The space
★The Space★
3,500 sq ft of mountain home on 3 private acres at 8,400ft elevation. The main living area is anchored by floor-to-ceiling panoramic windows and a wood-burning fireplace — the kind of view that stops people mid-sentence. A massive wrap-around deck catches both sunrise and sunset over the Rockies.
Head downstairs and the house opens up further: a game room with ping pong and darts, a separate entertainment room with a 55" TV, and a lower deck tucked into the property for a more private escape. Four bedrooms sleep the group comfortably, with air mattresses and cots available for larger gatherings up to 16.

Traveling with little ones? The house is set up for it. Kids get their own bunk room, a rock climbing nook, a pack-n-play, a play mat, a hiking backpack for the trail, and children's dishes and books. The lower level has space to spread out, and 3 acres of mountain land to run around on.
★THE KITCHEN★
Fully stocked for real cooking — 10-person dining table, full cookware, a Keurig with supplies to get you started, and a propane grill on the deck. The kitchen opens directly to the living room and dining area, so whoever's cooking doesn't miss the view or the conversation.
Guest access
The entire home and nearly all 3 acres are yours for the stay. You'll have full run of every living space, the wrap-around deck, hot tub, sauna, and grounds — two small locked areas (a closet and a laundry room) are reserved for owner storage.
The property also includes a separate guest suite above the garage, which is occasionally rented independently. It has its own private entrance and outlook facing away from the main house, so your space stays your space. Parking for the main house is right out front with plenty of room.

Other things to note
★WINTER ARRIVALS★
The mountain views from up here are worth every foot of elevation — but the approach is steep, and from November through April we strongly suggest all guests arrive in a 4WD or high-clearance AWD vehicle with good tires. We treat the driveway with ice-melt regularly and have a snow removal service on call, though timing can't always be guaranteed around arrivals. Please come prepared for mountain winter driving — guests arriving in 2WD or low-clearance vehicles during winter months may not be able to reach the property.
★ELOPEMENTS & SMALL WEDDINGS★
Our lower deck — what we've come to call the wedding deck — has hosted some beautiful private elopements and small ceremonies. If you're planning something special, reach out when you book and we'll take care of the details. An additional fee applies.
★HOT TUB★
The hot tub is one of the best parts of the property — here's how to keep it that way for everyone.
Shower before getting in, keep glass and food away from the water, replace the cover after every use, and don't sit on the cover. Max occupancy is 8. Children must be supervised. Skip the hot tub during thunderstorms or if you have open wounds or a serious health condition — and please, no pets in the tub.
We ask that guests treat it with care. Damage from misuse is the guest's responsibility and may result in additional charges.
★NO SMOKING★
This is a strictly non-smoking property — indoors and outdoors. Colorado county regulations prohibit smoking at vacation rentals due to wildfire risk, and we take this seriously. Guests found smoking anywhere on the property will be asked to leave and charged a $650 fine. The same applies if the home smells of smoke after checkout.
★GUEST COUNT★
Please register all guests accurately when booking — only registered guests may access the property, and any additional visitors need prior approval. Unregistered guests are subject to a $200 per person, per night fee.
★WILDLIFE, SAFETY, & PESTS★
You're in the mountains, and the wildlife knows it — deer are regulars on the property, and bears, elk, moose, and mountain lions move through the area. Don't leave food, trash, or dishes outside, keep doors and windows locked, and enjoy watching from a respectful distance.
As with any mountain home, you may occasionally spot a fly or bug inside. We do our best to keep the space pest-free — keeping doors and windows closed when not in use helps a lot.
