Paddle Point offers a modern yet cozy retreat with everything you need to relax, play, and recharge:
🛌 2 bedrooms:
The first bedroom can sleep up to 2 guests and has a queen bed. Includes a dresser & closet, stocked with 2 cozy robes and towels for the hot tub. Has an electric fire place, black out shades & access to the deck & hot tub.
The second bedroom comfortably sleeps up to 4 kids or adults. Custom twin bunk beds, each with its own cell phone chargers. A smart TV with Roku. A blow-up mattress in the closet with extra linens & a pack 'n play for your little one.
We supply luggage racks in both bedrooms & in the loft. They will keep your bags off the floor for easy packing and adds a hotel-like touch to your stay.

The lower level features a private TV room we call it the “Camp room” (vintage camp vibes) with a daybed and trundle comfortably sleeps up to 2 people

The fully equipped kitchen features an island seating five, stainless steel appliances including a microwave, dishwasher, and fridge-freezer, plus all the essentials—cooking oil, seasonings, pots, and pans. Enjoy prepping meals with a stunning lake view right from the sink!
🚿 2 1/2 bathrooms:
One bath on each of the 3 house levels. On the main level, you’ll find a full bathroom with a tub and dual-access design—one door closes for privacy, allowing someone to shower while another uses the toilet. Enjoy heated floors, a towel warmer, bidet, blow dryer, and plenty of fresh towels. We stock Public Goods hair and body products for a spa-like touch. Upstairs, there’s another full bathroom with a shower, heated floors, blow dryer, and ample towels for guests’ comfort.
In the loft, you’ll find the second full bathroom featuring heated floors, a standing shower, stocked towels, blow dryer, and a first aid kit for your convenience.
A half bath on the lower level provides added convenience and flexibility, making the space more functional for entertaining.

Guests have access to a dedicated beverage station featuring a Keurig, espresso maker, complimentary coffee, water, creamer, hot chocolate, and tea—perfect for mornings, afternoons, or cozy evenings in.

Paddle Point Lake House is located in Hewitt, NJ on a private lake, Upper Greenwood Lake. This brand-new home, thoughtfully designed and built by the owner, blends modern comfort with peaceful lake views.
Nestled in a quiet lakefront community, it’s perfect for relaxation or adventure. Enjoy hiking at Wawayanda State Park, skiing or waterpark fun at Mountain Creek Resort (20 minutes away), and exploring the charm of Warwick, NY, filled with wineries, breweries, shops, and great restaurants. Guests can rent paddle boards or boats at nearby lakes, go apple or pumpkin picking in the fall, or catch a movie at the drive-in theater just 15 minutes away.
Only about an hour from New York City, Paddle Point offers the ideal escape for families, couples, or friends to unwind and explore the best of the area.

We do not offer refunds for natural disasters, road closures or weather-related conditions, poor air quality, snowstorms or other major events that are outside of our control. When planning to travel to West Milford area, we ask that all guests purchase travel insurance to protect against unforeseen reasons for cancellation.

Parking is permitted in designated parking spaces in the driveway or directly in front of the house on the rocks.
Quiet hours: 10pm-8am, strictly enforced. Noise violations will result in a $500 fine to the guests of record.
No parties or events.
Only registered guests are permitted on the property.
Any unauthorized gathering larger than the number of booked guests will result in immediate cancellation without refund.
For the comfort of all guests, our home is strictly non-smoking. Smoking or vaping of any kind is not permitted inside the house. A fee will apply if smoking occurs indoors.
To help keep the home fresh for all guests, we kindly ask that strong-odor foods (like deep-fried foods) not be cooked indoors. The kitchen is well-equipped for normal cooking, and the outdoor grill can be used for anything that might create heavy smoke or odors.

Guest access
Guests have full access to the entire home, including the main living areas, kitchen, bedrooms, bathrooms, loft library, game room, outdoor fire pit, and hot tub. Outdoor and indoor games are available for your enjoyment. The property is private, so you’ll have the home and yard to yourself. Parking is available on-site, and we provide a welcome book with recommendations for nearby activities, restaurants, and attractions.
Please note: our home is in a private lake association, and guests may not use the lake or watercraft unless accompanied by the owners.
We’ve included nearby public lake recommendations for swimming, kayaking, paddle boarding, and boating.

Please do not have any packages or mail delivered to this address. Food delivery during your stay is absolutely fine, but all other deliveries are not permitted. This helps us avoid issues with future shipments after checkout. Thank you for understanding!
** We start you off with some complimentary firewood stored under the stairs for the indoor wood-burning fireplace. Next to the fireplace, you’ll also find complimentary fatwood fire-starter sticks.
If you need additional firewood, there is a 24-hour self-service firewood stand about 5 minutes down the road at Barbaris.

Please be aware of our cancellation policy. We do not offer refunds for weather related incidents outside of our control that can occur in the area, such as winter snow storms, wildfire smoke and road closures. We kindly ask that all guests traveling to the area purchase travel insurance to protect your trip.
