Welcome to our converted barn, near the market town of Kirkby Stephen in Cumbria.
We are situtated in a lovely remote valley with our own bubbling brook (or "beck" as we say here in Cumbria!), woodland and gardens.
Our smallholding is set in an isolated valley on its own, at 1000 ft, within the North Pennine Area of Outstanding Natural Beauty. Kirkby Stephen is a busy historic Market Town with plenty of pubs, cafes and shops.
Not far from the bustle of the Lake District, the Barn provides total peace and tranquillity with excellent walking / wildlife and wildflowers for the holidaymaker to enjoy right from the doorstep. You can watch red squirrels in the yard, and be up enjoying the views from the Nine Standards within an hour on Wainwright’s famous Coast-to-Coast walk which passes close by.
There are numerous other local walking routes available, as well as nature reserves including Smardale with the famous viaduct and rare butterflies.
There is easy car access to the Lake District, North Yorkshire Dales and Upper Teesdale for day outings.
Kirkby Stephen can be accessed by public transport but a car is crucial for access to the farm - unless you are happy to walk the last 4 miles!
For access reasons (due to the chance of being snowed in!) the barn is not available for bookings from November through till the beginning of April.
We've had over 25 years of renting the holiday cottage here at Ladthwaite and Airbnb is our new way of reaching new guests!
The barn sleeps four, there are two bedrooms - one double and one twin, plus two bathrooms.
We welcome two well-behaved dogs only, because we are in sheep country - please accept that your dogs do need to be on a lead.
Our fields are traditional upland hay meadow with lots of beautiful wild flowers in May and June.
Please note we do provide bed linen, but NOT provide towels! Please bring your own :)
While we do have wifi, just a word of warning that the connection can be a bit unstable, with us being so remote. There is generally also no mobile coverage but if you walk up onto one of the nearby hills or drive 2 minutes up the road coverage is good.

Alison was easy to communicate with and provided excellent directions to find the cottage. We loved the peaceful setting on the edge of hills with walks from the door. The gardens were more colourful than we expected - someone is a keen gardener - and there were lots of birds around and red squirrels around. The cottage itself is very well equipped and spacious. We would love to visit again.
We had a lovely time during our visit to the Barn. Though located in a rather secluded area, this place was definitely worth the long drive in. You need not worry about being bored on the drive in, as you will definitely be entertained by the sight of the sheep in the fields and little rabbits scurrying across the road.
The most exciting part of our stay would be being able to spot wild animals from the barn. Each morning, we were able to see three beautiful pheasants strut right in front of the house or in the field next to the house. Small birds such as sparrows would also fly to the bird feeder for a morning snack. There were also squirrels and rabbits which would pop into the little back garden then scurry off. Being city dwellers, my family was most excited and entertained by all the visiting animals.
As the barn was located within a sheep farm, we were also able to come into close interaction with the sheep. There was also a lovely little brook next to the barn, where the sheep would sometimes trot over for a sip of water.
While the lovely woodland animals and beautiful scenery was enough to endear us to the place, the well furnished house also helped to make our visit enjoyable. As the Cumbria had rather wet and cold weather during our stay, we were very grateful for the efficient radiator system installed in the barn, and also the quaint little fireplace which could be lighted up to provide additional heat in the living room. The kitchen too was well equipped, something which we were very grateful for, as we enjoyed preparing home-cooked meals even when on vacation.
Had a wonderful stay. The barn itself is very cosy and the setting is unique. Went running every morning from the doorstep. Lovely hosts, left clear instructions (and croissants) and very helpful with everything. Recommend the written instructions rather than relying on maps to get there! Thank you the Watts!
Lovely and peaceful. A really idyllic spot. Amazing to have your own valley. The barn was very comfortable and cosy. We saw deer, rabbits and red squirrels from the window!
Myself, my partner and 2 small children had the most wonderful few days at Ladthwaite Barn. The gorgeous barn conversion is extremely well appointed, cosy and comfortable and has everything that you could possibly need and more including a great kitchen, many books of local interest and board games. The bedrooms & 2 bathrooms are very spacious and also spotlessly clean. It is in a very remote location, quite an adventure to find it and perfect for walks out on the hills, up through the woods and along by (and in!) the stream, all just outside the front door. We were enthralled by all the wildlife on the doorstep and didn't even need to leave the front room to see rabbits, pheasants and red squirrels - lots of them!! It's a shame that it is not let in the winter but given the harsh weather and remote location not a surprise. We will however return next year as we enjoyed our stay their so much.
Amazing location, cosy barn and excellent hosts. Fantastic place to get away from it all and enjoy lots of wildlife right on your doorstep.
We had the most fantastic time at the barn and thoroughly recommend it. Alison and her Mum Annette were wonderful hosts with some great suggestions of what to see and do in the area. There was loads of information on the region in the barn too which provided options.
The barn is very well setup with good sized bedrooms and a fantastic living area. Plenty of space for our family of four. The kitchen is great with everything we needed and there was loads of room to spread out in the lounge.
Outside was amazing: red squirrels, pheasants, owls hooting at night. The views from upstairs were lovely.
We had a couple of great walks straight from the barn up onto the moor and then later down the river in to town. Our girls thought they found 'The Far Away Tree' on the walk into town!
