Large, comfortable room in an early Georgian house. It has a king size bed with a firm pocket sprung mattress. The room is en suite with a shower.
The house is very close to many amenities; shops, restaurants, bars, cinemas and recreational spaces.
We are offering an extremely spacious en suite room 6.5m x 4.8m. It has a king size bed, large comfy sofa, and an en-suite shower room with toilet and wash basin. The room is large enough to accommodate two extra single futon beds and a baby travel cot, if you are travelling with your family.
We have wifi that guests can utilise, and guests are welcome to use our family kitchen and garden. Instant hot water is available at all times and your room has a kettle, drinking water, a small cafetierre and a variety of refreshments. For breakfast we will provide cereal, milk, toast etc that guests can help themselves too.
Guests should be aware that we have 2 cats that wander in and out of all rooms in our house. They are very friendly! If you have an allergy to cats we may not be the room for you!
We are non-smokers and do not allow smoking in our home. Guests are welcome to sit in our garden and smoke, provided stubs are disposed of in the external street bins.
Please check the photo of the staircase to make sure you are happy with this. It is stone and does not have a handrail on one side.
We want you to enjoy your stay with us and we are happy to help in any way we can - if there is something you need; an extra pillow or blanket; restaurant recommendations, directions, a map, just ask!
Guests have a private room that locks from the inside, a private shower room with toilet and sink, and are welcome to share our kitchen and garden when appropriate, or when we are out at work or play.
Interaction with guests
Ewen and I both work full time hours so will not necessary be home during your visit. However, we endeavour to welcome all our guests personally and we are always happy to chat when we are home.
We provide some leaflets about local attractions, and a street map, in the guest room.

Other things to note
Our house is situated very close to the meadows park, Bruntsfield and Toll Cross. It is a great central location within easy walking distance of Princes street and the Old Town. We are also close to a major bus interchange so getting around is simple.
There are numerous restaurants, bars, cinemas and festival venues on our doorstep.
Our house is clean, comfortable and ideal as a base for exploring the capital city of Scotland. If you are visiting with a car, parking can be a little tricky! Parking is free in our street between 5.30pm and 8.30am, and at the weekends. There are pay and display meters in our street,and all neighbouring streets, for other times of the day, but they only allow a maximum stay of 4 hours for about £2 per hour. Or, free on-street parking about 20 or 30 minute walk away from the house. Alternatively, you may be able to arrange secure parking with the Fountain Court Apartments at the end of our small street.

You are welcome to use the kitchen, just check with us to make sure it is convenient.
Please wash, dry and put away everything that you use. Please leave it as you find it. We can make some room for any provisions you bring, but space is limited so please don't arrive with a weeks worth of shopping!

We are a happy family of four living in Edinburgh, such a vibrant & beautiful city. Our family consists of myself, Ewen, my partner, Julie, and our two teenage daughters. We love holidaying in Scotland, choosing active, outdoor venues to hike, cycle, climb and relax. We also enjoy experiencing other cultures and countries and have had a variety of exciting experiences all over the world!
My favourite past-time is down-hill mountain biking; Julie enjoys running and cycling. Together we enjoy the cinema, reading, eating, cooking, live music and being with friends.
We are a friendly, relaxed family and we laugh together a lot!! We also really enjoy meeting new people and making new friends.
