Other things to note
We ask our guests to enjoy and treat our house with the same love and respect as they would in their own home. For the comfort and better enjoyment of all present and future guests, there is no smoking or pets allowed inside the house. The towels belong to our property, not the community. Remember to always bring any towel back from the pool.

1. Capacity
The property shall not be used at any time by more than the number of adults and children as per your reservation.

2. Check in time and check out time
Check-in time is anytime after 4pm on the check-in date.
Check out time is 11am.
Late check­out must be agreed by the host in written form, otherwise it will cause a penalty on the renter for any loss thus caused. Landlord or the assigned representative has the authorization to enter the property anytime after 11 am on the check out date for cleaning purpose.

3. Smoking is not permitted in any part of the Premises. Failure to comply with Holidale’s non-smoking policy will result in a penalty of $300 minimum and Holidale reserves the right to evict Guest right away. Smoking is not allowed including inside the house, in the garage, or on the pool deck and all public area in the apartment. Guest will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. No refund either for the rent or any other fee the renter has paid for this property will apply.

4. Pets
Pets or animals of any nature are not permitted on the premises unless specifically noted and permitted in written form. Holidale reserves the right to evict Guest right away once pets without permission are found in the property Guest stays at. In such case, no refund either for the rent or any other fee the renter has paid for this property will apply.

5. Extension
Extension requests must be sent to Holidale in writing at least 3 days prior to the original check-out date. Holidale may agree to or reject such requests at its sole discretion. Holidale has the right to evict Guest after the check-out time on the check-out date, unless an extension has been agreed upon by both Guest and Holidale.

6. Parking
Vehicles should only be parked on the assigned spot or in the garage. A parking permit should be hanged on the rear mirror of the vehicle if required so. Violation on the parking regulations may cause vehicle towing on the Guest's own expense.

7. Minors
Guests under 21 years of age must be accompanied by a parent or legal guardian.

8. Extra items
Extra items like air mattresses, playpens, high chairs can be rented depending on the availabilities.

9. Keys, Remotes, Laundry Cards and Fobs
Any after-hours services calls for lost keys or for locked-out guest will require a $120.00 charge. If the garage remote is lost, $300 will be charged. If you do take the key and remote home, but later mail it back within one week, the charge will be half at $150.

10. Amenities
Amenities are available for free use if stated in the listings. Any out-of-service of amenities for maintenance reason conducted by the communities is NOT under control of Holidale and Guest may NOT get compensation. No compensation will be given for temporary outage of pool, electricity, elevator, gas, water, cable or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Holidale.

11. Quietness
Guests shall not make or allow any excessive noise in the unit nor permit any actions which will interfere with the rights, comforts or conveniences of other persons. Quiet hours are from 10 am to 8am. On-premise laundry should be used between 8 am-10 pm for apartment homes. Guests are at risk of fines and fees for excessive noise violation.

12. Utilities
Utilities should be within reasonable use. Please kindly close the windows, turn off the A/C, water and lights when you step out of the property to avoid energy waste. Utility usage excesses 150% of the normal monthly usage (Apartment $100&150%=$150, House $150&150%=$225) is considered as abusive usage, and for guests who have abusive usage in any month, all utilities including water, electricity and gas during their entire stay will be charged entirely from Guest.

13. Trash
Guest is responsible for picking up and bagging all trash in the trash bin and throw trash in trash room/dumpster(Trash rooms are near the elevators, dumpsters are on the ground floor nearby the apartment building) . Holidale will charge $50 for the trash left on the floor or garage.

14. Kitchen Disposer
Kitchen disposer is only for liquids. Solids like fruits or vegetable peels will damage the disposer and clog the drain. Guest will be responsible for the repair costs associated with dumping of non-liquid waste.

15. Housekeeping
NO DAILY MAID SERVICE -Cleaning fee includes departure clean only. Daily maid service is not included in the rental rate. However, maid service can be ordered at an additional cost. Contact the Holidale for more information.

16. Mails
Mail box is not available for reservations under 30 days unless otherwise agreed by host in written format. Any pending packages or mails after check out date will be on the Guest's responsibilities.

17. Missing Belongings
Any personal belongings should be under good care of by Guest. A fee of $50 is applied while Guest needs the items left in the home after they check out to be mailed back (excluding the mailing cost).

18. DAMAGES - Accident damage waiver fee is collected to waive the charge for unintentional accidental damage made by Guests. Intentional damages to the property/furnishings, or huge damage to the property/furnishings caused by Guest's carelessness, Holidale will hold the Guest to be responsible and pay for the repair fees. Guests include the people booked the property and the guests who live in the property. Notwithstanding anything in this Agreement, Guests will not be responsible for damage to the premises that is determined not to have been caused by Guests.

I am a working mom who really enjoy the California sunshine. I love the convenience this location offers: it is on the edge of Irvine, has all of the shops in 5-10 min drive and plus, 10 min drive to the beaches.
