There is a washer and dryer in the home. The home has a 2 car garage and parking for 2 cars in the driveway. This home has central air conditioning and a gas furnace. There are two living rooms, one with a wood burning fireplace. The home backs up to a city park and you can access the park thru the back gate. The large back yard has a privacy fence. This home is centrally located with convenient access to all parts of town. This home has hi speed internet, cable TV with DVR, DVD player and phone service.
This is a non smoking rental. Sorry we cannot accommodate pets.
We want your stay to be the best it can be. All of our homes go thru a 200 point checklist between stays to ensure everything is in the best condition for our guests. We have been professionally managing rentals for several years and we are there for you if you need anything.
This home is within easy driving distance to a number of favorite attractions in Colorado Springs: Air Force Academy, Garden of the Gods, Pikes Peak Cog Railway, Cave of the Winds, Seven Falls and many more. If you don't feel like driving, you can catch a city bus on Palmer Park Blvd.
A signed lease agreement is required. Additional cleaning services are available for an extra fee. More than 8 guests extra charge applies and you get an additional full bed in the spare room.

The following list reflects the general policies of rental for properties offered by Distinguished Properties Inc.
Our properties are non-smoking residences. If you smoke, it must be outside the building.
Illegal drug activity will not be allowed. Failure to abide by this rule will result in eviction, arrest and forfeit of deposit.
No pets are allowed at this property
Tenant may not sublease property.
Property rental rates are for 8 occupants maximum, unless otherwise specified in the lease agreement. Additional charges will apply if additional occupants are approved for a property.
All maintenance or changes to property need to be approved in writing by management. Emergency after hours repairs must use the recommended list of vendors, which is available on our web site at http:\\(website hidden). Non emergency repairs need to be brought to management attention and management will schedule the repair with approved vendors.
Management will be responsible for any normal wear and tear maintenance of the building, water, gas and electrical systems.
Rent is due in advance of stay. If payment does not clear, a $50 late fee will be applied if rent payment is received more than 3 days after the due date, 18% interest will be applied to any past due balances. Partial payments will not be accepted and constitute a breach of the agreement. If you are participating in any promotions, the promotion will be void if rent is received more than 3 days late.
The rent and deposit must be paid online in advance. All payments arising out of this contract, including, but not limited to rent, shall be made by credit card or Paypal. Currency and other forms of payment will not be accepted. No checks will be accepted.
The Palmer home was everything (and more) than our family needed during our stay in Colorado Springs. The house was well furnished and everything was like new. Robert was very responsive and professional. You can tell that he takes his business seriously - he is truly a top notch property manager. I could go on and on, but let me just say that the pictures speak for themselves, and anyone will enjoy their stay here.
We will be back in Co Springs the next two years - and we will definitely be staying here again!
The place was great. Looked like it did in the pictures. I would suggest to read the contract fully because they really screw you with it. Also the security company watches you come and go which is so weird. They will call the property owner and tell them if they notice anything that violates the lease. Also check the house and document everything because they will charge you for anything that is broken even if it was already broken. Other than that it is in a decent location and has plenty of rooms.
Unfortunately this guest brought a pet to our home, which was not allowed. They were immediately notified that this violated the rental agreement, so they would have a chance to make other arrangements for their pet. Our advertising, lease and check in emails sent to the guest thru Airbnb clearly indicated this policy and the cleaning fee if pets were kept at the property. We had a commercial security company install a security system to protect the property and for guest use to feel secure. We even advertise this as one of the amenities. Part of this service does include occasional monitoring external entrances to the property. Due to the fact that some guests that try to sneak pets in to the property it became necessary to have the security company monitor check ins. We discussed the furniture damage with the guest thru Airbnb's resolution center. We decided not charge this guest for the furniture damage, although our inspection before the guest arrived showed the furniture was not broken. We always discuss any damages with guests and will not charge for anything until both parties agree. It is a shame that the people that knowingly try to get away with violating the rental terms are always the ones that complain the most. We run a reputable business and try to work with everyone when the occasional problem arrives.
House was great! Very functional and comfortable. Highly recommend - would stay there again.
The property was as advertised. Very clean with all the modern amenities including Wi-Fi. It was centrally located which made it very easy to go anywhere in Colorado Springs. Robert was very accessible and always promptly answered any questions. Our experience with this property was very good.
First off the house was awesome! Everything was set up perfectly and we loved how you could just make yourself at home immediately. From the kitchen containing all the dishes and utensils you'd need to cook to detailed wi-fi instructions next to the tv. Would definitely recommend to anyone needing a place to stay while in CS. The house is also HUGE so plenty of room for the whole clan or multiple families on vacation. Cheers Robert for making our stay feeling welcomed.
