Welcome to our converted barn, near the market town of Kirkby Stephen in Cumbria.
We are situtated in a lovely remote valley with our own bubbling brook (or "beck" as we say here in Cumbria!), woodland and gardens.
Our smallholding is set in an isolated valley on its own, at 1000 ft, within the North Pennine Area of Outstanding Natural Beauty. Kirkby Stephen is a busy historic Market Town with plenty of pubs, cafes and shops.
Not far from the bustle of the Lake District, the Barn provides total peace and tranquillity with excellent walking / wildlife and wildflowers for the holidaymaker to enjoy right from the doorstep. You can watch red squirrels in the yard, and be up enjoying the views from the Nine Standards within an hour on Wainwright’s famous Coast-to-Coast walk which passes close by.
There are numerous other local walking routes available, as well as nature reserves including Smardale with the famous viaduct and rare butterflies.
There is easy car access to the Lake District, North Yorkshire Dales and Upper Teesdale for day outings.
Kirkby Stephen can be accessed by public transport but a car is crucial for access to the farm - unless you are happy to walk the last 4 miles!
For access reasons (due to the chance of being snowed in!) the barn is not available for bookings from November through till the beginning of April.
We've had over 25 years of renting the holiday cottage here at Ladthwaite and Airbnb is our new way of reaching new guests!
The barn sleeps four, there are two bedrooms - one double and one twin, plus two bathrooms.
We welcome two well-behaved dogs only, because we are in sheep country - please accept that your dogs do need to be on a lead.
Our fields are traditional upland hay meadow with lots of beautiful wild flowers in May and June.
Please note we do provide bed linen, but NOT provide towels! Please bring your own :)
While we do have wifi, just a word of warning that the connection can be a bit unstable, with us being so remote. There is generally also no mobile coverage but if you walk up onto one of the nearby hills or drive 2 minutes up the road coverage is good.
Guests have access to the cottage itself, the balcony, gardens complete with chairs and table (and bbq if you so desire) plus our fields and woodland to wander around in. There is a shed next to the barn with drying space for wet clothes, washing machine and dryer and dog shower!
Interaction with Guests
We live next door, and either my mum Anette or I will be around to welcome you and show you round. We're about if you have any questions or want some tips on local things to do, but otherwise you can enjoy the peace and quiet!

Other Things to Note
Please remember we are quite isolated, so the wifi is sometimes a bit temperamental. Our water also comes from a spring, so tastes fantastic, but it does mean that if it has rained the colour may be affected slightly!
No smoking - remember we are 4 miles from the nearest town
Barn is stocked with toilet paper, soap, tissues and cleaning materials, rubbbish bags, cling film and tin foil.
Please bring your own towels
unless you are travelling from abroad (this reduces the amount of washing we have to do, so is better for our septic tank!!)
Please don't leave your dog unattended in the Barn or unattended outside at any time (sheep/wildlife)

We were absolutely delighted with both the accommodation and its location. Coming from a big city, it was wonderful to spend some time in such a peaceful rural environment - with lovely views from all the windows/little balcony (we could spot red squirrels and pheasants, as well as all the rabbits and sheep). The long twisting scenic road to get there was a pleasure in its own right - and a kind of sheep and rabbit safari park! The accommodation is very spacious and well furnished and equipped - and Alison and Annette are very welcoming and helpful/accommodating hosts. I will be recommending the barn to friends.
Thank you very much for a lovely stay. We loved the experience of staying in a barn (very cosy) and enjoyed the beautiful surroundings complete with wildlife! Hosts were fabulous and were very understanding about our late arrival.
Just got home from a lovely stay in the barn, so quite and relaxing with no end to morning walks for the dog.
Alison was very welcoming and helpful when we arrived very good communication before.
Everything was superb. We found the barn easily and the location was great - very peaceful. There were red squirrels scurrying around outside, along with rabbits and pheasants.
The wifi worked well and the facilities all were as described. Alison welcomed us warmly and was around if we need anything yet we had all privacy we wanted.
We would definitely stay there again!
My goodness this place was wonderful, through and through. The barn conversion was big, clean, comfortable, everything we needed was right there. Annette and Alison and Phil were very friendly and gracious hosts who welcomed us warmly and made sure we had everything that we needed - there was even a bottle of wine waiting for us when we arrived, with two glasses and a lovely card saying hello. The barn itself is in a gorgeous setting, so much wildlife to see (the pheasants eating breakfast outside every morning were the highlight), such clear skies at night for star gazing and so very very quiet (the ideal reading environment). There are walks right from the barn, we even spent a couple of days just sitting around outside enjoying the immediate surroundings. Kirkby Stephen, just 4 miles down the road, is a lovely place with everything you'll need. The Dales are a 30 minute drive away and the amazing Lake District is pretty much on the doorstep (think under an hour to get to Ambleside).
This was the best holiday we've ever had and we'll go back again as soon as we can.
The barn is very secluded. But well worth it. Made to feel very welcome (the bottle of wine was a nice touch, and went down a treat!) Finished to a very high standard. Very clean. Well equipped kitchen, and very comfortable beds! A good nights sleep is assured. Lots of info in the barn for things to see and do. Or do nothing but chill and relax.
Came and stayed for 3 nights with my 2 girls aged 5 and 7. Beautiful weather and a gorgeous farm to stay on. Accommodation was very clean and had everything we needed. The girls loved the freedom and the animals. Would definately come back!! The hosts were lovely, friendly and helpful.
