The Space


Looking for the perfect summer getaway for your group in Central Vermont’s lakes region? Little Brook House at Echo Lake – a spacious, non-smoking, five-bedroom, 2.5-bath retreat with hot tub, Jacuzzi bath and loads of amenities -- is perfect for large families, reunions or groups of friends!

The house sleeps 13 (including two sofabeds). Enjoy an exhilarating day swimming, fishing, hiking, golfing or bike riding, then gather in the hot tub on the back deck that overlooks state forest land listen to the babbling brook. Enjoy the fireplace, hot tub, large video library, outdoor fire pit, horseshoes, volleyball and more. The large yard provides a great playground for your group. The house is centrally located to access Ludlow, Woodstock and Rutland. Come play!

This spacious, non-smoking, five-bedroom house started as a chicken coop over 150 years ago! Some of the original wood remains around the fireplace, but today it's a spacious, comfortable home perfect for large families, reunions or groups of friends. It's a five-minute walk from Echo Lake, where a two-person kayak is docked for your private use. The house sleeps 14 (including two sofabeds). Relax in the Adirondack chairs on the front porch on lazy summer days, or gather in the hot tub on the back deck that overlooks state forest land listen to the babbling brook. Kids love to play in the creek, hike in the back woods (hundreds of acres with a series of waterfalls and gorges), play volleyball or horseshoes (adult and kids sets), bocce or croquet, ride the tire swing, kick a ball around the expansive lawn, and catch snakes and salamanders. Cross the street to the Black River and catch a few fish, or walk to Echo lake for swimming and kayaking.

WINTER -- Little Brook 5ouse is 3.5 miles from Okemo Mountain Resort and 11 from Killington Skyeship. It is available as a winter seasonal rental, or for winter weeks and weekends.

Guest Access

Two-person kayak at nearby shared dock. 300-acre Tiny Pond WIlderness Areas is right out back. There is a hot tub on the back deck.

The Neighborhood

Little Brook House is at the north end of Ludlow in the village of Tyson. You can walk to a little country store, church and community library, and of course Echo Lake. Ludlow Village is five miles down the road.

  • We had a great stay at the Brook House! We went up with a group of 12 adults, and all fit comfortably in the common areas. There is a great large kitchen and comfortable living room. The fireplace was great, though I recommend bringing either a starter log or a bushel of dry wood, as the wood on the porch was a bit icy and tough to get burning. Once the fire was going, those logs worked fine.

    The hot tub was clean and piping hot. we made a couple of big breakfasts and had a big dinner, and the kitchen fit 12 of us without feeling too cramped. Convenient drive to Okemo or Killington. If you have your own gear, you can get to Killington via the skyship gondola and be on the mountain ~20 minutes after leaving the house. Parking is super easy there.

    All in all, a great experience. Would definitely rent this house again.

  • The house could use a bit more upkeep, but we had a nice stay and it met our needs. Lisa was great providing lots of local and handy info. Also, the driveway was REALLY hard to see at night. Drove right past it a few times.

  • We had a wonderful time! The location of the house was wonderful! It was nice to be close to a small convenient store, we loved the kayak on the lake, and we hiked up the waterfalls behind the house almost every day. The hot tub was clean and easy to maintain. The house was clean and there were no musty odors. I have bad allergies and I actually didn't have to take any medicine which surprised me! The kitchen could be updated and cleaned more thoroughly, but overall it was the perfect spot for our laid-back group of 11. We had small children with us and it worked great for them. They went to bed in the two rooms upstairs and we were still able to hang out downstairs without worrying about waking anyone up! The TV, DVD player and VHS player all worked just fine in the back room (the only TV we tried), but I was glad that we brought our own DVD's with us, since there weren't any movies for younger children (under 5). The beds were a little hard, but we didn't expect it to be luxury. If you don't mind a secluded setting and an older more cabin-style home, this is the place for you.

  • We had a great stay! Lisa gave us a great list of local attractions and we loved the area. We enjoyed grilling out, the hot tub, lawn games, and there are great local hikes and swimming spots in the area too. A wonderful vacation away!

  • The place was perfect for our Vermont fall gateway. The hot tub is located next to a brook and is really private. The high speed WiFi made it that much easier. The showers were hot, even with 6 of us staying. All the basic stuff you need is there to cook, just bring food. If you staying in central VT this is the place you want, only 7 miles north is the Long trail brewery, we loved it...

  • The house itself was good. We were attending a wedding nearby and it was great to have a house full of family with a kitchen where we could cook for ourselves. The outside is starting to get a bit run down (it looks nicer in the photos). The inside was in pretty good condition and we didn't encounter the smells, mildew, or mold mentioned in another review from August. They replaced a lot of the carpeting right before we got there, so it could be that that fixed the problem. The only problems for us were that when we got there at 6:45pm (check in was at 4pm) workmen were installing a new carpet and we couldn't get into the house. We went to dinner and when we got back they were gone and everything was fine, so it worked out all right, but we were traveling with family that were worried about the whole airbnb concept so when we arrived to see a lot of carpet ripped up and unable to enter, it made a lot of family members anxious. Like I said before, though, it ended up only being a minor inconvenience. The thing that was a bit worse for us was that we called all the numbers we had for the owner and the local property manager and couldn't reach anybody. The owner was at a meeting and called us back the next day, and by then everything had worked out, but if it hadn't we weren't able to reach anybody that night. We were also short a set of sheets and had to make do using some of the extra blankets, and the property owner came by the next day with the sheets. Overall, the stay was really nice. I'd probably give it 3.5 stars if possible. The location is beautiful and convenient, with a front (email hidden), hammock, back deck with a grill (it's a nice grill, but we had to really clean it) and the nice brook right off of it. We didn't use the hot tub, but it seemed clean. The kayak was there and didn't seem broken, but it was really dirty and full of spiders so we didn't use it. There were 6 keys for us when we got there. One of the bedrooms downstairs has a curtain instead of a door, but the rest had doors. The TV signal was getting channels, but no sound (it worked fine for the DVDs and VHS of which there were many in the house), though weren't watching TV anyway. Overall we had a great time and it was an affordable way for our family to stay together in a nice area.

  • This could be a nice house with upkeep/(website hidden) the amenities listed: we were reluctant to use the hot tub due to the mold on its cover and mildew smell emanating from the tub; the kayak apparently could not be used as it was bent and had leaks. As you ascend the stairs mildew/mold/sewage gas odors are detected immediately, and continue into the bathroom. The upstairs shower curtain was also moldy. Some window screens were taped with duct tape. We are not “clean fanatics” but many dirty areas were obvious, most notably the kitchen drawers; carpets were quite stained, and platform bed frame in BR next to upstairs bathroom was dirty and moldy. When the door to the basement was opened it looked messy, wet and/or moldy. The outside of the house was also dirty and needs to be painted. As we told the owner upon arrival, there were 3 keys present, not 5. (We wanted this noted since $25 was to be charged for any missing keys; we were not charged.) We did enjoy the back deck and babbling brook as well as the general area of Ludlow and surrounding towns. The sheets and towels were clean. The washing machine, though broken when we tried to use it, was replaced after several days following our phone call. In summation, we were surprised and disappointed in the state of the house which was shabbier than represented in the photos and perhaps would be better suited to college students. Also, bring your own plastic wrap/aluminum foil.

  • The house was exactly what expected. Located off of a main road and very convenient to the mountain. The Hot Tub was priceless! We really enjoyed our stay.
