House on Perkins Pond, 10 minutes from Sunapee Mountain - Bring your Kayak, Canoe, SUP, Ski Boat, Fishing Rods, Hiking Boots, Skis, Snowboards and be prepared to get back to doing something you really deserve ... reconnecting with your fun-self, kids, spouse, nature! Winter or Summer!
We admit it, the house is a little campy but it is very comfortable and can accomodate a variety of situations. The main floor has the kitchen, living room, full bath, and main bedroom with a king bed and the LR has a pull out full size bed too. The main bedroom and bathroom are 3 steps up from main floor so some restrictions if mobility is an issue. The 2nd floor has the other 2 bedrooms (one with a queen bed) and the other bedroom has 4 twin beds with 3 of them in their own cubby (this is where the campiness comes in). There is only 1 full bath but its been recently remodeled and may be the best room in the house!
The house is situated alongside a gentle lapping lake, with swim platform and a dock (with the public boat launch just down the road). The lake is 150 acres so very good for kayaking/canoeing and at the same time can accommodate a motor boat - our dock best accommodates a 22 foot boat. In the winter there are plenty of ice fisher-people and pockets of smooth ice to keep you busy on your afternoon hike across the frozen lake (in the event you choose to take a day off from skiing at Sunapee Mountain).
You are not completely cut off from civilization - driving 15-20 minutes will get you to a grocery store or gas station or movie theater or bowling alley or one the many local restaurants.
Face it, you have the opportunity to do as much (or as little) as you want!
We continue to use this property as a home away from home with our four kids so we ask you to treat our home with respect and take care with our possessions. Expect to leave the house as you found it - clean, no trash left behind, no perishable foods in the cupboards or refrigerator, etc.
The house is connected to a septic tank so try and and take it easy with showers and stagger timing to give the septic time to handle the volume, especially if at the max limit of 10 guests.
Our no pets policy is very strict and we admit one-sided as we have a young dog that we bring with us - so if you have strong pet allergies where a previous pet guest would disrupt your visit, please consider a different property.
You'll need to bring your own bed sheets and bath & kitchen towels. (We have pillows and blankets.) The bed sizes are adult bedroom on 1st floor=king, adult bedroom on 2nd floor=queen, kids room on 2nd floor=4 twin beds, pullout couch in LR on 1st floor=full/queen.
Gretchen was a great host. She responded promptly to all of my questions and the house was clean and ready for us when we arrived.
We absolutely loved this place and would definitely recommend it. It is even better than the pictures demonstrate. The cottage is clean, inviting, comfortable beds, and has a well stocked kitchen.
The lake is so beautiful. We got to see two wonderful sunsets from the dock. The lake is quiet and fun to swim in. If we ever return to NH, we will definitely stay here!
Accurate listing description. Cozy, fun, clean home which we enjoyed very much. Take note that there is no deck to sit outside on and the windows facing the water do not open. Also, we brought a box window fan with us and were glad that we brought it during the warm weather. We spent our days hiking Mt. Sunapee, Andrew Brook Trail, Mt Cardigan, etc... It was a treat to settle in Gretchen's cottage at night after a long hike. The kitchen is very well equipped with pans, pots, bowls, dishes, utensils, etc for making meals. The king size bed is extremely comfortable and we slept very well (we did not use any of the other beds). We were also able to watch Netflix through the big screen TV over the fireplace. The swimming is great and the use of the kayaks was a nice bonus.

Gretchen was pleasant to work with and very welcoming. We came in late at night in the dark, and her directions made finding the house and getting into it easy. Her home is lovely -- exactly as described in the listing. We had a wonderful long weekend with our grown children. Great area, great home!
Fantastic getaway home on the lake. Gretchen was an amazing host and provided all the information required to make for a flawless experience. We would love to stay at this place again. Be sure to take a swim in the water...
The Perkin's Pond House was exactly what we needed for our family summer vacation! It's a quaint house perfectly situated to enjoy Perkin's Pond (the beautiful mountains in the distance and the amazing sunsets) as well as the surrounding Sunapee area. I truly think Gretchen has the best view on the lake - we loved having our coffee out on the dock in the morning and then our first cocktail in the evening - all enjoying the peaceful setting. And of course during the day we had so much fun on the floating dock and exploring the lake via kayak. The side yard was great too - my boys had enough room to play catch and kick the soccer ball around. The house is also well equipped - lots of kitchen items, blankets, pillows, and Games! The kids loved all the games we could play during our one rainy day inside. Very comfortable all around!
Good communication and easy to work with. She was flexible enough to add an extra day at the last moment.
About the Host, Gretchen
We are a 40-something year old couple with 4 kids who both have busy careers. Our rental property is a 2nd home for us and not getting much TLC from us these days so we are hoping to utilize Air BnB to bridge us over to calmer days....
