Interaction with Guests
The flat is all for the guests. Most of the time I'm out of town for work but my parents office is on the first floor so we are basically always available for infos or any help.
One hundred meters from the Michelangelo's David, beautiful Piazza SS Annunziata and the Duomo, the flat is surrounded by many bars, restaurants, supermarkets and coffee places. Ideal location for short and long periods, very close to the main bus stops, you can easily walk everywhere in centre and be on the hills in 20 minutes.
Other Things to Note
The flat is rentable for at least two nights.
There are no particular rules. It's a very nice flat and we try to keep it as clean and tidy as possible; so we'd ask you to do the same, like if it was yours. The flat is close to other families so we kindly ask to our guests to avoid parties and night noise. If you want to smoke please do it next to the windows. Thank you.
Unfortunately, we did not get to meet Duccio but the turnover of the apartment keys was easy via OK bar and Duccio was available to reply to any queries. The apartment is very spacious and charming. We were a family of 4 and my kids enjoyed sleeping in the loft. As Duccio reminded us, the apartment is at the very top of the building and so this may pose a problem for those who are not so fit and/or do not travel light. Otherwise the stairs are not a problem.
The location of this apartment is excellent! Between the Duomo and Accademia and within easy walking distance to Ponte Vecchio and Firenze SMN train station. There are plenty of good restaurants nearby including the best Bistecca alla Fiorentina we had during our stay. There is a convenience store and very good gelateria a few meters from the apartment. The washing machine was out of order when we stayed but there is a reasonably priced laundromat in the next block. I would highly recommend this apartment.
This is a wonderful place to stay in Florence! The location is perfect, easy to find, walking distance to all you'd like to see, Duomo, Galleria dell'Accademia etc... Duccio is very friendly and gave us great advice on where to find restaurants coffee and equally importantly Gellato. We stayed here with our two children 4 and 6 years old and they loved it, especially the loft above. Listen to the church bells in the morning and the bustle of the city. Air conditioning and appliances worked great (exc. wahing machine). Has all amenities needed to simply show up with suitcase in hand. Grocery store is on the same street as well as plenty of restaurants. There are a several stairs to climb, but worth it and added to the charm of staying in an authentic Florentine apartment.
Duccio was extremely effecient and accomodating. We needed to check in early due to our early arrival and he allowed us to at least be able to drop off our bags while they cleaned the apartment that morning. The apartment was very nice and extremely clean, I will DEFINITELY stay here again. We only had one issue which was on our last day, we had no running water, which in defense to Duccio it was out of his hands. We didn't get in till 11pm and noticed we did not have any water, so I texted him and he immediately came by and tryed to resolve the issue! Unfortunately though, the city was having pressure issues. Regardless the water was running the next morning, so really no problem at all. I gave four stars due to the water issue we had.
Duccio's apartment is ideally located, close to transport links and near to many of Florence's must-sees (the Museo Archeologico is close by, and well worth a visit).
Don't be put off by the climb to the fourth floor, as the accommodation on offer is comfortable and clean, with the shower deserving of a special mention! As others have noted, there is some street noise, so best to pack some ear plugs if you're staying in the roomiest (and fanciest) of the bedrooms.
There's a discounted breakfast available in the handy neighbourhood bar on the ground floor (we ate and drank there several times).
Although he wasn't around, we'd a couple of messages from Duccio, just checking that we'd everything we needed.
All in all, a great base for a holiday in Florence: we all enjoyed our stay, and would stay here again.
Even though we did not get a chance to meet the host, we had a wonderful stay! We couldn't have asked for more! 6 of us fit comfortably, two queen beds and two single beds. It was a 15 min walk from train station but so close to duomo, shopping, and food! Loved the restaurants near this house. This is such a cozy apartment, feels like home! Love the painting decorations, books, and even skylights! We had everything we needed in the apartment including wine opener, tv, ac, guides, books, etc. one of the best part is having clean towels! I never trust other towels but these were cleaned and wrapped professionally. With that said, the place is very clean. Highly recommended! If I go back to Florence, I will stay here again! Make sure you don't have too much luggage since its 4 flight of stairs. We each only had a backpack so it was fine for us!
Duccio went out of his way to accommodate us, even though he was out of town to take care of his sick father-in-law.
At first, although there was no one at the place to welcome us, he had made arrangements for the keys to be downstairs at a restaurant. And he told us the cleaning lady and been through the apartment that morning. So far, so good.
When we got into the apartment, though, there was a layer of dust on the counters and floor, possibly due to the light construction that has happening two floors down. Also, he told us that the washing machine was also broken, which was going to be a big hassle since we were traveling with kids and needed one. When we explained this to our host, Duccio went out of his way to help us: he brought the cleaning lady back and made the apartment better -- and even folded our clothes and made our beds -- and he offered a discount for lack of a working washing machine. I'm thankful that he went out of his way to help us!
The location is great -- really, just a block from Galleria dell'Accademia, and a couple of blocks from the Duomo. There are great, cheap eats around, and its walking distance from almost everything you'd want to do in Florence.
The apartment itself is also great, especially for the kids. Upstairs, there's a nook-like area for two, separate twin beds -- that's also a loft -- and the kids loved it. And the rest of the place is spacious and the bathroom is modern. We were pleased to find the place like the pictures.
A couple of things to note, however: it's on the fourth floor without an elevator, so expect many flights of stairs. Also, the bedroom facing the street gets a lot of noise at night: The Bench is a popular bar right downstairs, and the noise carries easily. With some earplugs, though, you'll be fine. The rest of the apartment is quiet, so if you have the kids in the loft or folks in the other bedroom, they'll be fine.
All in all, Duccio is a fine host and attentive to our needs. And it's an apartment that was great for our family's needs in a perfect location.
