The space

Please note, except for very last minute bookings, arrival / departure days are Mondays and Fridays. If you're looking for other dates, try our Shepherd's hut or Studio apartment at Manesty.

Cocklety How Byre is part a 17th century converted barn that sits at the peaceful foot of Catbells, overlooking the fields, woods and fells of the Borrowdale valley. We built the Byre extension in 2000 with great care and attention and are really proud of the result! It's a beautiful cottage that blends the original stonework and beams of the old byre with a modern vaulted ceiling extension that curves along the contour of the fellside to make the most of the spectacular views. The cottage is extremely spacious and the fixtures and fitting are of a very high quality, with La-Z-Boy leather arm chairs, solid oak floors and a sound system. Treat yourself to some luxury!

The cottage is all on one level. The bedroom has a king size four poster 'pencil post' bed (just new before Chirstmas 2014, we haven't had a chance to take any photos of it yet!), fabulous views east and north, luxury 100% wool carpet, and big comfy cane rocking armchairs. There is a separate large walk in wardrobe/dressing room with window to the fell (plenty of space for a cot). The en suite bathroom/wc has a shower over the bath.

There is a lovely big oak fitted kitchen with dining area at the other end of the cottage from the bedroom. It has original exposed beams and stonework, a range style cooker, dishwasher and all the equipment you'll need to cook up a storm.

Between the kitchen and the bedroom is an open-plan living area, with solid oak floor and rugs, and a double height vaulted ceiling. You can relax after a walk in reclining leather armchairs and sofa. There's also the additional sofa bed for the third guest. The living room's French doors open onto the patio and the wonderful views across the valley of Borrowdale. If you get bored with the view (unlikely we think!) there's a 32″ flat screen TV with DVD player & free-sat TV and a sound system (ipod and mp3 player compatible).

At the back of the cottage is a utility room with sink, washing machine, drier and back door.

Please note: the bathroom/w.c. are en suite to the bedroom, so the thrid guest using the sofa bed has to go through the bedroom to use the bathroom.

Outside we've made a private fell garden behind the Byre with beautiful panoramic views and water feature. At the front, the patio & gravelled area outside front door look out across the valley. There's a choice of garden furniture including recliners, table and chairs. Parking for 2 cars by the cottage.

Guest access

Guests have their own parking space, entrance, fellside garden and have exclusive use of the house. They are welcome to explore our small wooded fell side behind the cottage. They have access to a shared utility room with extra tourist information, games, puzzles, books and portable bbq.

We have one outdoor wood fired hot tub in our little wood, which can be booked for a day at a time for an additional cost by guests staying in any of our accommodation. Please book in advance and check availability before you book accommodation if this is an integral part of your holiday plans.

Interaction with guests

Our family have lived at Manesty, a traditional Lakeland farmstead in Borrowdale, for nearly 200 years and have a long history of welcoming visitors to share our beautiful part of the world. We live in the house near the original farmstead built by Alan's father and grandfather and let the original farmhouse and converted barns as holiday cottages. We're here to help you get the best out of your stay if you want and are always happy to offer advice.

Except for very last minute bookings which have been discussed with us, arrival and departure days are on Monday and Friday, with 4 nights stays from Mon - Fri and 3 nights stays from Fri - Mon. For shorter stays or other arrival and departure days please have a look at our studio or shepherd's hut on our other two listings.

Please do not exceed the maximum occupancy of 3 guests. When you book we will ask for the number of guests staying and their names and addresses - we are happy for you to change these, but just let us know!

The price includes bed linen, towels and electricity.

Our accommodation is no smoking (both inside and in the gardens/grounds) and pet free.

We don't include any cleaning fees in our prices, instead we ask you to leave your accommodation clean and tidy at the end of your stay. On your arrival we ask for a small returnable deposit (£10 per person) which we hold while you are with us. At the end of your stay we return this after a quick check. We would like to do this deposit through airbnb but their minimum deposit is ($100/£70) which we think is too much! If you would prefer to pay a cleaning fee instead, please let us know and we can arrange this.

We have one outdoor wood fired hot tub in our small wood, which can be booked for a day at a time for an additional cost by guests staying in any of our accommodation. Please book in advance and check availability before you book accommodation if this is an integral part of your holiday plans.

Finally, please let us know of any anything you need or any problems you might have while you are here. We want you to have a great stay with us and letting us know of any issues as soon as they arise means we can sort them out as soon as possible instead of their dragging on through your holiday. Feel free to ask us about great places to walk and visit while you are here - our family has been at Manesty for six generations so we should be able to point you in the right direction!

Chery'l and Alan are terrific hosts. Their cottage is fabulous in so many ways. It is spacious, beautifully decorated, quiet, fantastic views and a wonderful location for walking and basing your Lake District vacation. We wish we could have stayed much longer. They have put together a wonderful folder full of information on walks, restaurants and sights. We highly recommend this place.

Perfect for us - lakeside and cross country hikes in gorgeous scenic surroundings, returning to the ultimate comfort of this very roomy apartment. Quiet country retreat yet only 15 minutes to Keswick shops and restaurants. Gracious hosts, too.

What a wonderful place to stay to experience the beauty of the Lake District. Alan, Cheryl and their daughter Alice were great hosts. We used the hot tub, which was a lot of work to get going, but worth it for the experience. The cottage itself was well stocked with kitchen items and the grounds around the cottage are well kept. There is even a central room with puzzles and games. Highly recommended!

Alan and Alice, his daughter, were terrific hosts - friendly, helpful and knowledgeable. The cottage was beautiful, spacious, and well-equipped and the surrounding areas were idyllic. In terms of location, it was easily accessible from Keswick but it feels far enough for a perfect weekend getaway. We are already planning our return later in the year.

A very warm and welcoming cottage. Not too hard to find once you get your bearings. It was clean and accommodating with everything one may need. It felt like living at home (although it's in a much more beautiful and serene locale than where I live). The kitchen was fully stocked with appliances and cookware to whip up a meal. The bed was warm and comfortable. The bathroom clean and immaculate. The Leylands made our stay truly accessible to our needs. They were available for any questions or issues but we never had to bother them. Anything you needed to know about the area, be it for food, attractions, shopping, transport and hiking was conveniently packaged for their guests' use. Of particular value were the turn-by-turn directions and map of the myriad walking/hiking tours starting right at the doorstep. It's portability ensured we didn't get lost. The only downside of our stay was the wifi connection. There's hardly a signal for your mobile phone so some wifi would've been appreciated. Though the only place you can access the wifi is by sitting by the stove in the kitchen. And even when you got the signal it wasn't strong enough to even view the web. Luckily I printed out all the info I needed and ensured I accessed what I needed when I was out and about in town. But that wasn't too much of a damper. I suppose we all can use a vacation from our devices as well. I would definitely return if I decide to stay in the area again!

Response from Alan & Cheryl:
Thanks for your review Emilio and we are so pleased you found our cottage comfortable and welcoming and that you found our welcome information useful. We're very sorry to hear that the wifi wasn't working too well for you - we are in a rural location so speed is sometimes variable, however the reception in the cottage should be more widespread than you describe. Now that we know about the issue we will investigate as soon as the current guests depart. Thanks for letting us know.

Cheryl and Alan were the perfect hosts...there when you needed them and scarce when you didn't. The accommodation was clean and comfortable with every amenity you might need. The views from all windows are stunning and the path up to Cat Bells is literally a stones throw away. Don't miss the summit, the views are well worth the effort! We loved our stay. Alan and Gina

Alan's family has lived at Manesty, in Borrowdale, for nearly 200 years. Our children (now grown up) are the sixth generation to have lived here. Our family has a long history of welcoming visitors to this magical part of Borrowdale and we are proud to continue the tradition of sharing our beautiful little corner of England.

If you want, we're able to provide you with a wealth of local information and tips. Our 'walks from the door' is just one way that we try to make sure you get the most from your Lake District holiday. We live next door so we're always on hand to answer questions, help you book activities and recommend things to do but far enough away though that you don't need to see us if you don't want to. We're really proud of our cottages and glamping accommodation and love our area. We hope to welcome you soon!
