A 1000 sf converted 1838 barn on the side of a hill, facing a deep private valley. There is an open bedroom upstairs, with a loft-like feel, and the ground level features old beams and an open floor plan. Serene gardens and privacy in abundance.
The 2015 vegetable garden has been planted and it looks to be the best ever. With good weather (and no visits from the local woodchucks!) we should start seeing spring lettuces and peas soon and then an endless supply of goodness through fall.
Cupcake Cottage is a rare find: small, intimate, comfortable and well equipped. Private and serene while still close to area attractions (hiking, skiing, canoeing, golf, farmers market) and the nearby towns of Roxbury and Margaretville.
Attention Skiers: CC is close to both The Belleyeare Mountain Ski Center and Plattekille Mountain.
Guests will enjoy a fully equipped kitchen and a well stocked pantry, a vegetable garden ripe for picking from June-November, and total relaxation and escape. Firewood is supplied for the woodstove. There is a hammock strung under an old apple tree, a fire pit, and a charcoal grill. Wifi, local cable tv, and a Bose music system for ipods and other devices. Washer and dryer. The bathroom is stocked to meet most needs. And, best of all, the vintage KLH record player is newly restored and the record collection grows every week.

A PDF and a binder with directions, instructions, and tips (local attractions, restaurants, and hiking options) are available to help guests plan their visit.
A lovely week long stay at cupcake cottage around our wedding in Roxbury. Quite simply a spectacular spot - perfect for a couple - with sensational views and a lovely garden. Would go back in a heartbeat.
Peter's home is an absolute gem. Tucked off the small road, it's the perfect hideaway from the larger bustle of Phoenicia and Kingston nearby. His garden is a wonderful centerpiece and it was great to wander in, pick something fresh, and put it right in your mouth.
The house is a cozy haven to unwind after a long day and both of the large yards are perfect to sunbathe and be lazy with a book. Peter has it stocked with all the amenities you'd need- pots, pans, basic cooking essentials, La Colombe coffee, even toothbrushes if you need (I did).
The best part was Peter himself. A gracious host who is available should you need, he didn't make me feel like a doofus when I locked myself out and needed an emergency hideaway key. He was always super responsive and has a great sense of humor. His decorating skills are fantastic and he has turned a cute little cottage into a great quirky place to hang for a few days.

I'm not sure what I can add that hasn't already been said. This place is fabulous! Peter's home has magnificent views, is stylishly decorated, and has all the trappings that you'd want in a rental (tons of kitchen equipment, bathroom accessories, extra blankets, clogs for tramping around in the garden, yoga mats, and more)! He really has thought of everything. Bonus points for the hammock and fire pit, which really made our summer vacation complete. We cooked with veggies harvested from the garden nearly every night. It was a perfect long weekend. We can't wait to go back!
My boyfriend and I stayed at Cupcake Cottage for 5 days, and had a wonderful time. In addition to being in a beautiful setting, the cottage is impeccably curated and thoughtfully put together. Peter has thought of everything, from his record player down to extra guest toothbrushes, and the layout invites you to relax and enjoy the scenery (and the vegetable garden!). Peter was responsive and we knew he was always only a phone call away - truly the perfect host. We hope to return again soon!
If there was one word that perfectly describes Cupcake Cottage it would be magical. My husband and I (and our little dog) just returned from what was a truly magical weekend at the cottage. Peter is the most considerate host, he's seriously thought out every need that anyone staying at the cottage might have, from bath soap to cooking gear and utensils, it's all there. There is so much to do in the area, but we were perfectly content to pass the days at the cottage listening to vinyl on the vintage record player, laying out in the sun in the yard, foraging in the garden (which has tons of veggie goodness to choose from!), cooking and grilling wonderful dinners, watching stars from the porch, reading and napping. From start to finish it was a truly perfect and magical experience.
We had an absolutely wonderful time staying at Cupcake Cottage. Views from the porch and the deck were stunning, and we played records from Peter's esoteric collection all day long. The bed was comfy and the house was very charming. Peter was quick to respond, helpful and friendly. We look forward to another visit!
Peter was incredibly accommodating and prepared us with a PDF in advance with how-to's, and where-to-eat info. When we arrived at his place it was like a haven on top of a hill. The pictures don't lie. It was truly paradise. Gorgeous views. Cute kitchen. Nice bedroom. Rustic wood beams in the ceiling. Exactly what we wanted.
