This clean and comfortable flat is located in a bustling city centre location right next to Edinburgh University and the city's Old Town. The flat is adjacent to a variety of great places to eat and explore during your stay.

First of all, I will mention the negative things in my opinion about the apartment to be very clear about it and avoid any negative review. The apartment is in the third floor but it is absolutely fine for anyone to use except only very elderly people. The entrance is not being taken care of until now but I am changing this in the next few days and will put some nice flowers and nice things to welcome guests.
If you are looking for a nice warm apartment in the heart of Edinburgh that is also near all the beautiful landmarks of Edinburgh then this is the right apartment for you.
This is a 2 bedroom apartment , with one bathroom, and a living room attached to the Kitchen. It is very nice apartment and looks new
The following landmarks are 2 to 10 minutes walking from the apartment:
Surgeon's Hall, Royal College of Surgeons in Edinburgh, Edinburgh Central Mosque, University Of Edinburgh, Edinburgh Festival Theatre, National Museum of Scotland, Archer's Hall, Queen's Hall, Greyfriar's Kirk. Cowgate, National Library of Scotland, Teviot Row House, McEwan Hall and more. In other words, this is the best location you can find in Edinburgh if you are looking forward to see Edinburgh. Furthermore it is located 10 minutes walking from the Edinburgh Castle and 15 minutes walking from Holyrood Palace, where the Queen stays on her trips to Scotland.
Supermarkets (LIDL, TESCO, POUNDLAND, FARMFOOD, Scotmid and Cooportative), cafes, pubs, restaurants and famous shopping centres are all moments from the flat.
It is very suitable for people who would like to have a nice view and have a good experience in Edinburgh and to be able to see the landmarks of Edinburgh.
The apartment is situated on the third floor of a traditional Old Town apartment building with a spiral staircase. The bedrooms of the flat overlook the bustling street below and the front door of the flat is located down one of Edinburgh's traditional closes, which are spread throughout the city's Old Town.

If you are planning on staying a few days, go ahead and book if the calendar shows your dates are available. However, if you are thinking of staying longer we are able to offer discounts for stays of more than week.
You will have full access to the flat to this lovely top floor flat. You will have the use of the flat screen TV, WiFi, full kitchen and shower over tub and washing machine all to use as and when you need.

This flat is located in the Old Town. The flat sits in the heart of the action with your choice of places to eat and drink just outside your door! There is also a selection of supermarkets across the street from you if you fancy staying in for your dinner.
There is no need to use public transportation while staying in this flat but if you decide to explore Portabello, the Shore or anywhere else in the Lothians you are sitting on an excellent bus route with buses that take you anywhere in/outside of the city!
The number 35, which goes to the airport is just 2 blocks from the flat on Chamber's Street or South Bridge.
Read the house manual (Very important)
-Please keep everything tidy and clean.
-No parties are allowed.
-No pets are allowed.
-No smoking is allowed inside the flat.
This flat has a very quiet neighborhood, so we expect the same from you during your stay.
-If the flat receives any letters, please put them aside until we pick them up after you check out.
-If the number of people staying is more than what is booked, please ask permission from me first.
-On check out day, please ensure that everything is tidy and clean. Make sure that the fridge is doesn't contain any of your used foods and please take the rubbish out to the black bins on the street in front of the flat.
I stayed here for two nights with a colleague over the Edinburgh Festival. The location is great for the festival- right near Nicholson Square and close to most of the major venues, the train station and the University. Hany was very helpful, accommodating and pleasant during our stay. We didnt spend much time in the flat itself which was probably for the best. It's warm, dry, conveniently located and comparably inexpensive.... But that's about all you can say for it as it's not particularly cozy or comfortable. We got the impression that it was probably a basic student accommodation which is put on Air bnb off term time and during the festival in order to make a bit of extra cash- which is fine, but it could've been cleaner, and it could also really have done with a few basic amenities (hand and tea towels, a double lock on the front door, and a bath mat in particular- the food left in the house as "amenities" was also half eaten...). My bedroom had a bare mattress leaning up against the wall which really could be stored elsewhere. In truth, I wouldn't recommend staying here for a romantic weekend or personal vacation where your intention is to spend any significant amount of time in the flat itself, but for our purposes (and given that it was being paid for through work) it worked absolutely fine and the positive aspects of our stay were definitely boosted by Hany's friendliness and the convenience of the location itself. Stay here in the festival, certainly, but know what to expect before you arrive and you won't be taken by surprise or disappointed.
We had a fantastic time staying in the flat during the Edinburgh festival. it's in a great location close to the action and everything you could need is nearby.
The flat isn't luxurious but was fine for the price, the the host was helpful including offering to look after out our bags as we arrived in town way before the previous guests had checked out.
Nous avons été très déçu par l'appartement. Son aspect sanitaire était très discutable. Nous n'avons pas osé utiliser la cuisine. La salle de bain était également en mauvais état et sale.
Le quartier, bien que proche du centre ville, ne m'aurait pas permis de laisser sortir mes filles de l'immeuble seules.
Les photos, certainement réelles sont trompeuses.

Flat was fine with an excellent location. Bare necessities only, no frills. Flat could use a bit of TLC (bare mattress leaving against the wall of the spare room and broken mirrored etc). Amenities could be a bit more generous (soap?)

El apartamento está muy bien ubicado. Se puede llegar a pie a todas partes. :) Estaba limpio y los cuartos son amplios. Ideal para 4 personas. Al llegar hablamos por teléfono y nos indicó cómo abrir la puerta (la llave estaba en una caja de seguridad).
