and bedding), on account of the steps up to the Deer room.
There are no hard and fast rules. We simply expect you to respect our property, our neighbours and our environment.
Amazing place to escape to for a relaxing break.
Hosts couldn't have been more friendly and helpful, nothing was ever too much trouble and they provided us with recommendations and information on the local area.
The Deer Room was beautiful and very cosy and comfortable and had everything we needed in it.
The continental breakfast was served in the cottage and was delicious, it filled us up until dinner!
The whole place was in a beautiful location and was in the perfect place to explore the New Forest. Sitting out in the evening eating dinner and waiting for the deer to arrive behind the cottage was wonderful and the highlight of the stay!
We can't recommend this place enough, and would love to visit again in the future.
My husband and I stayed at The Deer room for two nights in July. The room was perfect - immaculately presented, with tea, coffee and biscuits provided (as well as lovely 'Jo Malone' shampoo and conditioner!).
John, Clare and their daughter, Katie, were such wonderful hosts. We had some delightful conversations at breakfast and they were even kind enough to recommend places to visit, along with directions!
The continental breakfast was delicious. There was so much choice - orange juice, tea/coffee, toast, muesli, croissants, jam, honey, yogurt, fresh berries and cereal. Clare went above and beyond and even offered us scrambled eggs, which we declined, but she sent us home with some of the freshly laid eggs that we hadn't eaten!
We would not hesitate to recommend The Deer Room to others and hope to return there again one day ourselves.

We were made to feel welcomed by John even before we arrived, via text and email, John helped us to get to know the area with giving us recommendations for places to eat and also was fantastic with asking about dietary requirements. (I'm gluten free and can't eat pork - and this was lovely as the breakfast was amazing, and we were greeted with gluten free biscuits in our room!) We were welcomed by John at the Deer Room and we had a little chat before we got to look around the room. It was beautiful! Light, clean, modern and gorgeous! We slept fantastically, and in the morning had a delicious breakfast, followed by a really lovely chat with Claire and John. Two very interesting and very lovely people! Can't say anymore about how kind and fun these two are!
John Sent us very detailed directions to find his home. They were needed! Such a lovely place! We were made to feel very welcome indeed.
We were in the village for a wedding and John showed us the safe way there along the path not the road. What was a really nice touch was the torch in the rood for those late night walks!
This was topped off by seeing deer in the morning and a fully breakfast that any 5* hotel would be proud of! Hope to come back one day.
My friend and I couldn't have found a better room than this for our weekend in the New Forest. It's perfectly-appointed and kept to the highest standard. And such a treat to see the deer in the field below twitching their ears of a morning! Clare and John made this a particularly special air b n b experience for us. They were attentive, helpful and kind. It was lovely to talk to them over the excellent breakfast that they served. Take our advice - stay here!
We had a fantastic weekend in this rural retreat and were very well looked after by John and Clare. The room was very clean and tidy, with great views over the surrounding fields. Both mornings we had a lovely cooked breakfast. Our hosts made us feel very welcome and provided lots of helpful information about the local area. Will definitely recommend this accommodation to friends and family.
The Deer room is a beautiful space nestled in an amazing position in the New Forrest. The room itself has every convenience you could need and is very tastefully decorated.
John and Clare were the perfect hosts during our stay and went out of their way to make us feel at home. The breakfast was lovely, looking out at the wild deer in the field beyond the house. Thank you both so much for making our stay a great one.
