The Holiday House is located in old town centre, among its lanes, in Piazza Campo Marzio, one of most charming and trendy place of the heart of Rome's real close to PANTHEON; in its immediate surroundings are: Piazza Navona, Piazza Venezia, Campo de' Fiori with its historical Fruit and Vegetable Market and Castel S. Angelo.
The Vatican can be easily reached just crossing the enchanting Ponte S. Angelo (S. Angelo Bridge). All museums and main roman monuments can be reached by feet. The area is moreover served by numerous sightseeing tour, and many buses that allow reaching Rome's train stations.
For the guests who travel by airplane I can organizes the comfortable Transfer Service from the Airport to the Holiday House. People who travel by car must keep in mind that the old town centre has been declared ZTL (Limited Traffic Zone), so it is not possible to enter until 18.30 p.m. in the working days. It is possible to park along the Lungotevere (the two sides of Tiber) just paying the parking meter tax

The apartment at Campo Marzio is in a great location. It is a short 2 block walk to the Pantheon, but just off the tourist-travelled streets, so it is both close to the action and quiet. In terms of location, the apartment gets 5 stars.
In terms of quality, the apartment gets 3 stars. You can tell that the apartment is used only for rentals. The kitchen is cramped with poor appliances (the microwave doesn't work, fridge is small and old) and mis-matched utencils and cheap cookware, the bathrooms have not been updated in about 30 years, and the furniture is nothing special. Obviously, not a lot has been invested in updating the apartment, but it has adequate facilities (except as noted below), is adequately depicted in the photos, and was clean when we arrived.
Regarding check-in and our host, Ermanno met us within 5 minutes of our arrival and let us in and showed us around. He's a jovial, likeable guy, and we felt comfortable with him. He was responsive to our questions and offered some useful suggestions on where to eat, etc.
While we loved the location and were OK with the apartment, we were disappointed that the apartment did not have either air conditioning or a dryer - as listed in the description. As you may know, Rome is HOT in July, so the lack of anticipated air conditioning was a true let down. The lack of a dryer was not that big of a deal, but we did have to air dry clothes (which probably took less time because there was no air conditioning!).
All in all, we felt that the apartment was a good deal for a great location. Ermanno is a likeable and friendly host. The one drawback was that the apartment did not have air conditioning as we had been led to believe.
This has been the worse experience of my travelling life. The apartment is very poorly maintained. We did not have hot water on the first day. The light in one of the bath rooms was not working for 3 days before repaired. Nails protruding from the floor at least in 2 locations. The flushing toilet in one of the bath rooms was noisy. The light in one bedroom was very poor, only one out of 5 bulbs was working. The steam pot in the kitchen
was not working and we could not have tea/coffe in the apartment. The microwave did not work and we could not prepare lunch from frozen dishes. We had to spend money in restaurants to eat lunch. The apartment does not have a portable airconditioner as promised in the contract. Ermanno got us a fan instead. At least half of the elecric sockets are either disconnected or poorly screwed in place. The shutters of two windows out of 3, did not work at all from the very first day and we could not keep the early morning sunlight out. The third shutter worked only partially. The windows are poorly fit with the sils. Consequently we got up very early in the morning because of the light and the noise. The apartment floor was not clean. Walking barfoot resulted in black feet.
Ermanno himself is a deceiving and unreliable person. He failed to pick us up at the airport, though he had had all the details of our flight and time and he had assured us a driver will wait for us. We waisted 20 minutes at the airport waiting for his driver before we took a taxi. Ermanno did not wait for us at the apartment and we had to wait 30 minutes in the hotest day of the month (June 19) out side the apartment (37 degrees). Above all, ermanno neglected and ignored all our appeals to repair and correct what was needed. He simply did not answer us.
Yes, he did recommend of a restaurant which indeed was very good.
The apartment deserves one star because of the location.
I intend to make my comment known to the public by writing it in my blog, (website hidden) and (website hidden), to warn all potential tenants from renting this apartment.
Finally, the apartment does not deserve the title "charming", but rarher "LOUSY".
We stayed in Ermanno's apartment for five nights and could not have been happier. It is ideally located in the heart of Rome and we could walk anywhere within 20 minutes. The apartment was spacious and Ermanno was very pleasant and gave us tips about eateries etc. The location is near the parliament so there is a strong police presence but this also made us feel very safe and we could come and go at all hours without any problems. The only issue is if you are an early sleeper this street never really shuts down so you can hear the city noise into the early hours of the morning. For us this added to the charm as it felt like we were part of the city. We would love to return here.
The trip started with a mishap that didn't set the mood right, as we were told only when we arrived that the apartment wouldn't be vacant for us on the first night. Being a group of 4 "seniour" citizens we chose this apartment for its elevator and 2 bathrooms. The first apartment had none of it.
Ermanno was still very polite and attentive, offering us a discount on the first night which annulled some of that initial feeling, but we still think he could have told us earlier...
The apartment itself is awesome, very practical for two couples and well positioned, nearby all the major attractions at walking distance and well served by restaurants and other shops. The transfer from the airport that Ermanno booked for us was impeccable and certainly worth every cent.
We really enjoyed our stay at Ermanno's apartment. It's located in the center of the town, you can go everywhere by walk, there are full of restaurants, bars and shops in the neighborhood. It's noisy, of course, but so charming and so typical.
Ermanno has been very helpful before and during our stay. He gave us plenty of adresses of restaurants that he likes and that tourists don't know. He couldn't be there when we arrived but asked someone to welcome us, and he came by later. He even came with me to book a restaurant for our first evening.
The apartment is perfect for 4 people, and a 5th one can sleep in the living-room. We had everything we need for 4 days.
There was a leak at this unit so Ermanno arranged for us to stay at another flat. He arranged a private car from the airport (only $10 Euro more than a cab) that took us to the flat. The flat was literally 20 meters from The Piazza and the Pantheon. It was clean with a very modern bath and nice kitchen. Easily accessible to everything. The owner lived across the hall and checked in with us a couple of times to make sure everything was ok. Only possible negative was being so close to the Piazza it wasn't quite until much later in the evening. But if you're not going to bed early worth it for the location.
I've rented the property for one week in early September 2011. The location cannot be better - 1-5 minutes walk to to the Pantheon, Piazza Navona, Trevi Fountain. It's a renovated property in an old building so you get both modern comforts and the character. One thing to note though, the apartment does not have AC, and Roman summers are hot. There were portable fans in every room though. Ermanno was a fabulous host, he organized transportation to/from the airport, and gave us maps and advice about visiting the city. I would surely consider renting this property from Ermanno on future trips to Rome.
Location was perfect. Walked to pantheon, piazza navonna, Trevi fountain etc. Great cafes and gelaterias rt downstairs.
Ermanno was so great. Arranged a car svc for us, gave us the lay of the land and tips for where to go. Everything was perfect and we'd definitely stay there again.
L'appartement d'Ermanno est idéalement situé, dans le réseau de rues semi-piétonnes, à proximité immédiate du Panthéon et de la Piazza Navona. Le Vatican, le Colisée, le Forum, la Piazza di Spagna, la Piazza del Popolo, le parc de la Villa Borghese, la Fontaine de Trévi et pleins d'autres lieux emblématiques sont tous à moins de 15 mn de marche. L'accueil d'Ermanno et les informations qu'il nous a fournies lors de notre arrivée ont été précieux. De même que son assistance lors de notre départ.
