Very cool space in the historic center of Oaxaca within walking distance to all major sites in the center. Orignal house with the classic interior patio, hugh open space with lush garden including avocado and pomegrante trees. The house is owned by the Chagoya family who reside in the main house, there are several apartemtns situated around the garden, occupied by local artists and an engraving studio.
The apartment for rent is two stories with two bedrooms and one and half baths. The main bath and bedrooms are upstairs, one has a full double bed and the other a single bed; there is also a single bed in the living room downstairs. The apartment includes a well equipped kitchen with stove and fridge, Sheets, towells and all typical hotel amenities included. Hot water and wireless internet 24 hours a day.
Buses available on the corner, taxis pass at all hours and is within 5 minutes walking distance to the ADO terminal for national transportation. In the same block there are two small stores, a taco shop and a classic cantina that turns into a salsa club on the wekkends. Within five minutes walking distance to the Plaza Santo Domingo and the Zocalo.
This is a very relaxed enviornent, just have respect for the house and the other residents.
I stayed in Victor’s two bedroom “garden apartment” for two months this winter. The apartment is spacious, with very high ceilings, a large living room/kitchen on the ground floor and two bedrooms upstairs, both off an open walkway with a lovely view into the central patio and the hills to the east and south of the city. There was always plenty of hot water and a regular cleaning service, which included changing the sheets and towels. The apartment is minimally, but (for me) adequately furnished, with enough kitchen supplies to cook (and boy, do I miss buying fresh produce at the Merced market; I’ve been back in the US for one day and the food I just bought tastes so flavorless).
The location is absolutely perfect, close to all the usual visitor spots (Acala, Santo Domingo, the zocalo), on a busy street, but the apartment is in the back of a very deep courtyard so you do not hear much street noise. Victor’s three sweet and friendly dogs live in the shared patio, and when I sat at the big patio table, one or more of them would settle at my feet. The dogs do, at times, bark, but I learned to just tune them out. But you don’t go to Oaxaca for peace and quiet, for most of the city is noisy, with fireworks, dogs, traffic, live music in bars - and given all this, Victor’s apartment is generally pretty quiet. You sometimes hear music on Saturday nights - from a salsa place a half block away and from the mezcal bar in front of the house. You can have breakfast and an afternoon meal at this mezcal bar and dinner at another small restaurant that is also in the building, one that serves Mediterranean food and has a weekend brunch cooked by a visiting Israeli chef - who happens to live in one of the apartments in Victor’s house. Both of the restaurants are very pretty and have good food - and you can eat out without leaving your house!
What I really loved about staying in this apartment was the life within the patio: Local artists (there's a printmaking studio off the patio) sometimes sit at the shared patio table, a saxophone player gives lessons there once or twice a week, and hearing someone play beautiful jazz saxophone under a pochote tree in the center of Oaxaca is something I’ll always remember! And of course, as many other reviewers have noted, the landlord Victor is utterly charming and always took care of our requests promptly. All in all, I recommend the apartment, especially for people who are looking for a place not entirely populated by expats.
Victor, his family and his friends all made this a wonderful way to spend the holidays away from home. They welcomed us to celebrate Christmas Eve dinner, which included wonderful home-cooked feast, good wine, new friendships, live music and more than a little mezcal. Throughout the stay, Victor was very helpful in arranging taxis, giving advice on where to go, and quickly took care of any requests we had. Even the dogs made us feel at home, but be warned, once they put their head on your lap, they quickly fall asleep.
Palo Mulato is located a few minutes walk to most parts of Oaxaca, including downtown. And, the few times we needed a taxi, it was waiting at the front door. The main bus terminal is also just a 10 minute walk. And, just outside the front door were plenty of new friends to make, stores and places to grab something to eat. The neighborhood is safe and no hesitation to walk around at night.
If you are looking for a hotel accommodation, you probably aren't reading this review. If you are looking for a comfortable place to call home for awhile, to make new friends and be part of life, not just a tourist, this is the place.
We will return to Oaxaca, in large part, because we have new friends and a "home" to stay at.

We had a fantastic time staying at palo mulato , It was extremely spacious and affordable .The area was very safe and walking distance to oaxaca markets and town centre .The kitchen was well stocked with utilities and we were made to feel very welcome .
Perfectly located within walking distance to most everything you will want to see during your travels. Friendly environment and cozy atmosphere. The place is spacious and the price is fair. I would definitely recommend to others.
