PLEASE READ! -
You will be able to access both entire floors. This includes both living rooms, a dining room, four bedrooms, three bathrooms, and two full kitchens.
You will also have a large front porch and access the the backyard patio, pool, hot tub, gazebo, and firepit.
As mentioned, the upper level is a bridal suite. It is locked and for wedding guest use only.
We also have a venue on the property down the drive away from the house. We remind guests if they are booked during your stay they are not able to park in the area by the house or go to the house.
Other things to note
Our pool is Summer only (Usually May-Sept) it is not heated.
🚫 PARTIES & GUEST LIMIT – STRICTLY ENFORCED
This property has a strict maximum capacity of 13 people, including all visitors, at all times unless written approval is given by the host.
- Absolutely no parties, events, or gatherings beyond 13 people are permitted.
- This rule is monitored via exterior security devices (doorbell, noise detection, occupancy sensors).
- Violations will result in:
* A mandatory $2000 fine,
* A $50 per unauthorized person charge,
* Immediate cancellation and removal without refund,
* Notification to local law enforcement.

Unauthorized entry beyond the guest limit is considered criminal trespass under Missouri Revised Statutes § 569.140.
By booking this property, you agree to these terms. Violations may result in:
* Law enforcement involvement
* Permanent ban from Airbnb
* Possible federal action for unauthorized use of private property
* Full forfeiture of your reservation payments
🚭 SMOKING
* Absolutely no smoking or vaping indoors of any kind.
* If smoking outdoors, please dispose of cigarette butts responsibly.
* Excessive smoking odor or debris may result in additional cleaning fees of $350+.
🤫 QUIET HOURS & NEIGHBORHOOD POLICY
* Quiet hours are from 11:00 PM to 7:00 AM.
* This is a peaceful residential area — disruptive behavior will not be tolerated and may result in removal.
🏊 HOT TUB, POOL, AND SAFETY RULES
* Use of the pool and hot tub is at your own risk. The host is not liable for injuries.
* Before entering the hot tub, you must shower and be free of self-tanner, lotions, oils, or dirt. This creates a ring of sludge in the water.
* Do not sit on indoor furniture in wet swimsuits or towels.
* Failure to follow these guidelines will result in hot tub draining/cleaning fees ($200–$500).
* Please limit towel use and hang used towels outdoors to dry.
🧼 OUTDOOR CLEAN-UP EXPECTATIONS
* Guests must clean up after themselves if using the outdoor areas. This includes:
* Disposing of all trash
* Washing grill utensils
* Picking up pool floaties and towels
* Returning firewood and outdoor items to their proper place
* Excessive outdoor mess will result in an additional cleaning fee.

* Any theft, damage, or excessive mess will result in additional charges.
* By booking, you agree to cover all damage repair costs beyond the security deposit.
* We document the property condition before and after each stay.
