This is a great new condo on the south end of Tulum on the edge of the jungle in a new residential area. It's a short 1/2 mile walk or bike ride to town with lots of shopping and restaurants to choose from. You'll find this particular unit to be very well appointed with extras you probably aren't used to in a rental unit. We live here full-time so we have added quite a few "creature comforts" you won't likely find elsewhere. When you are here, we'll be available if needed and ready to give you great local tips about little known secrets and local adventures that will make your trip truly memorable.
The kitchen is amazing and great for entertaining, fully stocked with everything you could possibly need to make you and your family and friends great meals. We have lots of beach towels for you to use while you are here, along with beach chairs and beach umbrella. Your rental also includes the use of two bikes for getting around town and to the beach. There's even an outdoor shower on the patio for the post beach or pool rinse off!
If you are trying to decide between a condo-villa in town or on the beach, let us point out a couple of "nice things" about being closer to town in a luxury condo. The first is simple luxuries; here you'll have full-time power, air conditioning, nice pool, US satellite TV, great water pressure for hot or cold showers, wireless internet access and a feeling of being in your very own villa in Mexico.
If you are worried about getting to the beach-DON'T, it's a 5-10 minute drive or taxi ride (depending on beach area) to get there and you have a number of great little cabana resorts that will welcome you free of charge-assuming you plan to have a bite to eat or a few drinks there OR you can simply go to the public beach access and bring the chairs, cooler and umbrella with you. Spend your days on the beach or checking out the ruins, lagoons and cenotes and then retreat to TRUE luxury. We live here and I can tell you THIS is a great option, we love the beach, but we love going back to the jungle villa after a long day out in the sun, sand and wind.
The other great thing about being in town is the food and shopping, you have a HUGE variety of options in Tulum town versus the beach where most of the restaurants and shops are more expensive and your choices are somewhat limited. You can get to feeling kind of isolated and captured out there as well, nothing wrong getting away, but it's also nice to have more options for dining and shopping within walking distance, especially if you have been "out there" all day.
We booked a stay for 5 days over Christmas 2014. Overall the home is very nice, spacious and well-equipped, but we ran into a streak of unpleasant incidents.
When we arrived at the home at the check-in time 3pm there was no one to welcome us and only because the maid was still cleaning the home we found the home. After talking to the maid, she helped us get in contact the the landlord, who randomly introduced us to the place.
As a big an unpleasant surprise part of the introduction we were told that we had the company of a house cat that sleeps in the house, that we should feed and that we should not pet, since it was rather "frisky". Since I have a slight allergy for cats, this was really bad news. To add to the distress the maid wasn’t finish making the home ready before 2 hours after our check-in.
Well we finally had the house and it actually lived up to our expectations. Very spaciuos, well-kept and in any way what we hoped for.
In the meanwhile our kids had a fun time in the nice courtyard with the pool. Unfortunately my youngest daughter’s blond hair had turned slightly green from being in the pool for less than an hour due to the chemicals in the pool.
Later in our stay we had our worst experience. We came back from the beach to find the house wide open with key in the front door and all our valuables totally exposed. After almost an hour the caretaker came by and it turned out he had decided to use our home to wash bedding for one of his other apartments.
Our last issue was also rather big. On top of the house is a loft which is rented out and it uses the same garden entrance. The loft was rented out which was okay.
One night after returning to the home around midnight we were locked out of the house event though we had the keys. This happened because the newly arrived loft renters off cause had locked the gate to the garden from the inside so we were stuck outside a gate and wall with barped-wire. Since we couldn’t get in contact with anybody, our consideration was to either try to climb the barped-wire walls or somehow break open the door. Fortunately we ended up succeeding in waking up the loft renters and they helped us in.
Well apart from all these problems our stay was actually pleasant and we enjoyed both the appartment, the compound and Tulum.
I think that most of the bad experiences could have been easily avoided with a tiny bit more information from the landlord.
I spent a week at the Tulum Luxury Villa with my daughter. It is a very nice home and furnished nicely. The hosts, Ron and Catherine, were very friendly, helpful and accommodating. They gave us good tips for enjoying Tulum. I am aware they have a pool, but we did not use it. Ron was very generous lending us his snorkel equipment, books, and DVDs. The house is located just south of the town of Tulum, so it is not walking distance to the beaches, but one could walk into town fairly easily. We had a rental car, so there was no issue for us. Overall, the Tulum Luxury Villa is a great place to stay with wonderful hosts, but it's less than ideal location gave it 4 stars instead of 5. However, the price was very reasonable for the quality of the accommodations, so consider renting a car for the money you will save on lodging in Tulum.

Yes we are a 10 minute drive from the beach, so versus beachfront we are not ideally located "on the beach", but we also offer a lot of luxuries and in-town conveniences with shopping and restaurants you just can't get on the beach! Being mobile in Tulum is a good thing as there is so much to see and do in the area, much of which is beyond biking and walking distance.

We spent Christmas and New Years in Tulum this year. Ron was an excellent host and very accommodating! He had an amazing book of recommendations, but was also available to answer questions about where to go, what to see, and when. He also made the suggestion of renting a car, since house is about 10-15 min from the beach. Driving around Tulum was really easy, and it was nice to spend the day in the sun and be able to drive back and enjoy modern accommodations. We had so much fun in Tulum, I'd highly recommend this place!

My wife and I have been visiting the Yucatan for many years and when we discovered the Tulum beaches we started thinking about a plan to live down here part or full-time.
