Beautiful private in-law/studio unit on the ground floor of 130 year old Noe Valley Victorian located between the bustling Mission District, hip Valencia Corridor and quaint Noe Valley. Modern convenience set among old-world charm: private entrance to come and go as you please, private bathroom, efficiency kitchenette, desk/workspace & wifi, alongside a shared deck & shared laundry. We are walking distance to all the fabulous treasures our neighborhood has to offer and to public transit.

The space

Please read all of the information in this listing before booking. Thank you.

The space is an in-law/studio unit below our home (where we live). It is completely private. The only entrance is through our garage. It consists of one room with comfy queen size bed, a desk/workspace that doubles as a breakfast table & chairs, a comfy chair, and two closets. An efficiency kitchenette in the room consists of mini-fridge, microwave, electric kettle, coffeemaker, dishes, silverware, corkscrew (**please note this is not a full kitchen but is perfect for reheating leftovers from the many restaurants in our neighborhood**). The private bathroom features Italian marble shower (no tub) and lots of cabinets. Hardwood floors throughout. WiFi, flatscreen TV with DirecTV. French doors provide natural light and lead to a shared backyard & deck with fruit trees (plums are ripe in the summer and can be plentiful- help yourself!). Laundry facilities (washer, dryer, iron) are in the garage and available for your use.

The room is a relaxing retreat from the bustling city, and the deck is a beautiful place to sit and relax in one of the sunniest neighborhoods in San Francisco. The space is ideal for one or two people. Children are welcome and there is a portable crib in the hallway closet. We renovated this unit specifically for Airbnb guests, and we hope you enjoy it!

Guest access

This is an in-law/studio unit below our home, with its own entry through our garage. You will be provided with a keypad code so you can come and go without worrying about keys or about disturbing us.

IMPORTANT: Please check the “House Manual” (accessible online & in the Airbnb app upon reservation confirmation) for the keypad code ***THE DAY OF ARRIVAL.*** The code changes frequently - please be sure you get the correct code the day you arrive!

You can check in any time after 3 pm, even if it's late. If you want to come earlier, you can check with us and if the room is ready, we'll let you in early. You’re also welcome to leave your bags in the garage until check-in time.

Interaction with guests

We have busy and unpredictable schedules so we don’t always meet all of our guests. However, if we bump into each other we'd love to chat. We're also available via text message if you have any questions.

Other things to note

IMPORTANT REGARDING NOISE: We are a family of four and our kitchen is directly above the guest unit. We have young children who can be noisy. We do not wear shoes in our home and make every effort to be considerate but you can still hear our footsteps, voices, and an occasional child tantrum when we're in the kitchen (old building, thin walls). Most of our guests are not bothered by this, but it can be an issue especially around mealtimes (mornings and early evenings - we are rarely in the kitchen late at night). We also share walls with our neighbors, so you may hear sounds coming from the homes on either side of the room as well. You may also hear our garage door open and close.

PARKING is available on the street but there is no assigned spot. Street parking is limited to 2 hours at a time without a permit Monday through Friday. We have a parking permit that you can use if your stay includes weekdays (see the "House Manual" for details). With the permit you can leave your car parked all day as long as it's not parked in a street-sweeping zone for that particular day. *This could involve moving the car every day.* On weekends parking is usually free and unlimited. Please read and respect all posted parking rules (*note street-sweeping days & times*). We are not responsible if you get a ticket.

This place was a great value. The room was pretty big and had pretty much everything you would need. The separate access made it feel like you were in your own little apartment. The bathroom was clean and modern and the kitchenette was perfect for heating up some leftovers. The neighborhood was very quiet and within walking distance to some cool shops and restaurants/bars. We also walked down to the farmers market which was only about a 10 minute walk away. Overall a great experience.

This is a great place to stay if you're looking to explore San Francisco! The location is wonderful - easy to walk all over and accessible by public transit as well. The room is lovely and cozy, and Noah and Smadar are quick, friendly communicators. As advertised, we could hear some footsteps and muffled voices in the morning, so be aware of that if you want absolute quiet (it wasn't a problem at all for us). Would absolutely stay here again on a return trip!

This was an A+++++. It was clean, updated, cozy and in a wonderful location. This is definitely one of my most favorite ones I've stayed at. Will continue to stay here anytime I'm in San Fransisco.

We were very happy staying at Noah's place. While it felt a little odd coming in through the garage at first, we felt comfortable and private. The shower had great pressure and heat and the bed was firm and comfortable. We would definitely stay again.

Beautifully presented, clean and modern apartment. Great location for public transport and some good restaurants around. It mentioned in the description that we may hear noise from upstairs but in our 3 nights here we only maybe heard the hosts once or twice and even then it was no disturbance to us at all. Do not let it put you off as this is a great place to stay.

Noah and Smadar were great hosts. They were very easy to communicate with, and were nice enough to leave a list of recommendations for us upon arrival. The unit is as described, and is a great value. If you were a first time visitor like we were, the location isn't exactly the greatest giving its distance from downtown SF and other tourist attractions. However, it's a great value in a very expensive city, and Uber rides take roughly 15 minutes to most locations depending on the time of day. I recommend Noah and Smadar's home, and would stay again.

Noah and I are a married couple with two wonderful, funny kids living in the sunniest neighborhood in San Francisco. I'm a psychotherapist with a private practice downtown, and Noah is a summer camp director and lifelong educator. We both love spending time doing cooking projects at home, hanging out with family and friends, enjoying date nights at our favorite restaurants, and taking advantage of all the outdoor activities the bay area has to offer. You'll often find us sailing on the bay, hiking, riding bikes, strolling the farmers market, picnicking in the park, or shuttling the kids to and from karate and swim lessons.

Our hosting style is pretty laid back. We don't mind interaction with our guests but we sometimes have busy schedules and also know that some guests prefer privacy. Our traveling style is also very laid back. We enjoy exploring what each destination has to offer by being out and about, but we value our family time and down time as well.
