Karma Waters is a private, one-bedroom villa set right on the water in beautiful Havannah Harbour, created for couples, friends and dive buddies who want to slow down, breathe deeply, and reconnect with the sea. Guests say, “Five stars isn’t enough — nothing will ever beat this place.”

From the moment you arrive, life softens. Calm ocean sounds, lush tropical gardens, reef access just steps away, and golden sunsets set the rhythm. This is not a resort, it’s an intimate, oceanfront retreat.

The space
Karma Waters is located 27 km north of Port Vila, on the calm, west facing shores of Havannah Harbour — perfectly positioned for spectacular sunsets and a sense of being a world away from town.

We host just one exclusive villa, meaning you’ll enjoy near private use of the waterfront decks, daybed, and relaxation areas throughout the property.

The shallow coral reef begins right at the beach stairs, making it easy to swim, snorkel or simply float above vibrant coral gardens and marine life. Kayaks are available for exploring the Harbour, or you may choose to do very little at all — the view is more than enough.

• Stargazing garden with seating for two and outdoor chess
• Lush tropical gardens to wander and unwind
• Optional wellness experiences including massage, facials, private yoga, Pilates and meditation can be arranged by appointment.

We are accredited PADI Scuba Diving operators, offering professionally guided, personalised dive experiences for certified divers.

If you dive, this is something truly special. Step from your villa and explore the reef just offshore with experienced local guides who know these waters intimately. Regular encounters include turtles, octopus, moray eels, schooling fish and an ever-changing cast of reef life.

Guest access
Guests have exclusive access to the villa and a number of waterfront relaxation areas. The main deck is shared space with the hosts and the main residence at the rear of the property is private.

Other things to note
We share our home with a few furry friends our island dog Schmeagle and two tabby cats, Juanita and Jillie. They are very friendly and may wander down to say hi! Most guests love the attention! However --- your hosts, John and Sandy can be as social or as out of way as you would like!

John and Sandy proudly became citizens of Vanuatu in 2023, a place they now call home. We developed the property in 2018, completing the villa in 2025. Passionate about scuba diving and underwater photography, we now run a boutique dive operation, Critter Spotter. Our aim is to give a unique experience to our guests. We love the lifestyle that Vanuatu has to offer, friendly faces, pristine waters, amazing sunsets and a glass of wine or two!
