Beautiful private guest room on the ground floor of 130 year old Noe Valley Victorian located between the bustling Mission District, hip Valencia Corridor and quaint Noe Valley. Modern convenience set among old-world charm: private entrance to come and go as you please, private bathroom, efficiency kitchenette, desk/workspace & wifi, alongside a peaceful backyard and shared laundry. We are walking distance to all the fabulous treasures our neighborhood has to offer and to public transit.

The space is an in-law/studio unit below our home (where we live). It is completely private. The only entrance is through our garage. It consists of one room with comfy queen size bed, a desk/workspace that doubles as a breakfast table & chairs, a comfy chair, and two closets. An efficiency kitchenette in the room consists of mini-fridge, microwave, electric kettle, coffeemaker, dishes, silverware, corkscrew (**please note this is not a full kitchen but is perfect for reheating leftovers from the many restaurants in our neighborhood**). The private bathroom features Italian marble shower (no tub) and lots of cabinets. Hardwood floors throughout. WiFi, flatscreen TV with DirecTV. French doors provide natural light and lead to a shared backyard & deck with fruit trees (plums are ripe in the summer and can be plentiful- help yourself!). Laundry facilities (washer, dryer, iron) are in the garage and available for your use.
The room is a relaxing retreat from the bustling city, and the backyard is a beautiful place to sit and relax in one of the sunniest neighborhoods in San Francisco. The space is ideal for one or two people. Children are welcome and we can provide a portable crib upon request. We renovated this unit specifically for Airbnb guests, and we hope you enjoy it!
Our guest unit is a downstairs room with its own entry through the garage. You will be provided with a keypad code so you can come and go without worrying about keys. IMPORTANT: Please check the “House Manual” (accessible online & in the Airbnb app upon reservation confirmation) for the keypad code the day of arrival. The code changes frequently— please be sure you obtain the correct code the day of arrival!
You can check in any time after 3:00 pm— even if it's late. If you want to come earlier, you can check with us and if the room is ready, we'll let you in early. You’re also welcome to leave your bags in the garage until check-in time.
Interaction with guests
We have busy and unpredictable schedules so we don’t always meet all of our guests. However, if we bump into each other we'd love to chat. We're also available via text message if you have any questions.
Other things to note
IMPORTANT REGARDING NOISE: We are a family of four and our kitchen is directly above the guest unit. We have young children who can be noisy. We do not wear shoes in our home and make every effort to be considerate but you can still hear our footsteps, voices, and an occasional toddler crying when we are in the kitchen (old building, thin walls). Most of our guests are not bothered by this, but it can be an issue especially around mealtimes (mornings and early evenings- we are rarely in the kitchen late at night). We also share walls with our neighbors, so you may hear sounds coming from the homes on either side of the room as well. You may also hear our garage door open and close.
PARKING is available on the street but there is no assigned spot. Street parking is limited to 2 hours at a time without a permit Monday through Friday. We have a parking permit that you can use if your stay includes weekdays, just ask. With the permit you can leave your car parked all day as long as it's not parked in a street-sweeping zone for that particular day. This could involve moving the car every day. On weekends parking is usually free and unlimited. Please read and respect all posted parking rules (*note street-sweeping days & times*)— we are not responsible if you get a ticket.

Please keep in mind this is our home, not a hotel. Treat it as if it were your own. Some common courtesy rules: Please turn off the lights, heater, and coffee maker when not in use. Please use towels for drying your body only- not for makeup removal or any other purpose. Please wipe up spills promptly to avoid permanent damage to linens and furnishings. If using the laundry facilities, please clean the dryer lint trap after use and make sure the iron is off and cool before putting it back. -Thank you!

I am married and we have two great and funny kids. We are very active with sailing, camping, biking, and enjoying the outdoors every chance we get.
We love our Noe Valley/Mission neighborhood and think that it is one of the best neighborhoods in the world.
