Please note: the pool is not heated and we do not provide pool floaties.
🔊 Noise Policy (Strictly Enforced)
This home is in a residential neighborhood and is suited well for respectful group stays. Please keep music and conversations at a reasonable level at all times—no excessive noise, yelling, or disruptive behavior. A noise monitoring system is in place to help ensure compliance (no recordings—just volume levels).
🌙 Quiet Hours (City of Austin Ordinance) - Quiet hours are from 10 PM until 8 am. To respect our neighbors, all outdoor noise must end at 10 PM, including Music

📝 Booking Requirements
To ensure a smooth stay:
• The primary guest must sign a rental agreement within 24 hours of booking
• We may ask a few quick questions about your trip and group prior to arrival
Incomplete bookings may be subject to cancellation.

• Minimum booking age: 25
• Only registered guests allowed on the property
• No outside visitors without prior approval
• Maximum occupancy is strictly enforced
• This home is not suitable for parties or events
🚭 Smoking Policy
No smoking or vaping inside the home.
Outdoor smoking is permitted, but please ensure doors/windows are closed and smoke does not enter the home.
Violations may result in a $500+ fee.
⏰ Checkout
Checkout time is 10:00 AM sharp to allow our team to prepare for the next guests.
Unauthorized late checkouts may incur a minimum $150 fee.
💳 Security Deposit (Select Guests)
Guests without prior reviews may be asked to submit a $500 refundable deposit, which is released after checkout if no issues occur.
