Welcome to Kyoto!
My private apartment is superbly located in the center of Kyoto and very convenient for sightseeing. It is 6 minutes on foot to two train stations, Omiya (Hankyu Line) and Shijo Omiya station. It is only 3-4 minutes by train from Omiya to Kawaramachi where you can walk to Gion & Higashiyama area to see old Kyoto. Arashiyama, historical western district of Kyoto, is easy access by Kyoto Keifuku Tram Line, 6 minutes on foot. There are many must visit places in Kyoto but Arashiyama is my favorite place. I personally recommend spending a good full day there. For example, World Heritage listed Tenryuji temple has a really lovely Japanese garden and an amazing dragon painting. The famous bamboo forest and Okochi Sanso Villa with tea tasting experience cannot also be missed. There are a plenty of little cafe, shops and restaurants and you may find your own hidden places. If you prefer to travel by bike, there is a rental cycle nearby with good value. The train also directly goes to the center of Osaka (Umeda station). If you come from Kyoto station, it takes only 3 minutes by JR Line to Tanbaguchi then walk about 11 minutes to check in.
Near my apartment, there are also frequent buses available and they are going to the most of popular places in Kyoto. Both Nijo Castle (World Heritage listed) and Nishiki food market are also in the same area.
The place is approximately 22 square meters, and has almost everything you need, such as small kitchenette with cookware, plates, bowls and cups, kettle, microwave-oven, fridge and hair dryer. Two persons sleep on the folding beds with futon so ideal for two persons. The apartment may accommodate the third person who sleeps on the floor with futon. Linen and towels are also provided.
Portable Wifi is available.
The washing machine is for exclusive use.
The room is sunny, neighbourhood is very quiet and safe, so you will have a peaceful time when you do not go out for sightseeing but the location should keeps you busy outside.
There is a variety of restaurants near train stations. There are supermarket, 7/11s, grocery shops and liquor shops within walking distance.

Our experience started terrible since the room had not been cleaned (for ages?) and the beds smelled. We ended up cleaning ourselves to an acceptable level and accepting Hana's apologies, efforts and a refund to make things right. The apartment is a bit small for 2 and a child, but it's got great potential. As soon as Hana has replaced the shower curtain with mildew and smelly futon sets (that was her intention) all it needs is thorough cleaning and some extra care for details, like an extra shelve to put your own stuff there. The location is indeed perfect. The washing machine and plenty of space to hang the laundry to dry on the balcony is very convenient especially when you are staying a bit longer.
Hana was very responsive and glad to receive feedback. She also helped us out with a specific question, which was great.
So, if you haven't booked yet, make sure the cleaning has been done and the beds and shower curtain have been replaced before you make the booking. Then you'll have a great experience in wonderful Kyoto.
We never met Hana and had a self check-in. The location was fine but as stated by another reviewer, the directions provided were incorrect about the west/east directions for exit 2 and 4 so we took the wrong exit and ended up being lost for a good extra 30 min trying to find our bearings (so beware and take exit 4 not 2!).
Also the apartment was NOT as clean as it should have been. There was a lot of dust and even some stains/crumbs on the surfaces, including the kitchen and bathroom. The kitchen sink and bathroom areas also had an unpleasant smell. There was a little bit of mold or some blackish stain on the shower curtains as well :( Would have been a good apartment if it had been more clean.
Nice that the mobile wifi was provided but the device was finicky. I had to finagle the sim card and take out the battery a couple of times before it would work correctly each time when turning it on.
Good clear directions & accompanying notes to get to Hanna's place. Unit in a quite part of town & well serviced by bus. Fine base for a day or so. Good to have WiFi access.
I stayed 2 night in hana's house. But it was bad experience. When we arrived at the flat, we felt cold. Bathroom also was cold and smell like pea. Inside of Cupboard was dirty. The kitchen and room smelled badly. I can't describe towel color. It was gray mixed purple. And bed linens are dark brown. I could not check if the sheet was clean or not. there is no restaurant near the flat, Only one convenient store. I often woke at night because I felt very cold. So I moved to near hotel at half the price. Except the airbnb reservation, I'm really satisfied everything of kyoto for 5days.
Hana's listing was just as described. My only problem is that the directions she provided us to walk to the apartment from the train station was wrong. The typo (exit 2 was the exit, not 4) caused me and my sister to walk around circles in order to find the place. Luckily, a few locals were able to help. The kitchen smelled a little, I don't know of what but it was not pleasant. The train station was close to the apartment, about a 8-9 minute walk and there were restaurants, convenience stores, and supermarkets around. The train near the apt. was the Hankyu line and it took us straight to Osaka (40-50 min. ride), so that was nice. I thought it was nice that the apt. comes with umbrellas and garbage bags for recycling. There was also 2 beds, so me and my sister slept well.
We stayed for four nights and the apartment was perfect for two people. It was clean, well maintained and just as described. Communication with Hana was really easy from the start. The place quickly became our home in Kyoto!
