This room includes a private entrance ,new bathroom, and bedroom overlooking Narragansett Bay.
The house was built in 1725 and was moved to Newport by my family in 1965. We have a big yard with steps to the water. Downtown Newport is a ten minute walk so you can leave your car behind and not worry about a place to park. A short drive takes you to the island beaches, the Ocean Drive and the Mansions.
Guests are welcome to use the yard. We have four Adirondack chairs, you can sit close to the water or at the top of the hill in the shade.

I like to meet guests to give them a key and explain where to park. I'm available if you have any questions but you probably won't see me.
My friend and I stayed at Ned's sweet cottage this past weekend and had the most wonderful time. Waking up to the sound of waves and looking out at the sail boats on the water was wonderful and relaxing! We arrived late the first night and the house was easy to find and get into. Ned was very gracious and left the lights on for us. It's simply furnished with a clean newly renovated bathroom. We were very pleased and definitely want to stay again in the future. Thanks Ned!
Ned's place is in a perfect location along the water. We loved the view with the sailboats and the bridge. It was very conveniently located on a very quaint street. It is a 15 minute walk into downtown Newport with all the restaurants and shopping. The place is very lovely; we especially liked the private entrance. Everything was clean and Ned left extra towels and blankets in case we needed it. He responded quickly when arranging check-in and was flexible when we got in a bit early. We loved our experience here, including lounging in the chairs by the water!
Ned was a fantastic host! This room is gorgeous and is literally in the perfect location. Beautiful views of the bay, we fell asleep to the sound of the waves. Ned was very helpful and welcoming. We will be back!
Ned was a great host, very non-intrusive. Check-in took 30 seconds after a quick phone call to let him know we were in the area.
The room is a private room with a private bathroom and private entrance making it almost like an in-law apartment without a kitchen. Everything was clean and the view out of the back windows are amazing! The other reviewers are not kidding about the place being waterfront, you can fall asleep to the sound of the waves.
My girlfriend and I will definitely be back!
Ned has a beautiful place, from the room, the floors to the outside area right on the water, everything is beautiful about this place. Ned is a great host, we got to meet him and chatted about the town a little. The home is a 10 min walk to Thames street which makes everything very convenient. We didn't have the room from where you get direct access to the backyard but it was no problem walking a few steps to get to it.
This was my 1st airbnb experience and it was great!! I realized you have to carry a lot more in terms of toiletries and coffee/tea etc. but it was great :)
