Our 4 bedroom SELF catered townhome is definitely the way to go to stretch out and enjoy Regal Palms resort /Florida.
Really close to Disney World's West entrance and easy access to all attractions. Resort has its own water park , pub and gym
What a great way to see the parks, enjoy our very own on site water park and spread out.
Our 4 bedroom, 3 bath SELF CATERING townhome is located only 7 miles from the West Disney World entrance and is in a gated resort community.
What's SELF Catering you ask? All the incidentals , groceries and cleaning supplies must be purchased by YOU.... Health department codes and rightfully so prohibit us of leaving dishwash soap, etc for the next guests... I usually run down to the Dollar Store when I go and grab their cleaning supplies, soaps and things the we need...
Now, the resort itself.. You must go to the resort front desk to check in... They require every guests name on the reservation and their ages... badges are issued to each guest and we are very strict as to who can get in and use our beautiful water park.. please help us keep the locals and other freeloaders out of the resort and water park.. its really really nice and we really appreciate you keeping the place clean, secure and ONLY to paying guests.....
If you need any concierge services, like a limo, executive chef or VIP tickets to events.. just ask us.. there's not much we can't do to make your vacation extra special.
Lastly, upon check out day.. please take the time to throw out all garbage into the bin in the back, make sure the dishes are in the dishwasher and you've run the final clean and other common sense cleaning... We have super limited time to clean and prep for the next guest and do not want to get involved in excessive cleaning fees charged back to you ..
Lastly.. In FLORIDA WE Have many critters... keep the doors and windows closed at all times, do not leave any used forks, knives or plates exposed and absolutely TAKE YOUR SHOES OFF WHEN YOU ENTER THE HOME....
Any carpet that is soiled with result in your entire deposit being lost..
Sorry but true... we have had more than a dozen guests.. just slop thru the house, drip food and drink on the stairs and eat in the bedrooms... which then creates a trail of ants and other critters and constant carpet replacement and cleaning...
Take your shoes off... eat in the dining area, put your dishes away and clean up after your self.... hmm..sounds novel doesn't it.

All registered guests will be allowed access to the on site water park, gym, internet cafe and game room.
The resort has three pools, a spa area and on site clubhouse and restaurant.
Interaction with Guests
The owners are out of state but provide a local property management team to handle any issues.
After all this is Central Florida, its hot and its very close to Disney. We chose our townhome due to its proximity to Disney and on the west side of Orlando away from the core congestion. Only 45 minutes to Tampa for NHL and NFL games plus ten minutes to Disney.
The townhome is away from the loud pool area and quiet enough to relax. An easy ten minute walk to the clubhouse and pool area.
No public transportation in Central Florida worth a darn.
Rental cars are pretty reasonable there.

A $12 per unit per day charge is due upon check in directly to the resort regardless whether you use the water park or not. Sorry but it goes directly to them for upkeep and towels at the pool.
Do not adjust the Air Conditioning unit. Please contact property management .
Great place for two or three couples visiting the Orlando area. We were a group of three couples exploring the area and attending spring training baseball games. Lots of room for the six of us. The complex was busy but was nice and quiet at our condo. Crowded at the pool and tough to find chairs but just requires a little patience. Will try to stay there again if back in the area next spring.
Ironically, we had a board meeting the week Bill was there addressing the overcrowded issue. No resolution yet but we will have an answer and new plan in place for next 'season'. It will be solved.
New twin mattresses arrive next week and the last two flat panel TV's go up when we have a break as well.

Dave was a great host, he was very informative and helpful with everything. He share some great tip's and advice with what to do when we got there. He was always quick to reply to our messages. Everything describe was exactly as is once we arrived. The only thing I would advise other traveller's of is if you plan on staying there with 4 or more people you will have to purchase your own toilet paper, dish soap, garbage bags and other little necessities needed for your time there. They only supply enough toliet paper for the first couple days (there is one in each bathroom) but if there is more than 4 people staying you will need to go out and buy your own. That was the only thing that was kind of incovivent to us however it wasn't anything major. Just something to be aware of. One other thing that we miss understood was when you arrive there the first night you HAVE to go to the resort to get a key card as it's a gated community and that is the only way to get in. Took us a little bit to figure out as our gps directed us to the other side of the gate. Other than that everything went smoothly and we would rent from Dave again!
Kristen was a great guest.. Just would have liked her to read the overview and details of our place before posting about the fact that is a gated community that has a clubhouse and front desk and that it is a SELF Catering unit... which means you buy your own stuff.
Why you ask? People steal stuff.. towels, toilet paper, knives, forks, vacuum cleaners, etc... putting 'backup' supplies in the unit.. means they'll steal or they'll throw it in the toilet causing a nice little flood.
We try to write to each guest and send them local knowledge and tips.
Can't do much about the GPS thing. Turn right at Sand Mine Rd off 27 south kinda solves it I think.
The overcrowding at the pool area was brought up by the HOA meeting and we will enforce the max number of people allowed on property and the NO non resort staying access policy. As you can see , our waterpark is very popular..
we may add an adults only pool located within the gated community for next year.

La casa tiene absolutamente de todo, el lugar es muy bonito, está muy bien ubicado: cercano a supermercado, tiendas y restoranes.
Además Dave estuvo siempre dispuesto a ayudarnos sugiriéndonos que hacer en Orlando.

The place was really nice. Enough space for our party of 9. The kids had a great time at the pool. Dave was really helpful. He always answered very quickly to all our questions. We definitely recommend this place.
The property is very nice. Very well equipped and the water park is very fun. We were 8 people and had a great time. A Publix supermarket so close is very convenient. Dave was very nice and responsive.
Our host was in touch with us all the time before we started our vacation. He gave us good recommendations and the people at the front desk were also welcoming and kind.
The description of the villa is fair and accurate.
We grew up in Canada and lived in Central Florida for 20 plus years.
We travel a lot and enjoy letting people know local info around Disney and Orlando. Having lived down there for so long, the Sarasota to Tampa to Daytona Beach areas are well known to us.
