These Terms and Conditions are incorporated and made of the Rental Agreement entered into between Renter and Landlord.
A. Capacity
The property shall not be used at any time by more than the amount of adults and children as per your reservation.
B. Extension
Extension requests must be sent to the landlord in written form 3 days prior to the original check out date and agreed by landlord. Otherwise, landlord has right to ask renter to leave and enter the property any time after 11 am on original check out date.
C. Parking
Vehicles should only be parked on the assigned spot or in the garage. A parking permit should be hanged on the rear mirror of the vehicle if required so. Violation on the parking regulations may cause vehicle towing on the renter’s own expense.
D. Minors
All renters under 21 years of age must be accompanied by a parent or legal guardian.
E. Tents
No tents or other structures may be erected on the property.

F. Keys, Remotes, Laundry Cards and Fobs
Any loss of keys, garage remotes, laundry cards or fobs will be on a charge from renters.
G. Damages
Renter is liable for any damage to the property and agrees to accept charges from the damage deposit should damage occur during occupancy.
H. Amenities
Amenities are available for free use if stated in the listings. Any out­of­order of amenities for maintenance reason conducted by the communities is NOT under control of landlord and renters may get some compensation depending on the circumstances.
I. Smoking is Not permitted in any part of the Premises. Failure to comply with landlord’s non­smoking policy will result in a penalty. Smoking is not allowed including inside the house, in the garage, or on the pool deck and all public area in the apartment.
J. Quietness
Guests shall not make or allow any excessive noise in the unit nor permit any actions which will interfere with the rights, comforts or conveniences of other persons. On­premise laundry should be used between 8 am­10 pm for apartment homes. Guests are at risk of fines and fees for excessive noise violation.
K. Utilities
Utilities should be within reasonable use. Please kindly close the windows, turn off the A/C, water and lights when you step out of the property to avoid energy waste. Utility usage excesses 150% of the normal monthly usage (Apartment $(PHONE NUMBER HIDDEN), House $(PHONE NUMBER HIDDEN)) will be charged from renters.
L. Trash
Renters are responsible for picking up and bagging all trash in the home and push out the trash bin on trash collection day (For apartments: Trash rooms are near the elevators.)
M.Towels and Linens
Clean Towels and linens in the home are provided by landlord for your use and enjoyment. Brand new towels and linens are available on the cost of $100/set.
N. Kitchen Disposer
Kitchen disposer is only for liquids. Solids like fruits or vegetable peels may cause damages on the disposer, on which the repair fee will be on the renter’s own cost.
O. Housekeeping
Daily housekeeping is provided on the renter’s own expense if requested. It is appreciated that the properties be maintained clean and tidy during occupancy. A one time exit cleaning fee at check­out is mandatory.
P. Pets
Pets or animals of any nature are not permitted on the premises unless specifically noted and permitted in written form. The landlord reserves the right to evict renter right away once pets without permission are found in the property the renter stays at. In such case, no refund either for the rent or any other fee the renter has paid for this property will apply.
Q. Mails
Mail box is not available for reservations under 30 days unless otherwise agreed by host in written form. Any pending packages or mails after check out date will be on the renter’s responsibilities.
R. Missing Belongings
Any personal belongings should be under good care of by renters. A fee of $50 is applied while renters need the items left in the home after they check out to be mailed back (excluding the mailing cost).

Please Do Not contact the community HOA or Community Leasing Office for they are not responsible for any requests from the vacation renters.
Renter hereby agrees to indemnify and hold landlord harmless for injuries or other losses to renter and other persons and property that may occur in connection with renter’s use of the properties. Renter further agrees that, as property manager for the owner of the property, landlord has no control over the condition of the Premises and, furthermore, that landlord is not under any obligation to accept for safekeeping any moneys, securities, jewelry or other articles of personal property belonging to renter.
If renter violates the terms and conditions of occupancy of the properties, causing damage to the properties, or engaging in prohibited us of the Premises. In the event, a renter fails to depart from the home on time at 10:00 am on the check­out date, forcing landlord not to be able to clean and prepare the home for the next arriving renter on that day, the departing renter agrees to pay damages and cost thus incurred. Landlord reserves the right to refuse service to any renter for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin.
