The entire house will be yours all to yourself. There are 2 generously sized double bedrooms (one with a double bed & one with 2 single beds which can pull together into a double bed). There is a third generously sized bedroom/studio space set out in the floored attic accessed via an extendable loft ladder. There is a Swiss ball and a yoga mat set out on the floor which is a good space to stretch out in the morning before taking on the sites of the city. This attic space has a very comfortable single bed.
The contemporary styled bathroom is newly installed by the bathroom design company Fired Earth with a wall hung pan, freestanding bathtub and shower attachment over the bath as well as a tall chrome heated towel rail. Clean towels for each guest will be provided as will fresh bedding.
The galley style kitchen is well equipped with all the typical appliances including a washing machine, dishwasher & fridge freezer. The newly installed combi boiler is of the highest quality so is very reliable ensuring constant hot water on demand. There is a freestanding range style gas cooker set into a range niche along with all the utensils required for cooking if you decide to make an evening meal. There is a clothes dryer in the bedroom with 2 single beds so there is no need to walk downstairs to the private garden to hang your washing out (although you're quite welcome to if you like a bit of wind in your sails). The iron & ironing board are also housed in the kitchen along with the kettle etc. The garden has a secure shed and a large portable BBQ available to use at your leisure. Pets are also welcome to stay.
The living room has an open fire, flat screen TV, DVD player, stereo compatible with any iphone, MP3, Smart Phone with, comfortable sofas with a coffee table and dinning table which can sit 6 positioned in the original bay window.
ARRIVING BY TRAIN - in to Edinburgh's Waverley Station;
The number 29 is best and you can get this from the bus stop on Princes Street right outside the front entrance at the top of the many many steps and escalator. The bus stop is immediately outside the exit on the same side of the road. You get off the bus at the 2nd stop past "Crewe Toll Round-About". This is right at the end of my street and the house is the first house in the street :0)
You can also get the number 37 from this location at the next bus stop to the No29 (there are a few bus stop/shelters standing together at the exit) and also a 19 or a 47 too but will then need to walk a short distance when you get off the bus at "Crewe Toll Round-about" (the distance of 2 bus stops from Crewe Toll to my street which is approx 1 minute.
HEADING INTO TOWN - You can get a bus from right outside the house to anywhere you want in the city- the center of town takes 15 minutes. There are several large supermarkets nearby including a Waitrose situated in trendy Stockbridge. This is where you'll find some of Edinburgh's best funkiest pubs and restaurants and (email hidden)ly and eclectic cultural hub. Here you will discover countless quirky and independent shops that rub shoulders with media companies and architects and you'll find a real sense of spirit and community. You can walk here in 10 mins or get a bus which takes a few minutes or better yet take a scenic walk through the delightful Inverleith Park past the allotments to take in the reed marsh pond and feed the ducks & swans. You may even get lucky and spot the local heron that sits on the chimney pots above the pond looking for his next meal. There is also the splendid Royal Botanic Gardens close by which much be paid a visit if the time allows. On the way to the Botanic Gardens (continuing from my house on Ferry Road and staying on Ferry Road) is the closest Supermarket called Morissons. It is a 5/6 minute walk from the house. The immediate area is quiet with a small park and small grocery shop where you can get all your basic essentials.
A selection of basic breakfast options will be supplied when you arrive for you to use as required to help you enjoy your stay in the stunning city of Edinburgh.
Guests have access to everything the private property and garden has to offer.
Interaction with Guests
Interaction can be as little or as much as you require on your stay. Most guests make their way to the flat where i will meet and welcome them then they are left to it until they check out. I live 15 minutes away and can be on hand if need be to answer any queries.

My street has fantastic access to public transport taking you anywhere you'd like to go in the city of Edinburgh.
Please leave the house clean & tidy as I don't charge an additional cleaning fee. I ask that the cooker is wiped down after use and any dishes used washed ready for the next guest. I also ask that all used bed sheets, duvet covers and pillowcases along with towels are put into the bath tub ready for me to come along and wash. This small task is such a help if you could please adhere to.
I really enjoy stay in this flat.. The best thing is flexi check in check out time.. awesome!!
We didn't get a chance to meet Karen, but her flat was very nice! She provided towels and instructions on what to do in Edinburgh. She was a great host. She provided Scottish beer in the fridge and had an awesome music system. Her place was a bit far from the center of Edinburgh, but it didn't cost much to go to the center via taxi.
Loved the flat, free on street parking. Nice quiet location. The flat had some basic food, milk etc which was a nice touch. Really good value, will be keen to stay here again!

Wir wurden bestens aufgenommen und traditionell mit Whiskey und schottischer Herzlichkeit in ein rundum gemütliches Quartier wilkommen geheißen.
Alles war bestens vorher abgesprochen und es gab nichts zu beanstanden. Auch die Lage des Quartiers war großartig, da alle Busse vor der Haustür direkt in die Stadt fuhren.
Danke Karen für die Möglichkeit! Es war ein Teil eines unvergesslichen Erlebnisses.
Karens Wohnung war die erste die ich über AirBnB gebucht hatte und ich werde das gerne wieder machen!
Absolutely spot on! Karen couldn't have been a better host... The house was stocked with alot of extras, including food and whiskey for the tasting... Tons of space for the price and the location was so easily accessible to the city center...A must stay for sure
We didn't meet Karen but she left very clear instruction of everything.
The location is easy to find and neighborhood is very quiet. There is only a small issue that we run out the gas on the third day but after we had text-ed Karen, she responded quickly to solve the problem.
The bath is lovely and so as other rooms. We bought some food back to cook and everything is there for easy use.
