THINGS WE LOVE ABOUT THIS PROPERTY!

Its ideal location on gorgeous Balboa Island in the middle of Newport Bay. The main street is a throwback to the 50’s malt shop days with shopping, malt shops (literally) and lots of restaurants. Balboa Island Ferry, two streets away, will take you to Balboa Beach Pier, where you can relax and watch the sunset over the island, or even play cards.

Upgraded, modern, well stocked kitchen and bathrooms with all the amenities that might not be expected at this price range.

Its front porch where you can relax, watch the goings on of this very cozy old-fashioned street, watch the sunset, eat outside, and play cards with friends.

A taste of the original beach house, with knotty pine paneling in the living room and 2 downstairs bedrooms, gives this cottage its cozy warm feeling. The expansive living room has high vaulted ceilings, a gas fireplace, and a large flat screen TV mounted above the fireplace.

The living room opens to a beautiful, recently remodeled kitchen with granite countertops, a chef’s range, and a French door refrigerator. There is a dining area in this great room between the living room and kitchen. One wonderful room where everyone can be together!

There are two bedrooms downstairs – one with a double bed and the other with two single beds. There is also a full bathroom downstairs that has been completely upgraded with honey onyx tiles. All bedrooms and baths are furnished with luxurious linens for your ultimate comfort.

There is also a sun room where you can relax and read that leads to the completely new upstairs where there is a expansive master king bedroom, with a full en suite bath, a flat screen TV and plenty or room to read or relax.
Next to the master bedroom is another loft type of area with another king bed and a beautifully updated bathroom with a rain shower and marble tiles.

This wonderful vacation home rounds itself out with WiFi, and a double car garage in the back so you don’t need to worry about parking. There are also 4 cruising bikes for guests to use, and if needed, this home also has central heating.

A vintage, fun island with lots of things to do and a beautiful home on Newport Bay where everything is wonderfully easy – all you need do is add the people and create a memorable vacation for all!

While our #1 priority is insuring that our valued guests enjoy their stay with us, we also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them prior to confirming your reservation. If you are not comfortable with these rules, we encourage you to please make alternate accommodations:

• Minimum age policy of 25 years of age
• Check-in is after 4PM | Check out is at 11am
• No smoking is allowed inside any of our properties
• Overnight occupancy (including children and infants) is not to exceed the posted maximum occupancy. Occupancy is defined by the total number of people at the property at any time.
• NO PARTIES AT ANY TIME – a party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by SeaBreeze Vacation Rentals in writing prior to the arrival date.

***For Pet Friendly Listings* Dogs - If you chose to bring a dog, there is a $150 non refundable pet fee per pet. You are responsible for controlling excessive noise caused by the pet (i.e. constant loud and uncontrolled barking). You will be notified with a warning upon the first complaint. At this point, you must take every reasonable measure to control the noise problem (i.e. close windows and doors and do not leave pet unattended at any time). Additional complaints will result in an early termination of your stay with no refund given.
