Enjoy the comfortable, casual warm western feel of our newly redecorated home. Authentic Indian decor is accentuated above the log mantle and rock fireplace, and a log stair rail reminds you that you are home in the mountains. Sink into the ultrasuede in bomber leather style sleeper sofa while viewing your favorite shows on one of two cable TV's, or pop a video into the VCR or DVD player; relax in a luxurious leather arm chair while reading a recent edition of a ski magazine by the fire. Internet access via Comcast and private password.
You'll love the versatility of dining in - finding everything you need in our fully equipped and remodeled granite kitchen. Your Red Pine condo is just a cabriolet ride away from the Canyons, so come in from the slopes to fashion your own lunch!
Y6 also has a custom slate tile shower on the second floor - perfect for those of you who prefer not to climb into a tub to shower...and on the first floor, newly slate tiled flooring in a brand new (2013) bathroom w/shower! (There are no longer any tubs in y6.)
Summer visitors will love all Park City has to offer off-season: hiking; biking; miles of mountain trails; hot air balloon rides; horseback riding; and fly fishing in Utah's world class rivers. So come back in the summer and enjoy super low rates.
Y-6 is a non-smoking, no pets condo for the enjoyment of all of our guests.
Beds: 1 queen private; 1 queen loft plus chaise lounge bed single; 2 twins; sleeper sofa.
Regular ski season at $320 per night INCLUDES TAXES.
Holidays and Sundance at $440 per night INCLUDES TAXES.
Stays of 7 nights+ are discounted 10%.
Bookings for lodging within 7 days are discounted as well.
Sundance security deposits are higher.
Minimum nights for Holidays and Sundance are 5 nights.
Summer rate is $170 per night or $1600 per month; summer holidays (4th of July, Pioneer Day weekends) are $200 per night.
Posted rates DO include taxes, but not exit cleaning fee of $95 - professional cleaners are hired. Taxes are mandatory at 15% as I am a licensed business in the state of Utah.
Cancellation policy is as follows: STRICT.
50% down, 50% 45 days out. No refunds unless rebooked. Full cancellation info is on the contract. Travel Insurance is recommended.

This agreement shall commence on “Check-in Date” and terminate on “Check-out Date” as specified in Renter’s Airbnb reservation.
The rate for your stay is as specified in Renter’s Airbnb reservation.
The maximum number of guests allowed under this agreement is eight guests.
Check in/Check out
• Check-in time is after 4 PM unless special arrangements have been made ahead of time and confirmed by the Management.
• Check-out time is before 10 AM unless special arrangements have been made ahead of time and confirmed by the Management.
The Airbnb “Strict” cancellation policy that was specified in Renter’s Airbnb reservation is the cancellation policy.
No cleaning or maid service is provided during the term of this rental agreement. The property shall be professionally cleaned prior to Renter’s arrival. Extra sheets and towels are provided in the unit. There is also a washer and dryer in the condo for Renter’s use.
There is garage parking for vehicles outside in a public lot, in front of the condo. Management is not responsible for Renter’s vehicle, for any reason, including vandalism, damage, or theft.
There is NO telephone hard line provided in the rental, however there is complimentary WIFI service (Wireless Internet).
Vacating the Premises
Renter shall deliver possession of rental in good order and repair to Management upon termination or expiration of this agreement. The key and garage door opener shall be returned upon departure.
Management is committed to providing its guests with a smoke-free environment. There is no smoking permitted anywhere within the premises including balcony.
Renter may not sublet residence or assign this rental agreement without written consent of Management.
Fire and Casualty
If residence becomes uninhabitable by reason of fire, explosion, or by other casualty, Management may, at its option, terminate rental agreement or repair damages.
Right of Access
Management shall have the right of access to rental for repair and maintenance during reasonable hours. In the event of an emergency, Management may enter at any time to protect life and prevent damage to the rental.
Rental shall be used so as to comply with state, county, and municipal laws and ordinances. Renter shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with any neighboring resident’s quiet enjoyment of their residence. Any misuse described above shall result in termination of Rental Agreement and no refund of any payments will be issued.
Management shall not be liable for damage to, or loss of, renter’s own property of any type, for any reason or cause whatsoever.
Animals, birds or pets of any kind shall not be permitted inside the rental unit at any time.
Renter releases Management from liability for and agrees to indemnify and hold harmless Management against losses incurred by Management as a result of (a) Renter’s failure to fulfill any condition of this agreement; (b) any damage or injury happening in or about rental or premises to renter’s invitees or licensees or such person’s property; (c) Renter’s failure to comply with any requirements imposed by any governmental authority; and (d) any judgment, lien, or other encumbrance filed against renter as a result of renter’s action. Renter agrees to indemnify and hold Management harmless from any and all damages caused by renter’s negligence or fault, including all costs and attorney fees.
This agreement and any attached addendum constitute the entire agreement between the parties and no oral statements shall be binding. It is the intention of the parties herein that if any part of this rental agreement is invalid, for any reason, such invalidity shall not void the remainder of the rental agreement.
Failure of Management to Act
Failure of Management to insist upon compliance with the terms of this agreement shall not constitute a waiver of any violation of this agreement.
Payment stipulates the Renter has read the agreement and agrees to its terms.

This condo was very convenient to the lifts at Canyons. The unit was recently renovated and very nice. There wasn't an elevator so be aware if you have a lot of luggage. There were 5 of us and we were comfy. Overall, a good value and super convenient!
Our family stayed at Deb's place over the Christmas break. The apartment is comfortable and clean. We really enjoyed our stay and Deb was a great host. It was perfect for four of us and very close to everything.
Great place, loved the decor and the location is very convenient to the Canyons resort. With 5 adults and a toddler we felt there was plenty of space to relax after a day on the mountain. We would definitely recommend staying here and Deb is very accommodating throughout the entire process.
We had a great stay overall thanks to the comfortable living room and great location near Park City and the slopes of Canyons. Kitchen worked well for our limited cooking needs, and we were able to sleep 5 relatively comfortably (though any more people would have been difficult). Having the nearby community pool and hot tub facility was also a nice perk.
We had a wonderful time at Deb's condo at the Canyons. The condo is in walking distance of the Cabriolet lift which takes you to the base of the Canyons ski resort. The house was clean when we arrived. A futon had broken prior to our visit and Deb made sure to have it replaced so our group would have ample accommodations. Deb was always reachable by phone and quick to respond. I would highly recommend this condo.
Seven adults piled into Park City for Sundance and this place worked great for us. Yes, small quarters. Upstairs bathroom is hard to turn around in. BUT the location to Park City & the ski resort was fantastic. Literally 5 minute car ride to town.
Deb is awesome. Very responsive. When we had a problem w/ the TV, someone was there to fix it the same day. She's easy to reach via email, phone or text. Big Plus.
Only downside is noise. Bring EARPLUGS. Seriously. The place has no audio privacy. You can hear everything. Doors shutting. people snoring. People walking. Made sleeping tough. But still we were overall happy.
Our family of 5 adults and 2 small children just returned from a great ski trip to the Canyons. The accommodations were exactly as pictured and Deb was super prompt in responding to our many questions, primarily about additional requests for our little ones. The walk to the Cabriolet was about 5-10 minutes and the only downside was it was slightly uphill on the way home for those of us not used to the altitude! Deb was great to work with and provided great references for transportation. I would definitely recommend this for any family wanting an affordable ski getaway.

What do I pack when I travel? My Nikon photo gear, a guitar, and things my boys may forget (even though they pack their own suitcase!) I'm a light packer because I like to purchase items while on vacation. I prefer to get up early and get up and go. An ideal day for me is photographing the sunrise, returning to go for a run, and then waking up my family to have them experience a new place with me.
I can live without TV (I rarely watch it), and sunburn. I don't cook, but have a well-used microwave. I enjoy going to the gym, and spinning.
