This is a spacious and comfortable self contained Victorian upper flat with a garden, free parking and WIFI just 10 mins walk from the trendy and charming Stockbridge area, a stones throw away to the center of town).
The entire house will be yours all to yourself. There are 2 generously sized double bedrooms (one with a double bed & one with 2 single beds which can pull together into a double bed. There is a third generously sized bedroom/studio space set out in the floored attic accessed via an extendable loft ladder. There is a Swiss ball and a yoga mat set out on the floor which is a good space to stretch out in the morning before taking on the sites of the city. This attic space has a very comfortable single bed.
The contemporary styled bathroom is newly installed by the bathroom design company Fired Earth with a wall hung pan, freestanding bathtub and shower attachment over the bath as well as a tall chrome heated towel rail. Clean towels for each guest will be provided as will fresh bedding.
The galley style kitchen is well equipped with all the typical appliances including a washing machine, dishwasher & fridge freezer. The newly installed combi boiler is of the highest quality so is very reliable ensuring constant hot water on demand. There is a freestanding range style gas cooker set into a range niche along with all the utensils required for cooking if you decide to make an evening meal. There is a clothes dryer in the bedroom with 2 single beds so there is no need to walk downstairs to the private garden to hang your washing out (although you're quite welcome to if you like a bit of wind in your sails). The iron & ironing board are also housed in the kitchen along with the kettle etc. The garden has a secure shed and a large portable BBQ available to use at your leisure. Pets are also welcome to stay.
The living room has an open fire, flat screen TV, DVD player, stereo compatible with any iphone, MP3, Smart Phone with, comfortable sofas with a coffee table and dinning table which can sit 6 positioned in the original bay window.
ARRIVING BY TRAIN - in to Edinburgh's Waverley Station;
The number 29 is best and you can get this from the bus stop on Princes Street right outside the front entrance at the top of the many many steps and escalator. The bus stop is immediately outside the exit on the same side of the road. You get off the bus at the 2nd stop past "Crewe Toll Round-About". This is right at the end of my street and the house is the first house in the street :0)
You can also get the number 37 from this location at the next bus stop to the No29 (there are a few bus stop/shelters standing together at the exit) and also a 19 or a 47 too but will then need to walk a short distance when you get off the bus at "Crewe Toll Round-about" (the distance of 2 bus stops from Crewe Toll to my street which is approx 1 minute.
HEADING INTO TOWN - You can get a bus from right outside the house to anywhere you want in the city- the center of town takes 15 minutes. There are several large supermarkets nearby including a Waitrose situated in trendy Stockbridge. This is where you'll find some of Edinburgh's best funkiest pubs and restaurants and (email hidden)ly and eclectic cultural hub. Here you will discover countless quirky and independent shops that rub shoulders with media companies and architects and you'll find a real sense of spirit and community. You can walk here in 10 mins or get a bus which takes a few minutes or better yet take a scenic walk through the delightful Inverleith Park past the allotments to take in the reed marsh pond and feed the ducks & swans. You may even get lucky and spot the local heron that sits on the chimney pots above the pond looking for his next meal. There is also the splendid Royal Botanic Gardens close by which much be paid a visit if the time allows. On the way to the Botanic Gardens (continuing from my house on Ferry Road and staying on Ferry Road) is the closest Supermarket called Morissons. It is a 5/6 minute walk from the house. The immediate area is quiet with a small park and small grocery shop where you can get all your basic essentials.
A selection of basic breakfast options will be supplied when you arrive for you to use as required to help you enjoy your stay in the stunning city of Edinburgh.
Staying at Karen's flat was an absolutely great experience.
Though it's 15-20 min away from the city centre but the bus stop is across the street .
It was very comfortable for my family of 3 pax. Karen is very responsive on the mail. She even dropped in late one night when we faced a small problem.

The house of karen is very nice. The neighborhood quite quiet! We found everything we needed and we were quite confortable. Karen was quite flexible about our time of arrival and departure and we did appreciate that. Nice living room and lots of space in the house.
While the location and general standard of the property were good there were a few basic things that we felt could have improved our experience. It would have been good to have toaster and microwave facilities in the kitchen and also the bedding was old with mildew on the duvet inner and cigarette burn holes in the sheet and very old pillows. It would also be nice to have a welcome booklet of sorts that advises things like what to do with the boiler when there's no hot water and perhaps local places to get groceries etc. Also the shower consists of a handheld rosette for use while sitting in the bath which wasn't what I expected. Felt a bit let down that there was no toilet paper, dishes were in the sink and dishwasher and linen cycling in the washing machine which was leaking and I had to mop up. Didn't really feel like much care had been given to preparing the house for our arrival and I appreciate that the owner had been away on holiday arriving back the night before. Still, worth pointing out these areas for improvement for future guests to make them feel like they get value for money. The host was helpful and friendly and the house itself is cosy and just a few small things that would have made an overall good experience a lot better.
My experience at Karen's has been great! It's a nice, comfy, clean apartment with a lot of natural light in a quiet residential area. It's fitted with all you need (wifi, linen and towels included), even essentials like salt, tea or coffee and some bathroom stuff. Hot water always available and good heating. Karen made everything easy for us by leaving notes with instructions around the flat and provided a lot of good recommendations about pubs and restaurants.
Although it's a bit further from the city centre (around 40 minutes walking / 15 by bus), it's very well connected with several buses. Summarizing: great relationship quality/price.
For this great price the apartment is packed with everything you might need: great kitchen with essentials like salt/oil/sauces was very much appreciated, you get a dishwasher, washing machine, iron and hair dryer, basic bathroom stuff like shampoos, which can make you backpack extra light. Hot water any time you need + very good heating.
It is a bit further from the centre than I expected, but the bus connection and diversity is unbeatable.
I must notice the double bed with coil mattress was not quite comfy for me. Though there are couple of other beds you may use in the apartment.
Karen's home was the perfect location for our stay in Edinburgh and it was so very easy and quick to communicate with Karen about anything! She gave great recommendations for restaurants and places to explore. Instructions for everything were clear and exact. We highly recommend Karen's home for a stay in Edinburgh!
Karen is a convivial and cheerful hostess, providing a perfect welcome to Edinburgh after a long transatlantic flight. The neighborhood is convenient to bus lines into Stockbridge and Edinburgh. Parking is no problem as there is a space next to the apartment. The apartment was clean and in good condition, with lots of hot water as there is an on demand hot water heater. WiFi connection was speedy.
Karen's place is the upstairs of just two flats in a building (hers and the downstairs). It has plenty of room, is quiet, warm and cosy. Its outside the centre of the city but really easy to reach on the very regular and cheap local buses. The bus stops are a minute away and the journey to the city centre is 15 mins. Stockbridge is closer and has lots of pubs and shops.
Karen was an excellent host with lots of information on local facilities. She was very pleasant, helpful and accommodating with arrival and departure arrangements. Thanks very much Karen.

Karen's place was perfect for the four of us. The location was good, enough out of town to get the cheap price, but close enough to just hop on the bus.
Stockdale (5 mins bus) is a lovely little town and I would highly recommend the pulled pork roll for breakfast one morning, from the cafe by the bridge.
The 3rd bedroom is up a very steep ladder and probably not suitable for under 10s, but the other two bedrooms and the living and dining room were more than comfortable.
The kitchen was clean and more than adequate for our stay.
I would recommend this place to friends and family. A very good price and great location.
